The dead of winter is definitely a good time to start thinking about remodeling. For me, it started with the annual notice from our gas utility sharing a neat little graph about how much energy we use when compared with our neighbors (it wasn’t pretty). Follow that up with a week of sub-zero temperatures that had me either layered in sweaters and blankets or feeling really guilty as I turned up the thermostat. On the bright side, our friends at Xcel Energy just sent their top energy-efficiency measures (sees pages 32–33) so I’ll be reading those very carefully. If you live in an older home like mine and want to dump those outsized energy bills, then you’ve come to the right place. Remodeling can definitely help — a factoid I just read is that insulation continues to be at the top of the charts for return on your remodeling investment. According to Remodeling online, nationally, fiberglass attic insulation had a 116.9 percent return in the first 12 months. “The problem is, we can’t bid without very detailed plans and information on pricing,” explains Shawn Nelson, president of New Spaces. “It’s not your usual buying decision, like a car, where you see what you get. It’s a big decision, and your budget has to be integrated right from the beginning. You cannot come up with a design without looking at the pricing of things like cabinets, countertops and flooring. So,” he counsels, “listen to a design/builder because those functions go hand in hand; it’s like having a personal shopper who can offer solutions that save you money.”
“It makes sense to talk to more than one contractor,” opines Nelson. “Ask questions before hiring someone, like in an interview. Don’t hesitate to check out references.” “Talk to people,” agrees Michels. “It boils down to who you’re comfortable having a personal relationship with, inviting into your home. You become roommates, is how I look at it.”

Bryan Ogle, who owns Ogle Construction, emphatically agrees: “You need the design first—well-laid-out plans and specs—on a package that’s apples-to-apples. Otherwise, you can’t compare bids. You need a budget—and not one based, unreliably, on HGTV.” (Look, instead, at Houzz and Pinterest, he suggests.) ”We don’t do bidding unless the project is first designed; otherwise, it’s a waste of our time.”

Andy Michels, of Bob Michels Construction, endorses that credo, too: “Get as much information as possible on paper, through specs, plans and site visits, so the bidding is accurate. Then nothing will be left to interpretation.”
“Here’s what I do,” offers Butch Sprenger of Destiny Homes, “and it works for me. I come out for a quote—not a bid,” he underscores—rather, a ballpark figure. “If that’s okay with them, I draw up plans and specs and gather my subs to visit the project. Then I put together pricing and get back to the homeowner and we sit down and dissect the project.”

“Interview the contractor,” agrees Ogle. “Look at if he’s been around a while, the services he offers. It’s like choosing a Chevy vs. a Lexus—both will get you to California, so balance your dreams with your wants; then, how can we get you there?” Here’s how Sprenger feels about those classic three bids: “If I’m lowest, I say ‘Give it to the other guy.’ I must have

forgotten something. If I’m highest, I’m probably more educated than the others. I like to be in the middle.” Michels cautions against that knee-jerk acceptance of the lowest bid. “Folks come back to me later saying, ‘I should have used you.’ I may charge a little more, but they decide it’s worth it.” “We look out for the client’s best interests,” underscores Ogle,
“because the last thing we want is callbacks.” “When bids come in ranging from, say, $40,000 to $70,000,” adds Nelson, “they’re based on different assumptions of what products you’ll choose. The key is to put those decisions to the prospective client upfront.” Bottom line: Apples to apples is key.

6 STEPS TO STRESS-FREE REMODELING
ONE
Define your Objectives While most of us remodel for more than one reason, start by prioritizing your objectives. For most families, remodeling will involve a number of trade-offs, so make a list of what you want your remodeling to accomplish and what objectives are most important. If you’re remodeling to reduce energy bills and increase comfort, then you’ll know to spend more on good windows and less on the window dressing.

Research Remodelers There are tons of excellent professional remodelers who will do a great job for you, but how do you find them? Start by touring during the Remodelers Showcase. You can meet remodelers and see their work without any obligation. You should also take advantage of the many online resources like Houzz to help you find remodelers that build the type and style of projects that appeal to you.

