Parade of Homes Remodelers Showcase®

The dead of winter is definitely a good time to start thinking about remodeling. For me, it started with the annual notice from our gas utility sharing a neat little graph about how much energy we use when compared with our neighbors (it wasn’t pretty). Follow that up with a week of sub-zero temperatures that had me either layered in sweaters and blankets or feeling really guilty as I turned up the thermostat. On the bright side, our friends at Xcel Energy just sent their top energy-efficiency measures (sees pages 32–33) so I’ll be reading those very carefully. If you live in an older home like mine and want to dump those outsized energy bills, then you’ve come to the right place. Remodeling can definitely help — a factoid I just read is that insulation continues to be at the top of the charts for return on your remodeling investment. According to Remodeling online, nationally, fiberglass attic insulation had a 116.9 percent return in the first 12 months. But improving the energy efficiency of your home is just one reason to consider remodeling, so don’t stop there. If you’ve been thinking about updating your old kitchen or craving a spa-retreat When you tour our 60 bath, now is a great time to take the plunge. amazing remodeling When you tour our 60 amazing remodeling projects, projects, you can talk you can talk to the remodelers and often the homeowners. to the remodelers and They’ll show you how a talented remodeler can makeover often the homeowners. any home to be more comfortable, efficient and beautiful. As usual, our style editor, Katy Baar, has gathered some of the latest trends in colors, finishes and accessories on pages 40 to 45. She’s been talking to a lot of local designers, so be prepared to see the latest trends that you can bring to your home. Don’t forget to visit our Artisan Dream Remodeled Homes when you tour. You’ll be asked for a $5.00 donation when you visit these three amazing homes to support our BATC Foundation. openings and views, and is as smooth to operate as it is dramatic. Available in large sizes with standard widths up to 50 feet wide, this door comes in a variety of configurations that include pocket door panels that disappear completely into the wall or a stacked panel configuration. Additionally, customers can choose to have up to six panels in a uni-directional configuration or up to 10 panels in a bi-directional configuration, offering the ultimate in design flexibility and unbelievable, wide-open views.

To help bring the outdoors in, many homeowners are choosing large windows and doors, both to help them enjoy summer and to take advantage of limited light during the winter. Marvin Windows and Doors is known for its windows and doors with large expanses of glass, including the Scenic Door line.

The Ultimate Lift and Slide Door can be made up to 48 feet wide, and is available in a corner (90 degree) option. It allows for a seamless transition from the exterior to the interior of your home. Marvin’s industry-exclusive hardware virtually disappears to give you an incredibly clean and unobstructed view with simple, effortless operation. Like the Ultimate Clad Multi-Slide Door, it comes in Pocket or Stacked configurations.

The latest addition to the line is the Ultimate Clad Multi-Slide Door. It’s designed with narrow stiles and rails for maximum daylight

The other Scenic Door option, the Bi-Fold Door, opens like an accordion. From two to eight panels, this door stylishly and effortlessly connects your space to the outdoors. One of the panels is designed to swing out when the other panels are closed, making it easy to use when you don’t want all the door’s panels open. Classic favorites like swinging and sliding French and patio doors also offer a tried-andtrue way to help merge the outdoors and indoors. Options like sidelites, transoms, interior finishes and exterior clad colors from Marvin help make your door truly unique to your home. With the ability to make virtually any size of French or patio door, there’s a perfect option for your home.

To Bid or →

Is that even the question? If a homeowner doesn’t secure three-the-magic-number of bids for his remodeling project, folks chide him for being 1) stupid or 2) un-American. Or both. It’s what we’re taught to do…but should we? Quick answer: Maybe. But the more important question is, how?

God, as architects say, is in the details

& the remodelers agree:

Shawn Nelson New Spaces

“The problem is, we can’t bid without very detailed plans and information on pricing,” explains Shawn Nelson, president of New Spaces. “It’s not your usual buying decision, like a car, where you see what you get. It’s a big decision, and your budget has to be integrated right from the beginning. You cannot come up with a design without looking at the pricing of things like cabinets, countertops and flooring. So,” he counsels, “listen to a design/builder because those functions go hand in hand; it’s like having a personal shopper who can offer solutions that save you money.”

“It makes sense to talk to more than one contractor,” opines Nelson. “Ask questions before hiring someone, like in an interview. Don’t hesitate to check out references.” “Talk to people,” agrees Michels. “It boils down to who you’re comfortable having a personal relationship with, inviting into your home. You become roommates, is how I look at it.”

