Turn Your Old Home into Your Dream Home A S T E P - BY - S T E P G U I D E T O R E M O D E L I N G Deciding to remodel your home goes beyond being unhappy with the way it looks. And, finding the remodeler that’s right for you is the key to a positive experience and achieving the result you want—your dream home.

Even the best remodeler can’t provide solutions when you haven’t figured out the problem.

∙ Examine your family’s lifestyle. What fits how you live in your current home? What doesn’t? Make a list and then prioritize it. ∙ Take a good look at your home, your lot, and your neighborhood. What needs to be updated or repaired? Do you have room to expand? Will property values in the neighborhood support your planned improvements?

∙ Figure out how much you’re willing to spend. ∙ Keep a file of pictures and articles from Remodelers Showcase entries, social media, and magazines to get ideas about styles and features you like. ∙ Meet with a lender to discover your financing options and limits.

For most families, working with a design-build remodeler (a company that handles everything from design to final construction) or a remodeler that has a good working relationship with an independent architect or designer will serve their needs best. Unless you have construction experience, letting your remodeler coordinate the entire job leaves less chance for problems and errors.

Start by narrowing your search: ∙ Tour the Remodelers Showcase to see actual remodeling projects and talk to the remodelers in a no-pressure environment. ∙ Visit ParadeofHomes.org to see pictures of the remodeled homes on the tour, view inspirational photo galleries, and get a complete listing of our professional remodeler members. ∙ Get referrals from friends, neighbors, and relatives.

∙ Ask for examples of past projects and how much each project cost, especially those that were similar in scope to what you hope to accomplish. Tell them what you want, your total budget, and show them your wish list. ∙ Make sure they are licensed and find out what kind of insurance they carry. Also, ask about subcontractors that will be involved.

∙ Look for reliable professionals with credentials like membership in Housing First Minnesota or other reputable organizations. These organizations require members to uphold a stringent code of ethics and quality standards.

∙ Get names of past clients and contact them to ask about their remodeling experience.

∙ Make sure they have experience in the type of remodeling project you have in mind.

Trust and communication are key. So, choose the remodeler with whom you feel most comfortable. You’ve checked out their credentials, asked about their experience, talked with past customers, and discussed your budget and your remodeling dreams—now you should be able to confidently choose the remodeler that is right for you.

∙ Make sure they explain all aspects of working with them—payment and budget requirements, what to expect during construction, scheduling, selections, how they handle changes, and how they handle unforeseen problems.

∙ Make sure your personalities and communication styles mesh. If you don’t feel comfortable with them in the interview, you probably won’t feel comfortable with them during your remodeling job.

The first meeting at your home with the remodeler’s designer will likely include:

Once you’ve selected the right remodeler, the next step is to make sure you provide all the information your remodeler needs to put together your plan.

∙ Describing in detail your needs, wants, tastes, and budget. ∙ Examining your current home’s structure, layout, and materials. ∙ Finalizing all the business details—financing, contracts, payment schedules, construction schedules, and living arrangements during construction.

In any remodeling project, there can be serious but hidden problems that can add significantly to the cost of remodeling, especially in older or previously remodeled homes. At this point, your remodeler may want to poke a few holes in the wallboard so they can get the full picture of your home’s needs. But remember, sometimes the problems are so well hidden that there’s just no way to tell until construction is underway. This is the time to make sure you and your remodeler discuss the potential for these problems and how best to budget for them.

Next, your remodeler will begin putting plans on paper. For some projects, the remodeler may draw a rough sketch right at the first meeting, but don’t count on it, especially if the project is very complex. Sometimes you’ll see several sketches before the final plans are completed. In any case, you’ll want to allow your remodeler enough time in the design process to assure that you get what you want. This is also the time when you’ll likely need to select materials (like appliances, lighting, tile, cabinet styles, etc.) to include them in the budget. Remember, the planning phase is critical. You can be sure that changes you want to make once construction has started will always cost more and consume more time. At the end of the planning stage, you’ll be rewarded with a set of working drawings, a price, a construction schedule, a contract, and be ready to begin a construction phase that will be as quick and easy as possible.

