THREE REASONS TO CONSIDER REPL ACING

Your Windows & Doors As the leaves begin to turn, now is the right time to take a good look at your windows and doors. Check them for damage, leaks (air and water), as well as general wear and tear. For some of you, that may mean completing minor repairs and adding new caulk or weather stripping. But for others, it just might be time to think new. Certainly, broken or poorly working windows and doors are obvious signs that they should be replaced, but that’s not the only reason to consider replacement:

1

SAFETY AND SECURITY

New windows and doors are designed with safety in mind. Window opening control devices (WOCD) are available on many Marvin windows to provide child safety control for upper story windows. Even better, the Marvin Lock Status Sensor can connect your windows and doors to your automated security system or app to notify you anytime a window or door is breeched.

Marvin is always our first recommendation on any project. They offer all the types of windows and features we need, the workmanship is excellent, plus their service is always great. They’re everything you’d want from a window supplier.” – JOHN BOYER, BOYER BUILDING CORPORATION

Our company is a big believer in installing only the highest quality products and Marvin windows and doors certainly fit that mold. We highly recommend using their products to our clients and the Marvin products are always one of the standout features of our projects.” – RYAN SEIFERT, OWNER, CYCLONE CONSTRUCTION

When selling your home, new windows and doors provide an average 73 percent return on your investment, higher than most other interior renovations. You can also achieve impactful changes like bringing in more light, better framing a view or adding a new architectural style or finish color.

CO M F O RT

Today’s windows are engineered using the latest technology to maintain your home’s temperature whether it’s mid-summer or the dead of winter. At Marvin we take on that challenge every day, pushing the limit for industry standards and bringing you unprecedented performance in every one of our products.

We use Marvin Windows for the majority of our projects. We can order exactly what we need and we know we won’t have any issues now or down the road. Marvin stands behind their product. We love using their venting picture windows.” – MICHELLE BYERS AND RON ZACK, STRUCTURAL DIMENSIONS, INC.

Learn more about our products and our promise to our customers at Marvin.com Marvin Windows and Doors is a privately held family-owned Minnesota company built on an old-fashioned code of honesty, hard work, and service to their neighbors. They’re known for craftsmanship and a rich legacy of producing high-quality and innovative products that are a result of the talents and entrepreneurial spirit of the people who work there. Today, Marvin is one of the world’s premier window and door companies.

inside

When you step inside one of the 55 incredible projects on the Remodelers Showcase, you get the opportunity to see what real Minnesotans are doing to transform their homes into spaces that fit their lifestyles. It’s your chance to meet and connect with remodelers that focus on the details that make a house a home. One of the best places to find remodeling inspiration is straight from the families that have gone through the process themselves. These homeowners were right in your shoes at some point: They loved their home and their neighborhood, but the layout was no longer functioning or the style felt dated. Our cover family and other real family stories (pages 12-19) are a great place to start! Their stories never cease to amaze me: The collaboration of remodeler and homeowner to keep the charm of the old, while creating a functional, updated space to enjoy for years to come. Our two Dream Remodeled Homes are sure to be stops you won’t want to miss (pages 26-28). These whole house remodels are not only stunning, but you’ll be giving back to the community when you tour. A $5 entry fee to these two homes goes back to the BATC-Housing First Minnesota Foundation, which creates and remodels facilities for veterans and the homeless. There’s tons more inside the pages of this book. Our Style Section (pages 3338) features the absolutely breathtaking designs from the remodeled homes on this summer’s Artisan Home Tour. And don’t forget to read through all the special events found on our Calendar of Events (page 20) to help you plan your route when you head out to tour. And if you love finding new ways to reinvent your home all year long, I encourage you to follow us on social media and sign up for our monthly newsletter. We’re constantly sharing the latest work from our members and would love to have you join us. FOLLOW US ON SOCIAL

1 Check that the contractor is licensed or registered in Minnesota. Contractor license and registration oversight is through the Minnesota Department of Labor and Industry. Use their quick license lookup tool to confirm the company you’re interviewing is licensed and has no complaints against them.

3 Check online that the company is an actual business (a PO Box for their business address is a cue to dig deeper). The Minnesota Secretary of State provides a quick lookup tool.

2 Discuss payment carefully. When a company insists on payment up front, think twice before hiring them.

4 Only do business with an actual contract in hand, and read it carefully. These days, doing business on a handshake isn’t always wise.

ARE YOU WORKING WITH A

Professional? Make sure the firm you hire pulls a permit from your city for the work they do, and if they ask you to take this step, make sure they have a good reason.

5

Ask for and contact several past customers. Find out how the job went, where the customer found the company and if they would use them again.