10

Bryan Ogle Ogle Construction, Maintenance, Services, Inc.

Bryan Ogle, who owns Ogle Construction, emphatically agrees: “You need the design first—well-laid-out plans and specs—on a package that’s apples-to-apples. Otherwise, you can’t compare bids. You need a budget—and not one based, unreliably, on HGTV.” (Look, instead, at Houzz and Pinterest, he suggests.) ”We don’t do bidding unless the project is first designed; otherwise, it’s a waste of our time.”

Andy Michels

Butch Sprenger

Bob Michels Construction

Destiny Homes

Andy Michels, of Bob Michels Construction, endorses that credo, too: “Get as much information as possible on paper, through specs, plans and site visits, so the bidding is accurate. Then nothing will be left to interpretation.”

“Here’s what I do,” offers Butch Sprenger of Destiny Homes, “and it works for me. I come out for a quote—not a bid,” he underscores—rather, a ballpark figure. “If that’s okay with them, I draw up plans and specs and gather my subs to visit the project. Then I put together pricing and get back to the homeowner and we sit down and dissect the project.”

It boils down to who you’re comfortable having a personal relationship with, inviting into your home. You become roommates, is how I look at it. Andy Michels

“Interview the contractor,” agrees Ogle. “Look at if he’s been around a while, the services he offers. It’s like choosing a Chevy vs. a Lexus—both will get you to California, so balance your dreams with your wants; then, how can we get you there?” Here’s how Sprenger feels about those classic three bids: “If I’m lowest, I say ‘Give it to the other guy.’ I must have

Parade of Homes Remodelers Showcase®

forgotten something. If I’m highest, I’m probably more educated than the others. I like to be in the middle.” Michels cautions against that knee-jerk acceptance of the lowest bid. “Folks come back to me later saying, ‘I should have used you.’ I may charge a little more, but they decide it’s worth it.” “We look out for the client’s best interests,” underscores Ogle,

“because the last thing we want is callbacks.” “When bids come in ranging from, say, $40,000 to $70,000,” adds Nelson, “they’re based on different assumptions of what products you’ll choose. The key is to put those decisions to the prospective client upfront.” Bottom line: Apples to apples is key.

6 STEPS TO STRESS-FREE REMODELING

ONE

Define your Objectives While most of us remodel for more than one reason, start by prioritizing your objectives. For most families, remodeling will involve a number of trade-offs, so make a list of what you want your remodeling to accomplish and what objectives are most important. If you’re remodeling to reduce energy bills and increase comfort, then you’ll know to spend more on good windows and less on the window dressing.

FOUR

Research Remodelers There are tons of excellent professional remodelers who will do a great job for you, but how do you find them? Start by touring during the Remodelers Showcase. You can meet remodelers and see their work without any obligation. You should also take advantage of the many online resources like Houzz to help you find remodelers that build the type and style of projects that appeal to you.

12

TWO

Determine your Budget and Financing Once you start designing, you’ll be tempted to want everything your remodeler suggests. Create a firm budget before you begin. Talk to your financial planner if you have one, or visit with a mortgage banker to determine what you can spend and how you’ll finance the work. Then remember to keep a little aside for contingencies—surprises behind the walls of old houses are fairly common and may require unexpected repairs.

FIVE

Interview Top Contenders Once you narrow your prospective remodeler list down, interview them. Give them a rough idea of what your parameters are and your budget to see if they fit your needs. This step also lets you get a feel for their individual communications style and lets you understand exactly how they work. Ask them to walk you through the process—from design stage to completion. Find out who will be on site and who will be your primary point of contact and make sure you meet that person.

Parade of Homes Remodelers Showcase®

THREE

Build your Wish List Similar to your objectives, your wish list will help you make choices as you design your new space. Here you can start with photos (the ParadeofHomes. org photo gallery may help, plus Pinterest and Houzz will be excellent resources). Add in products, features, materials and colors that appeal to you. But don’t just put everything into a file, sort through your favorites and denote the importance of each (try three categories: Must Have, Really Want and Wishes and Dreams).