This is the story of a growing family who embarked on a renovation to turn their home into their dream home—literally rebuilding the house from the ground up. The foundation is the lasting legacy from the original humble Edina rambler in a superb neighborhood near 50th & France.

there in the design—and another year of making that happen.” Together, they took the 1,000-square-foot rambler with three bedrooms on the main level to a four-bedroom, two-bathroom twostory home—about 2,300 square feet, all told—with bedrooms and bathrooms upstairs and living space downstairs.

When the homeowners first approached Jkath Design Build + Reinvent, they were a family of five, but soon learned they were expecting one more. With the birth approaching and a 6- to 8-month estimated relocation time, they waited until the baby was born and settled to actually begin the demolition.

“She had a really specific vision of what she wanted,” Miller says of the client’s vision for a modern farmhouse build. “She made quick decisions and moved on to the next thing—probably a product of being a mom with four young kids! She doesn’t have a ton of time!”

“A big project requires a lot of thought and time and redrafts—selecting and reselecting,” says Jkath designer Katie Miller. “It was a good 18 months getting

“She really prioritized an open floor plan on the main floor,” Miller says. Jkath designers were able to completely reconfigure the first floor, creating an open kitchen and adding a mudroom and pantry, a powder bathroom, and a three-season porch in a flow that made sense for coming in with groceries and shepherding kids through the house. “Having those capabilities to be human in your home, but also have a beautiful home at the same time was a real win,” Miller says. Jkath used their in-house cabinet shop to create custom detailing throughout the home but examples abound on the first floor, beginning with the mantel-style hood over the range in the kitchen—which is paired with easy-reach shelving for go-to spices. (A fireplace mantel in the living room matches.) A unique bi-fold door in the pantry allows for the hinges to disappear into the wall when open. Cubbies in the mudroom help stow kid gear in any season. Custom paneling and a perfectly fitting vanity in the powder bath warm the space. “Storage, storage, storage,” says Miller, laughing. “Everything has as much purpose as possible, as well as good looks on the outside.” While some companies outsource the design aspects, Miller says that having both in-house means “everyone speaks the same language,” which allows them to overdeliver on their design promises. Finally, engineered whiteoak flooring creates continuity underfoot, and a mix of brass finishes add sparkle to a sophisticated, neutral background. Upstairs, Jkath created an airy oasis of an owners' bedroom and bathroom, with a large walk-in closet to cut clutter. A custom chevron-patterned track door opens into a soothing gray-and-white marble tile bathroom, with a custom double vanity painted in grey. In keeping with the first floor, touches of brass hardware and lighting fixtures add sparkle. Natural light was a top priority throughout the house, which is framed by black grid Marvin windows and helped along with a mix of tone-on-tone white and light gray paints. The black grid windows stand in a pretty, graphic contrast to the white walls throughout the first

floor, and French doors open out onto the front porch from the dining room, providing an almost al fresco dining option. Choosing furniture with a variety of fabrics in a variety of colors and textures keeps the space from washing out. But the single decision the client is happiest with? The exterior, a James Hardie siding that can weather the Minnesota climate extremes—in sweet basil, a mellow green that stands

“We took a chance and ordered it, and she’s thrilled with the color,” says Miller. “Even the neighbors have mentioned they like it.” Additionally, oversize windows, a covered porch, and vertical siding add dimension and depth to the front of the home.

“It really exceeded even our expectations,” Miller says. “We were really excited watching the details coming together on paper, but at the end of the day, you can’t actually visualize it until you can touch, see, pull things out, run your hands over the countertops, and relish all the different finishes that come together."

And now that all the pieces are in place—inside and out—the family has moved back in.

After daily site visits from the family, this huge passion project has come to fruition.

that many of our clients are looking to incorporate into their projects these days. In addition, homeowners want outdoor spaces that are highly finished to serve as an extension of their home.” According to Jason Fabio, president of Ispiri, families are requesting outdoor

environments that are extensions of their homes. This includes full kitchens with large 48” natural gas grills, cooktops, refrigerators, ice makers, and trash pull-outs. Fireplaces to gather around and spend time with family, pools to replace the cabin drive up north, and lighting to accent all the beautiful natural landscape features are all soughtafter remodeling features. “Designs are incorporating building materials that look great and natural in the backyard environment but also are easy to care for and last a long time,” Fabio says. For example, a new countertop material, Sintered stone, has been engineered recently with the outdoor kitchen in mind.