Determine your Budget and Financing Once you start designing, you’ll be tempted to want everything your remodeler suggests. Create a firm budget before you begin. Talk to your financial planner if you have one, or visit with a mortgage banker to determine what you can spend and how you’ll finance the work. Then remember to keep a little aside for contingencies—surprises behind the walls of old houses are fairly common and may require unexpected repairs.

Interview Top Contenders Once you narrow your prospective remodeler list down, interview them. Give them a rough idea of what your parameters are and your budget to see if they fit your needs. This step also lets you get a feel for their individual communications style and lets you understand exactly how they work. Ask them to walk you through the process—from design stage to completion. Find out who will be on site and who will be your primary point of contact and make sure you meet that person.

Build your Wish List Similar to your objectives, your wish list will help you make choices as you design your new space. Here you can start with photos (the ParadeofHomes. org photo gallery may help, plus Pinterest and Houzz will be excellent resources). Add in products, features, materials and colors that appeal to you. But don’t just put everything into a file, sort through your favorites and denote the importance of each (try three categories: Must Have, Really Want and Wishes and Dreams).

Contact References You’ll likely find one or two remodelers that seem just right. You like them, they have all the right answers, and you just feel good about them. But don’t stop there. Make sure you talk to three or more of their past clients. Ask about their remodeling experience: specifically what their project entailed, were they on-time and on-budget, what was it like having workers in their homes, and why they recommend the remodeler.

BATC Remodeler members are required to sign and agree to abide by a strict code of business ethics and agree to mediation, which BATC will provide should a dispute arise. BATC members are required to show proof that their Minnesota Contractors License is current, and that they have completed a minimum of three major, successful remodeling projects before being allowed to participate in any Remodelers Showcase tour.
BATC provides important educational opportunities, both to maintain their state licensing and to help improve their day-to-day business. BATC makes sure remodelers are current on regulations, building codes, new technologies and the latest products.

Why We Chose McDonald Remodeling Finding the Right Remodeler One could say selecting a general contractor is something akin to looking for a great mate. You spend time dreaming and planning and saving and waiting and pinning (if you’re anything like me) until you’re ready to hand the keys over to someone you trust. This is not something that came easy for me. It’s a decision with huge financial impact and if you’re not careful, things can end badly. I worried about ill advice, inflated rates, our creative vision being compromised, permits— about all of the unknowns. On top of all that, Joe and I watch wayyyyyyy too much HGTV. Ever notice how the general contractor is always the bearer of bad news? Turns out, it’s not at all like that in real life… if you find the right GC.

They listened and took interest in the home’s original charm, but didn’t let it dictate design decisions that made the house more enjoyable to live in. Old houses can take you back in time, but that doesn’t mean you have to live there.
We shared similar aesthetics. We chatted about some of the furniture pieces I had acquired over the years and riffed off ideas for the kitchen.

Improving Flow & Function Before we get into the nitty gritty, I have to preface this post by saying there was plenty to like about our kitchen as it was before we tore out the cabinets and repurposed them elsewhere. The woodwork was beautiful. We had a cute little breakfast nook in the corner. There was some decent subway tile installed. Yet we didn’t buy this house thinking these pros would outweigh the cons: no counter space, awkward layout, outdated appliances. Joe couldn’t even sit comfortably in the breakfast nook. After airing our grievances and deciding renovation was the best way forward, Jim McDonald and I sat down one day for a few hours and decided on a layout that would do the following:

Increase our workspace in the kitchen. By opening up the wall between the kitchen and dining room, we gained a huge amount of prep space with a peninsula.
2 Improve the overall flow of the house. By closing off entry ways and opening walls to create more defined spaces, [the] house would feel bigger than it actually is.
3 Honor the time period the house was built in without compromising on modern living. We kept with traditional cabinetry and finishes so [our] house maintained its character. We injected modern touches through light fixtures, which can easily be updated and swapped out for something more traditional.