SIX

Contact References You’ll likely find one or two remodelers that seem just right. You like them, they have all the right answers, and you just feel good about them. But don’t stop there. Make sure you talk to three or more of their past clients. Ask about their remodeling experience: specifically what their project entailed, were they on-time and on-budget, what was it like having workers in their homes, and why they recommend the remodeler.

about remodeling your home, or dreaming about doing so some time in the future. In either case, you’ve come to the right place. The Remodelers Showcase is your very best opportunity to meet the region’s best professional remodelers, and be inspired by their work. Why should that matter to you? Remodelers are invited guests into your home. They’ll be spending a lot of time with you and your family whether it’s a small bathroom redo or a full makeover. BATC Remodeler members are required to sign and agree to abide by a strict code of business ethics and agree to mediation, which BATC will provide should a dispute arise. BATC members are required to show proof that their Minnesota Contractors License is current, and that they have completed a minimum of three major, successful remodeling projects before being allowed to participate in any Remodelers Showcase tour.

BATC provides important educational opportunities, both to maintain their state licensing and to help improve their day-to-day business. BATC makes sure remodelers are current on regulations, building codes, new technologies and the latest products.

PM

Committed to the Industry Remodelers who make the effort to join and participate in an organization like BATC show they are committed to the remodeling industry and remaining an active part of it. KATE ARENDS PETERS F E AT U R E

Local Trendsetter's St. Paul Home Inside the modern home of Kate Arends Peters through the lens of her popular blog

has a minimalistic aesthetic, a penchant for modern design, and a large audience of devoted followers. You may know her as the authentic and wonderfully talented writer behind the popular lifestyle blog Wit and Delight or through her 2014 design collaboration with Target, where she launched a custom collection of home-inspired products for entertaining.

Kate’s many talents often lead to collaborations with major companies throughout the world, though her St. Paul roots—and a recent renovation of the house she shares with husband Joe Peters and dog Winnie—keep her grounded at home.

We’re excited to show you the inside of Kate and Joe’s newly renovated historic Tudor by McDonald Remodeling, as told by the perspective of Kate Arends Peters on her blog

Let me start from the beginning. Some women dream of their wedding day when they were girls, but not me. I was dreaming about renovating kitchens. And bathrooms. And bedrooms. Wit and Delight blog excerpt // According to Pinterest: How Inspiration (Almost) Killed My Renovation Dreams

Why We Chose McDonald Remodeling Finding the Right Remodeler One could say selecting a general contractor is something akin to looking for a great mate. You spend time dreaming and planning and saving and waiting and pinning (if you’re anything like me) until you’re ready to hand the keys over to someone you trust. This is not something that came easy for me. It’s a decision with huge financial impact and if you’re not careful, things can end badly. I worried about ill advice, inflated rates, our creative vision being compromised, permits— about all of the unknowns. On top of all that, Joe and I watch wayyyyyyy too much HGTV. Ever notice how the general contractor is always the bearer of bad news? Turns out, it’s not at all like that in real life… if you find the right GC.

2

1 They were straightforward and honest about what was possible and what wasn’t right from the get-go.

THREE

They listened and took interest in the home’s original charm, but didn’t let it dictate design decisions that made the house more enjoyable to live in. Old houses can take you back in time, but that doesn’t mean you have to live there.

We shared similar aesthetics. We chatted about some of the furniture pieces I had acquired over the years and riffed off ideas for the kitchen.

four

five

six

They suggested spatial improvements that I couldn’t have imagined.

They appreciated our aesthetic— and improved upon it. If your tastes align, a contractor can offer solutions that you may not have considered.

They don’t like surprises. Who does when it comes to renovation projects? We’ve had very little hiccups…in fact, we (the clients) have contributed to most of the surprises by changing our mind re: finishing, fixtures, etc. (Sorry guys!!)

SEVEN

They’re great communicators. We have this handy little spreadsheet that McDonald creates for managing their projects. I know exactly what is going on at the house at any given time.

8

They were willing to work with our budget, but still let us dream.

Improving Flow & Function Before we get into the nitty gritty, I have to preface this post by saying there was plenty to like about our kitchen as it was before we tore out the cabinets and repurposed them elsewhere. The woodwork was beautiful. We had a cute little breakfast nook in the corner. There was some decent subway tile installed. Yet we didn’t buy this house thinking these pros would outweigh the cons: no counter space, awkward layout, outdated appliances. Joe couldn’t even sit comfortably in the breakfast nook. After airing our grievances and deciding renovation was the best way forward, Jim McDonald and I sat down one day for a few hours and decided on a layout that would do the following:

1 Photo Courtesy of Colleen Eversman // Photography by 2nd Truth Photography, 2ndtruth.com

Increase our workspace in the kitchen. By opening up the wall between the kitchen and dining room, we gained a huge amount of prep space with a peninsula.