And, if you’re hiring a professional to repair storm damage or other problems covered by insurance, make sure any company you hire is knowledgeable about working with insurance claims. You may want to talk to your insurance agent about the company you plan to hire before signing an agreement, too.

A

Radical

CHANGE

WRITTEN BY LAURA BURT | REMODEL BY REVOLUTION DESIGN AND BUILD PHOTOS BY MEGHAN DOLL PHOTOGRAPHY

Lisa and Eric have lived in their traditional Colonial home in Minnetonka for over a decade, but the segmented layout felt dated. They dreamt of a sun-drenched kitchen and a warm, inviting space to make lasting memories with their family — so they made their dreams a reality.

When Lisa and Eric bought their 1960s home back in 2007, they fell in love with the lot and location. As their family grew, they filled their home with memories and special features for their active lifestyle. Eric built a tree house, hockey rink and swing set in the yard for their three children. Plus, they added a zip line and ninja ropes for even more outdoor fun. Now, more than a decade later, the home still had plenty of space for Lisa, Eric and their children, Elizabeth (11), Colby (9) and Brady (7), but the layout just wasn’t working. A large formal living room ran the width of the house and the formal dining room was rarely used. In their traditional Colonial home, the kitchen and family room, where the family spent most of their time, were in the back of the house and felt closed off from the rest of the space. “Our home felt very segmented, and

we felt like we didn’t use 75 percent of the main floor,” explains Lisa. “Since our home is south facing, the back of the house, which had the kitchen, got no natural light.” The family loved the community and the neighbors they had gotten to know over the years. Plus, large trees and hills surrounded the home, they loved having all four bedrooms on the upper level, and the location was convenient for both Eric and Lisa’s work. So rather than move, they decided to create a new layout that took advantage of the space they already had. Eric and Lisa visited various remodeling shows, so when the time came to choose a remodeler to partner with, they knew just whom to call: Revolution Design and Build. They had known Rob Aldecocea, partner at Revolution Design and Build, for years and had toured many of the remodeling company’s past projects.

MAKING MOM AND DAD’S HOUSE

Their Own Home WRITTEN BY WENDY DANKS REMODEL BY NEW SPACES

As luck would have it, Steve and Lindsay were able to purchase their 1926 St. Louis Park home from Lindsay’s parents five years ago when their son, Liam, was still a baby. They loved the location and the

BEFORE

fact that they’ll get to raise their kids in the same home Lindsay knew as a child. “It’s a nice home with great character, a central location and in a good safe neighborhood,” Lindsay explains. “And there was still a lot of the original craftsmanship from the 1920s, and a pool in the backyard.” Fast forward to 2017, add in daughter Lilly who just turned 4 years old, and the couple decided it was the right time to have a home that functioned better for their family’s needs. First, they set about reviewing their options. There were so many things they loved about the home, but definitely a number of things that just didn’t work. “The kitchen was the big driver for us to decide to make a change,” says Steve. “It’s a small cramped space that’s not functional for our lifestyle. And the entry was so small that we were tripping over each other.”

As far as a renovation of an almost 100-year-old house goes, it’s been pretty seamless.

A Modernized MIDCENTURY MODERN WRITTEN BY WENDY DANKS REMODEL BY PUUSTELLI USA

Like a lot of families, Stephanie and Tom bought their home with the intention of updating it at some time. The young family of four (son Liam is 6 years old and daughter Sophia is 3 years old) plus two dogs, Bosco and Cooper, bought their West St. Paul midcentury modern split five years ago. By last year, they’d lived there long enough to know what

That was when Puustelli presented a proposal that made up their minds. “We kept in contact with Bjorn, who was able to keep the scope of what we wanted and delivered on the vision and value,” Stephanie says. The project was on.

Both she and Tom loved the clean lines and the quality of

→ With plans in place, the couple took on their own demolition to make sure they could get the final project they wanted. Demoing was in their comfort zone, and as Stephanie states, “we also liked to have our hands in the mix.” The design and construction phase reaffirmed that they had chosen the right remodeler for them. “They really listened to what we had to say,” says Stephanie. “If something was too modern or we wanted to highlight a particular area, they were accommodating. We really collaborated well together.” The final result was just right. “Our house was quite open