Choosing a Color Scheme & Making Selections: We liked white because it’s universally classic, but doesn’t bring a whole lot of personality to the space. Color is more fun, but because the house is so small, we were hesitant to choose a color that would define the look of the entire first floor. Then there was the idea of going all black. It seemed like the best of both worlds—the boldness of color with the neutrality of white. Our biggest concern was if it would make the space feel way too dark. So we pulled some images of small kitchens that used black in a big way for inspiration. I love how sharp and moody these spaces feel, but I was still missing a little bit of color and the warmth of wood. To further aid in preparation, I collected some pieces we knew we wanted in the kitchen and started pulling swatches that complemented these focal points.

It may be an art to create a total remodel true to the intent of a home’s original 1925 architecture, yet produce an original. That is what Tim and Carmelle and their builder, w.b. builders, accomplished in the Country Club neighborhood of Edina. The couple’s first priority was location when they looked for a house to buy and remodel. They lived in in Edina, but loved the idea of walking to nearby 50th and France destinations. They also wanted a home that could accommodate entertaining, family visits, work and recreation.

“We already had a great remodeling experience with Scot Waggoner at w.b. builders,“ said Tim, “so we asked him if we could realistically build our “forever house” with this property. We really started over from the studs out.” It was possible, though it would entail deep excavation and new foundation for an addition and a lower level with 14-ft. ceiling for the family room, exercise/guest room and golf simulator. The reimagined Dutch Colonial with its gambrel roof, curving portico, and two-level columns already has demonstrated stunning curb appeal. Inside, as Tim’s friends say,

R40 Ryan and Leslie TJB Remodeling Story by Fran Howard

When Ryan and Leslie purchased their east Edina home in 1999, they had a toddler and a second child on the way. The three-bedroom, four-level split home worked well even after their third child was born—but only for a while. “The three bedrooms were adjacent to each other and the bathroom was in the middle. It worked great when the kids were little, but when they became teenagers, it was not so good,” says Ryan. The lack of privacy, a leaky pipe in the main bathroom, and a mal-functioning 1980s-era kitchen convinced them they had to do something. After talking to a couple of remodelers, Ryan and Leslie were no further along in deciding whether to just fix the bathroom or tackle a kitchen remodel as well. They even considered buying a new home or
tearing down their existing home and building new. It wasn’t until they visited a nearby model home by TJB Homes and talked to Jason Budzynski, who heads up the firm’s remodeling division, that they received some direction. “We loved him from the get-go,” says Leslie. “He was throwing out ideas right on the spot.”
TJB’s solution was to add another level to the home for a new owners’ suite, reconfigure an office, the kitchen, and the living area, replace the deck with a four-season porch, and add an open front porch. The additions gave the family an extra 840 square feet, and the reconfiguration provided everyone with

there are “wow” factors throughout. Cutting edge contemporary design is balanced with the traditional and expressed with exquisite craftsmanship. Interior arches are reminiscent of the former home, gracefully defining spaces. Details include steel and detailed wood custom doors, reverse casing windows and practical built-ins.
Tim and Carmelle eschewed formal dining and instead they celebrate casual entertaining in an expansive kitchen with large banquette and massive custom table that can seat up to 16. The oversized honed granite island is a natural gathering place, too. This is the home for Minnesota in all seasons, including winter. There is no
more shoveling, since a heating system melts snow on outside walkways, patio and driveway. Even floors in the garage, screen porch and basement are heated. Tim can work in his office and then play golf downstairs. There are four fireplaces to warm body and soul, and a sound system for customized music in any room. This house is a contemporary classic that promises to stand the test of time.

The couple’s two daughters, ages 16 and 12, who are like Oscar and Felix according to their mother, now each have a bedroom of their own, and their 17-year-old brother no longer shares a bathroom with his parents. “The kids are so happy, and the upstairs is lovely,” says Leslie, who enjoys everything about the new and reconfigured spaces. Ryan is thrilled with his new owners’ suite sauna, and they both are pleased with how the process went. "The experience we had with TJB was phenomenal," says Leslie. The family moved out August 16 and back into their remodeled home December 9.

Feet were cold but hearts were warm as more than a hundred people gathered together in November to welcome Army SPC Marco Solt and his family to their brand new, specially adapted home. Built in partnership with local builder Accent Homes and Homes for Our Troops, the mortgage free home features more than 40 special adaptations to help Marco, who lost both legs on a tour in Afghanistan.