2 Improve the overall flow of the house. By closing off entry ways and opening walls to create more defined spaces, [the] house would feel bigger than it actually is.

3 Honor the time period the house was built in without compromising on modern living. We kept with traditional cabinetry and finishes so [our] house maintained its character. We injected modern touches through light fixtures, which can easily be updated and swapped out for something more traditional.

Choosing a Color Scheme & Making Selections: We liked white because it’s universally classic, but doesn’t bring a whole lot of personality to the space. Color is more fun, but because the house is so small, we were hesitant to choose a color that would define the look of the entire first floor. Then there was the idea of going all black. It seemed like the best of both worlds—the boldness of color with the neutrality of white. Our biggest concern was if it would make the space feel way too dark. So we pulled some images of small kitchens that used black in a big way for inspiration. I love how sharp and moody these spaces feel, but I was still missing a little bit of color and the warmth of wood. To further aid in preparation, I collected some pieces we knew we wanted in the kitchen and started pulling swatches that complemented these focal points.

Tim and Carmelle Home by w.b. builders inc. Story by Joan Knight

It may be an art to create a total remodel true to the intent of a home’s original 1925 architecture, yet produce an original. That is what Tim and Carmelle and their builder, w.b. builders, accomplished in the Country Club neighborhood of Edina. The couple’s first priority was location when they looked for a house to buy and remodel. They lived in in Edina, but loved the idea of walking to nearby 50th and France destinations. They also wanted a home that could accommodate entertaining, family visits, work and recreation.

www.ParadeofHomes.org

“We already had a great remodeling experience with Scot Waggoner at w.b. builders,“ said Tim, “so we asked him if we could realistically build our “forever house” with this property. We really started over from the studs out.” It was possible, though it would entail deep excavation and new foundation for an addition and a lower level with 14-ft. ceiling for the family room, exercise/guest room and golf simulator. The reimagined Dutch Colonial with its gambrel roof, curving portico, and two-level columns already has demonstrated stunning curb appeal. Inside, as Tim’s friends say,

R40 Ryan and Leslie TJB Remodeling Story by Fran Howard

Visit this home on your tour! 5801 Concord Avenue, Edina

BEFORE

When Ryan and Leslie purchased their east Edina home in 1999, they had a toddler and a second child on the way. The three-bedroom, four-level split home worked well even after their third child was born—but only for a while. “The three bedrooms were adjacent to each other and the bathroom was in the middle. It worked great when the kids were little, but when they became teenagers, it was not so good,” says Ryan. The lack of privacy, a leaky pipe in the main bathroom, and a mal-functioning 1980s-era kitchen convinced them they had to do something. After talking to a couple of remodelers, Ryan and Leslie were no further along in deciding whether to just fix the bathroom or tackle a kitchen remodel as well. They even considered buying a new home or

tearing down their existing home and building new. It wasn’t until they visited a nearby model home by TJB Homes and talked to Jason Budzynski, who heads up the firm’s remodeling division, that they received some direction. “We loved him from the get-go,” says Leslie. “He was throwing out ideas right on the spot.”

TJB’s solution was to add another level to the home for a new owners’ suite, reconfigure an office, the kitchen, and the living area, replace the deck with a four-season porch, and add an open front porch. The additions gave the family an extra 840 square feet, and the reconfiguration provided everyone with

there are “wow” factors throughout. Cutting edge contemporary design is balanced with the traditional and expressed with exquisite craftsmanship. Interior arches are reminiscent of the former home, gracefully defining spaces. Details include steel and detailed wood custom doors, reverse casing windows and practical built-ins.

Tim and Carmelle eschewed formal dining and instead they celebrate casual entertaining in an expansive kitchen with large banquette and massive custom table that can seat up to 16. The oversized honed granite island is a natural gathering place, too. This is the home for Minnesota in all seasons, including winter. There is no

more shoveling, since a heating system melts snow on outside walkways, patio and driveway. Even floors in the garage, screen porch and basement are heated. Tim can work in his office and then play golf downstairs. There are four fireplaces to warm body and soul, and a sound system for customized music in any room. This house is a contemporary classic that promises to stand the test of time.