and spacious to begin with,” Stephanie says. “And, we wanted to maintain the circular flow of two staircases from the entry solarium which spans the entire width of the home. “We wanted more space for the kitchen while opening things up,” she continues. “We didn’t want to close off either of the stairwells.” The home also had a lot of windows for natural light and great views. Adding a pantry meant they could keep all their windows. And, reorganizing the layout by shuffling the kitchen, dining and living spaces ensured they got the modern kitchen they craved while creating great spaces for family living. In the end, everything worked out perfectly. “I love that it’s new yet doesn’t stick out from the rest of the home,” Stephanie emphasizes. “It fits our style, and our eclectic mix of belongings. A B E A U T I F U L P L A C E F O R D I F F I C U LT W O R K In the first half of 2018, the BATC-Housing First Minnesota Foundation/HomeAid Twin Cities transformed eight apartment units for Avivo. Initially, plans were in place to complete the first four apartments in 2018 and the remaining four apartments in 2019. But after the first four were completed, our foundation knew it was important to adjust their timelines and renovate the remaining units as soon as possible. Working with some incredibly generous build partners, Crystal Kitchen Center, The Kingdom Builders and Soderberg Apartment Specialists, all eight apartments in the brownstone building were completed in 2018.

I N PROG RESS

The renovations included new cabinets, appliances, lighting, flooring, trim, fresh paint and fully remodeled bathrooms. This Avivo apartment complex is home to women and their children who participate in Avivo’s family treatment program. Housing is critical for mothers to focus on recovery, go back to school, and find employment. The major renovations to these apartments will provide a better quality of living to help Avivo’s women and children achieve their goals of life-long wellness and success.

A F T ER

“I can’t even say enough about the importance of this remodel,” said Kelly Matter, president and CEO of Avivo. “Women are living with their children here and working really hard at recovery, at career training, and at getting back on their feet. This housing allows them to do that. This housing raises the bar in a way for these women that is essential. It is a difference-maker.”

The first half of the project was completed with build partners The Kingdom Builders and Crystal Kitchen Center. BATCHousing First Minnesota Foundation/HomeAid Twin Cities celebrated the completion of the first four units in April. “The quality of this renovation elevates our apartment homes to an entirely different level,” said Matter. “These homes will help increase the wellness of the families we serve as we provide housing that’s critical for mothers to succeed at recovery.” And the women that live in the apartments couldn’t be more grateful for the work that has been done. “I think that’s an important thing, to be able to be somewhere that feels like home,” said Diamond, one of the residents living in the apartment. “When you’re working so hard in recovery, it

Phase 2:

The BATC-Housing First Minnesota Foundation along with build partner Lennar kicked off the construction of a second home to be donated to the Minnesota Assistance Council for Veterans (MACV) with a special groundbreaking in April. Organization leaders and elected officials joined together to celebrate the construction of the new home in Maplewood.

BUILDING BLITZ

Soderberg Apartment Specialists stepped up as the build partner for the four remaining units in the building. With their expertise in remodeling apartments on incredibly tight timelines, they were able to finish all four apartments in less than a week.

The Maplewood lot for this home was donated by the Minneapolis Area Association of REALTORS® Foundation. The five-bedroom home will be used by MACV to house homeless female veterans, a population of the community that MACV says is in growing need. The home is scheduled to be completed this fall.

“We thought we would potentially help Avivo renovate these units next year, but then Soderberg Apartment Specialists stepped up and said they could get it done in just four days,” said Bob Bennett, manager of the BATC-Housing First Minnesota Foundation. “We are thrilled that we will be able to do this for the residents that are living in these units.” “As happy and as thankful as I was to move into my apartment, I was so glad when they started to do the upstairs so the other girls could feel the same thing we felt,” added Diamond. The BATC-Housing First Minnesota Foundation/HomeAid Twin Cities celebrated the completion of the final four units this May. Thank you to all who made this project possible!

Make a Gift:

Lennar helped the BATC-Housing First Minnesota Foundation complete a similar home for MACV last year that was built for homeless veterans along with their families and was featured in the 2017 Fall Parade of Homes.

Green Remodeling Made Easy Minnesota’s Green Path is a common sense, affordable green certification program that can ensure your newly remodeled spaces will save you energy dollars while being kind to the environment. Like our Green Path new home energy testing and certification program, Green Path for remodeling assures homeowners the veracity of the green construction through third-party verification and documentation. When you ask your remodeler to have your project Green Path certified, you can be assured of an improved level of energy efficiency, better indoor environmental quality, plus thoughtful water and resource management. And to prove it you’ll receive your own Green Path Home Performance Report (HPR).

The HPR will present the energy and green features that were built into your home on an easy-to read one page document. And, if a blower door test was performed, the HPR will also include its Home Energy Rating System (HERS) score.