“It is very durable and requires no maintenance,” Fabio says. “Cabinets that are made out of materials that are engineered for the outdoors are also hot trends—they look like real wood, have the beauty of an indoor kitchen, but are made with materials that don’t warp, split, or fade like real wood does. This provides the beauty of real wood but not the maintenance and headache of using real wood.” Lake Country Builders utilizes many outdoor features like patio pavers, retaining walls, plantings, and freestanding outdoor structures, such as pergolas, to create the feeling of a “room” with more of an outdoor connection than a deck or a porch. “A good landscaping plan can create multiple room-like spaces within a yard to support a variety of different functions, like gathering around a fire pit, dining under a freestanding pergola, lounging in a tent-like structure, or walking through manicured gardens,” Aldecocea says. Andrew Schmidt, co-owner and CEO of AMEK, Inc., agrees that Minnesotans are craving time outside—preferably right at home. “They especially want to maximize the enjoyment of their summers and beyond which involves outdoor living spaces like screened porches and decks. For our clients, maximum value comes from creating outdoor spaces that encourage sharing them with others,” Schmidt says. As such, the AMEK team is seeing a resurgence in porches, which extend indoor living spaces and provide homeowners with the sense they are escaping to a new place.

“Recently, we’ve designed several three-season porches which give you the outdoor experience without dealing with mosquitoes—getting you closer to Minnesota perfection,” Schmidt says. In addition, when remodeling outdoor spaces, Aldecocea says homeowners are looking for low-maintenance spaces that are ready to enjoy without too much work. Composite decking materials, aluminum and glass railings, natural stone and cultured stone materials, stamped concrete, and patio pavers are all low-maintenance surfaces that fall in line with this idea.

A screened porch, deck, or paver patio area can be a significant investment, so for homeowners looking for less expensive remodeling options, they should consider creating a space with a portable fire pit and some comfortable furniture. “If you have an old concrete patio that needs a refresh, you can cover it with interlocking deck tiles to give it a new look,” Aldecocea says. “And strategically placed fence panels can be installed as ‘walls’ that define views or create privacy. Combine that with some plantings, and you have the makings of an outdoor room.”

An earth-toned welcome mat helps to draw attention to your front door, while a painted chair or bench allows visitors to easily put on or remove shoes.

Here, an interior designer shares six tips for a seamless transition from summer to autumn.

2 P R E P YO U R M U D R O O M A N D E N T RY WAY. Sunny summer days are replaced with fallen leaves, rain, and sometimes snow come fall. Protect your floors from the elements with a low-maintenance, machine-washable rug, with a waterproof rug pad underneath for added protection from wet shoes and boots. Ensure there are ample hooks and storage space for seasonal gear like coats, hats, and gloves, and complete the look by dressing up benches and built-ins with cushions and throw pillows.

3 L AY E R YO U R L I G H T I N G . “Just as we layer our clothing to prepare for the colder weather, fall is a great time to layer the lighting in your home in preparation for those shorter days,” says Kraemer-Johnson. If possible, add dimmers to overhead lighting or consider using lamps that are compatible with three-way bulbs. This way you can control the amount of light throughout the day depending on what you’re doing. “The brighter light is great for reading or completing tasks while the low light settings create an ambient glow for a cozy night in watching a movie,” she adds.

A basket stocked with blankets in lounging areas adds an inviting touch.

6 S E T T H E TA B L E F O R G U E S T S . With the holidays around the corner, entertaining is top-of-mind come fall. To create a warm, inviting atmosphere for friends and family, change out hardsurface chairs for upholstered or slip-covered seating options. Building Futures Through Housing The Housing First Minnesota Foundation has a 25-year history of building safe housing for those in need. Throughout Minnesota, there are people in crisis and in dire need of housing. An estimated 19,600 Minnesotans experienced homelessness on any given night in 2018, according to Wilder Research’s 2018 Minnesota Homeless Study. That’s why for 25 years, our Foundation has partnered with other housing and shelter nonprofits to build and remodel transitional housing for Minnesotans. The Foundation leverages the talents and resources of builders, remodelers, suppliers, and volunteers to create dignified housing for people in crisis

in the community. With more than 55 community build projects completed and over 80,000 square feet of new and restored housing created, these partnerships have provided hundreds with the critical component needed to move from homelessness into safety and stability. In addition to creating life-changing housing, the Foundation has awarded more than $100,000 in scholarships to students to help them further their education and career goals within the residential homebuilding industry.