→ Continued from page 20 their longed-for privacy. The couple’s two daughters, ages 16 and 12, who are like Oscar and Felix according to their mother, now each have a bedroom of their own, and their 17-year-old brother no longer shares a bathroom with his parents. “The kids are so happy, and the upstairs is lovely,” says Leslie, who enjoys everything about the new and reconfigured spaces. Ryan is thrilled with his new owners’ suite sauna, and they both are pleased with how the process went. "The experience we had with TJB was phenomenal," says Leslie. The family moved out August 16 and back into their remodeled home December 9.

“TJB was on time, professional, and personal,” adds Ryan. "They have good subcontractors and a good rapport with those subcontractors.”

HOMECOMING for a disabled veteran

Feet were cold but hearts were warm as more than a hundred people gathered together in November to welcome Army SPC Marco Solt and his family to their brand new, specially adapted home. Built in partnership with local builder Accent Homes and Homes for Our Troops, the mortgage free home features more than 40 special adaptations to help Marco, who lost both legs on a tour in Afghanistan.

Serving the Twin Cities

A House Becomes a Home

On any given night in Minnesota, there are more than 4,000 youth and young adults who have no place to call home. The BATC Foundation has taken steps to address this need and the needs of other homeless populations by affiliating with HomeAid America, a national organization which focuses on providing services such as remodeling and construction needs to local service providers. Our first HomeAid Twin Cities project will be remodeling a home intended for homeless female veterans. Plans are underway to begin this spring in partnership with Rebuilding Together Twin Cities and MAC-V (MN Assistance Council for Veterans).

The four medically fragile men at Homeward Bound’s Bluebird House are enjoying a more comfortable and spacious home thanks to the BATC Foundation and local remodeler Vujovich Design Build.

www.ParadeofHomes.org

The home has been transformed by the addition of a light-filled great room, the addition of a second bathroom and bedroom, more storage and a firstfloor laundry room. While the entire renovation wasn’t quite finished, the men at Bluebird House recently celebrated their first holiday season in their new digs. All indications are that they thoroughly approve!

“We are so excited, I’m at a loss for words; not only does this mean a lot to me, but it means a lot to all veterans. It shows them that there are people out there that support them.” —Marco Solt

These projects, and others like them, are made possible by your $5 admission fee when you visit each Artisan Dream Home and Artisan Remodeled Dream Home. Additional donations, including setting up a monthly sustainer gift, may be made at: batc.org/donatevolunteer

Remodeling Green? Get on the Path! Green build programs have been around for a decade or two. Going green when you build from scratch is a fairly straight-forward equation. But creating a green build program for remodeling is a whole other animal. But that’s where Minnesota’s Green Path comes in. We’ve built a common sense, affordable green certification program designed to verify and document green features within a wide variety of remodeling options. In the end, you get an improved level of energy efficiency, indoor environmental quality, plus water and resource management, all certified and documented with your own Green Path Home Performance Report (HPR).

The HPR will show you and any future homeowners the energy and green features that were built into your home during the remodeling process. If a blower door test was performed, the HPR will also include its Home Energy Rating System (HERS) rating. Research shows that homes with certified energy features sell more quickly and at a premium (the Twin Cities MLS agrees, including green certification in their listings). While you’re probably not thinking about resale yet, it’s just one more reason to consider MN Green Path Certification.

Research shows that homes with certified energy features sell more quickly and at a premium.

Top Energy Efficiency Measures to Consider for Your Remodel

Costs a little, save a litttle more

4

Knowing where to start with efficiency can be overwhelming. To help guide you, Xcel Energy offers this list of measures most often implemented.

Install a programmable thermostat. By turning your thermostat back 10 to 15 degrees for eight hours, you can save five to 15 percent a year on your heating bill, a savings of as much as one percent for each degree if the setback period is at least eight hours long.

5

Install high efficiency shower heads and faucets. Faucets that use a maximum of 1.5 gallons per minute can reduce a sink's water flow by 30 percent or more from the standard flow of 2.2 gallons per minute without sacrificing performance. Also, if you have a 2.5 gallonper-minute (high effciency) showerhead, a seven-minute shower will use less water than a full bath.

6

Cheap and Easy

1

2

3

The number one way to make your furnace more efficient is to change the filter regularly. Newer homes have an air-to-air heat exchanger, also known as a Heat Recovery Ventilator (HRV) or Energy Recovery Ventilator (ERV), and those have filters in them.

In most current models, they’re on the bottom. You can pull off the cover, clean them, and put the cover back on. In older models, the coils are on the back.

ENERGY STAR® lighting provides bright warm light while using 85 percent less energy generating 70 percent less heat and lasting up to ten times longer than standard. Xcel Energy partners with various retailers to offer discounted LED and CFL bulbs.