R1 CARDINAL REMODELING, INC. Bathroom, Bedroom, Great Room/Family Room, Lower Level, Theatre WOODBURY

3358 Windmill Curve 651-739-8033 www.cardinalremodeling.com

For this beautiful basement remodel we knocked down two walls to create an open theater room with a built-in professional AV system. This was accomplished without sacrificing the functionality of the existing space. The family room, wet bar and BA were also updated. Heated ceramic floors, a frameless glass shower door and an open-style, custom-crafted vanity are just a few of the new features in the BA. A quick refresh for the wet bar and a heat-zoned fireplace surrounded by custom-built bench seating finishes off the family room. Don’t miss the small details too: stylish luxury vinyl planks to the beautiful stained Alder trim.

R5 ISPIRI, LLC Bathroom, Great Room/Family Room, Kitchen, Main Level WOODBURY

1760 Interlachen Bay 651-578-0122 www.ispiri.com

The homeowners of this late ‘80s home have longed to refresh their main level since they initially worked with Ispiri 10 years ago. It was time to say “Adios!” to the golden oak and welcome the new classic white cabinetry complemented by warm-toned granite and wall paint to achieve a cozy aura. The illusion of additional kitchen space was created by removing a railing dividing the dinette and family room. New hardwood flooring was added to the family room and foyer to match the existing and refinished throughout the main level. The FPL surround and powder bathroom were refreshed to achieve a complete and unified appearance.

The dream of a more inviting main-level space to enjoy their children’s growing families brought forth the perfect opportunity to give this ‘80s home a refresh! The outdated tiled countertops and golden oak cabinetry were upgraded with new maple-stained cabinetry, a large island and dry bar. The wall dividing the kitchen dinette from the family room was removed creating an open concept. The oak wood panels encasing the family room walls were removed, while the ceiling beam and FPL built-ins were preserved and gel-stained to match their new cabinetry. Brand-new engineered flooring finished off this main-level transformation. This ‘90s kitchen was in serious need of updating. Cambria quartz countertops, reclaimed oak accents, and Shaker-style cabinetry stretching to the 9-foot ceilings are a few highlights of this transitional design. Functionality was greatly improved with the addition of a beverage station and a large multi-function island, featuring a microwave drawer and additional seating. New Andersen Windows and L.P. Smart Side siding were installed to transform the overall look of the home.

With an eye to creativity, an underused formal dining and living room were reconfigured to create a warm and cozy kitchen and gathering space for family and friends. Come see how the incorporation of natural woods and stone along with impeccable workmanship and creative thinking came together to create this inviting space. We look forward to working with you to create your vision of house and home.

R18

After raising their kids in their home, these homeowners wanted a “new” home without leaving their beloved neighborhood. JBDB closed off the unused living room creating an office and widened the opening between the formal dining room and kitchen to create an open-concept plan. 5381 Manor Road SE 612-709-0756 www.changingimagesdesign.com

This 1975 split-level home lacked function and design. The living room, kitchen and dining area felt closed in and blocked off. By removing the walls between the kitchen and living room, this home now has an open, bright and larger feel. A huge center island was added to accommodate more seating room and functionality for cooking. That’s not all that was done to this home; the main bathroom, along with the bedrooms were also updated. The master bathroom was enlarged and a pantry was added for more storage space.

This home originally had a small isolated kitchen. We removed a load-bearing wall between the kitchen and the dining room, and installed an engineered LVL beam in its place. We designed, built, painted and installed custom cabinetry that was made in our own in-house millwork shop, complete with quartz countertops. Throughout the kitchen, dining room, and family room, we laminated the ceilings where the old plaster was cracking and skim coated the heavily textured walls. By removing obsolete door frames and arched drywalled headers we were able to create a cleaner, more elegant look.

For this family, improving use of space was a necessity. Starting with creating a mud room with custom storage by removing the separating laundry wall and a coat closet enclosed by a barn door, which ties into the family room’s new wood-accent wall. The wall separating the kitchen and dining room was removed allowing for a new 12’ island. A built-in banquette in the dining room offers additional storage and seating. Exposing and refinishing the staircases created openness from front to back of the home. This transformation was completed by a powder bath refresh, refinishing the flooring and all new millwork!

Stillwater area homeowners often miss out on the opportunity to realize the full potential of their home by tolerating damp limestone cellars with low clearances. When remodeling this historic home, we seized the opportunity to lift the house, allowing the creation of a remarkable walkout lower level. The artistic use of reclaimed wood throughout creates a warm ambiance. Many ingenious ideas to see; a one of a kind mud room designed for the outdoorsman, a luxurious bath, a laundry room to die for, AND a kids’ playroom that’s complete with monkey bars and pinball. We’re confident this project will inspire your future remodel.