A House Becomes a Home
On any given night in Minnesota, there are more than 4,000 youth and young adults who have no place to call home. The BATC Foundation has taken steps to address this need and the needs of other homeless populations by affiliating with HomeAid America, a national organization which focuses on providing services such as remodeling and construction needs to local service providers. Our first HomeAid Twin Cities project will be remodeling a home intended for homeless female veterans. Plans are underway to begin this spring in partnership with Rebuilding Together Twin Cities and MAC-V (MN Assistance Council for Veterans).
The four medically fragile men at Homeward Bound’s Bluebird House are enjoying a more comfortable and spacious home thanks to the BATC Foundation and local remodeler Vujovich Design Build.

Top Energy Efficiency Measures to Consider for Your Remodel

Knowing where to start with efficiency can be overwhelming. To help guide you, Xcel Energy offers this list of measures most often implemented.
Install a programmable thermostat. By turning your thermostat back 10 to 15 degrees for eight hours, you can save five to 15 percent a year on your heating bill, a savings of as much as one percent for each degree if the setback period is at least eight hours long.

Install high efficiency shower heads and faucets. Faucets that use a maximum of 1.5 gallons per minute can reduce a sink's water flow by 30 percent or more from the standard flow of 2.2 gallons per minute without sacrificing performance. Also, if you have a 2.5 gallonper-minute (high effciency) showerhead, a seven-minute shower will use less water than a full bath.

The number one way to make your furnace more efficient is to change the filter regularly. Newer homes have an air-to-air heat exchanger, also known as a Heat Recovery Ventilator (HRV) or Energy Recovery Ventilator (ERV), and those have filters in them.
In most current models, they’re on the bottom. You can pull off the cover, clean them, and put the cover back on. In older models, the coils are on the back.
ENERGY STAR® lighting provides bright warm light while using 85 percent less energy generating 70 percent less heat and lasting up to ten times longer than standard. Xcel Energy partners with various retailers to offer discounted LED and CFL bulbs.

Insulate your water heater.
Upgrade your lighting.
Just like insulating your walls or roof, insulating your hot water tank is an easy and inexpensive way to improve energy efficiency and save you money. If your water tank is new, it is likely already insulated. If you have an older hot water tank, check to see if it has insulation with an R-value of at least 24. If not, consider insulating it, which could save you about 4–9 percent in water heating costs—and should pay for itself in about a year. You can find pre-cut jackets or blankets available from around $20. If you don't know your water heater tank's R-value, touch it. A tank that is warm to the touch needs additional insulation.

Install attic and wall air sealing and insulation. Sealing and insulating — done by a knowledgeable homeowner or skilled contractor — can save more than $200 a year in heating and cooling costs or up to 10% on total annual energy bills. Sealing leaks and adding insulation can: • Improve the overall comfort of your home • Reduce noise from outside • Prevent pollen, dust and insects (or pests) from entering your home • Improve humidity control • Lower the chance for ice dams on the roof/eves

Purchase ENERGY STAR appliances. A new ENERGY STAR qualified refrigerator uses less energy than a 60-watt light bulb. ENERGY STAR dishwashers and clothes washers use a third of the energy and water and require one third of the soap.

Our client's 1980s rambler was much too compartmentalized. Their desire was to add style while creating more usable space with an open flow. Our design crew went to work removing walls, reviving an old KT, opening up the dining area, and creating a GR. Incorporating a large island for food preparation with seating for guests was a must. We designed and built a second-story addition where we were able to create a custom kitchen, master suite with bathroom, and mud room, and update two existing bathrooms. Our goal here was to maintain the original architectural influence with some up-to-date amenities and current finishes. The homeowners of this 1940s Craftsman bungalow wanted a complete kitchen makeover without forfeiting period details, especially the ogee archway to the eating area. Murphy Bros. repositioned doorways and appliances and added a breakfast nook with banquet seating to create a truly functional floor plan that more than doubles useable space. They replicated the distinctive archway and built an arched niche in the range backsplash. With new insulation, energy-efficient windows and relocated heating ducts, the space now is both bright and comfortable. White cabinets, oak flooring and vivid accent colors come together beautifully.