Check your furnace filter.

32

Clean your refrigerator coils.

Parade of Homes Remodelers Showcase®

Insulate your water heater.

Upgrade your lighting.

Just like insulating your walls or roof, insulating your hot water tank is an easy and inexpensive way to improve energy efficiency and save you money. If your water tank is new, it is likely already insulated. If you have an older hot water tank, check to see if it has insulation with an R-value of at least 24. If not, consider insulating it, which could save you about 4–9 percent in water heating costs—and should pay for itself in about a year. You can find pre-cut jackets or blankets available from around $20. If you don't know your water heater tank's R-value, touch it. A tank that is warm to the touch needs additional insulation.

March 18–20, 2016 | Friday, 1-7pm, Saturday & Sunday 12-6pm

Bigger ticket items that save even more

7

Install attic and wall air sealing and insulation. Sealing and insulating — done by a knowledgeable homeowner or skilled contractor — can save more than $200 a year in heating and cooling costs or up to 10% on total annual energy bills. Sealing leaks and adding insulation can: • Improve the overall comfort of your home • Reduce noise from outside • Prevent pollen, dust and insects (or pests) from entering your home • Improve humidity control • Lower the chance for ice dams on the roof/eves

8

Purchase ENERGY STAR appliances. A new ENERGY STAR qualified refrigerator uses less energy than a 60-watt light bulb. ENERGY STAR dishwashers and clothes washers use a third of the energy and water and require one third of the soap.

9

Choose a high efficiency heating and cooling system.

For more about Xcel Energy rebates and energy efficiency programs, visit www.xcelenergy.com.

50% of a home’s energy expenses come from heating and cooling. A high efficiency system that includes a variable speed furnace will save you energy and money. Also, zoned HVAC systems will help keep every room the temperature you want.

Let the experts do it. Too much to digest?

www.ParadeofHomes.org

Home Energy Audits or a visit from the Home Energy Squad can be a great way to let the experts customize your efficiency plan for your home. Standard audits start at $60 which include a review of your attic, insulation, doors, windows, furnace or boiler, appliances and more. The Home Energy Squad involves two experts installing a whole package of energy-efficient items in your home for a flat fee of just $70. They’re able to install efficient light bulbs, faucet aerators and weather stripping on the spot.

DESIGNING FULL CIRCLE

THE OLD ADAGE IS TRUE:

Everything comes full circle. This year’s Style Section is no exception. The revival of ageless design points to a nostalgia for the past while new iterations are what make today’s designs so infectious. From neutral pieces inspired by nature, to the geometric styling inspired by the 70s (see our Parade of Homes Guidebook), a nod to big and bold wall-coverings, to rustic finishes straight off the farm, what’s old is new again... BUT WE’RE LOVING IT NONETHELESS. By Katy Baar, Parade of Homes Style Editor

MY FAVORITE part of the design process is taking a project from the construction phases all the way through to the furnishings phase – where finding the perfect textile, pattern or color can complete the look.”

Farmhouse Flare

The best designs are layered with style and tailored to your taste. So how do you mix and match your traditional home with modern accents or combine rustic elements with contemporary flare? It all comes down to picking a palette that works and pieces that collaborate. Accessories available at Studio M Interiors, Studiom-int. com // Photos provided by Mark D. Williams Custom Homes

Tip

Take a Seat It’s perfectly acceptable (even encouraged) to mix and match seats at a farmhouse feast, but if you want to stay consistent, add detail elsewhere...

Tip

Keep it Comfortable ...Keep things cottage comfortable with a cushioned seat and add farm flare with a criss-cross chair back.

Tip

Lean on Me Add charm with a head chair for extra style that commands respect. Fall in love with this high-back chair with slip cover that adds a touch of rustic romance.

RUSTIC STYLE VINTAGE NOSTALGIA

What’s old is new again, at least when it comes to rustic, vintage design. For the last few years, an enclave of rustic decor has been a highlight on the Parade of Homes. There’s a nostalgic honesty in the imperfection of barn wood that adds to the fanfare. The vintage-inspired look charms homeowners and leaves a cottage-style impression on any room.

Accessories available at Studio M Interiors, Studiom-int.com

As seen on the Spring 2015 Remodelers Showcase: Located on a once-upon-a-time farmstead, this 100-year-old farmhouse was minimally and yet spectacularly revitalized by Mark D. WIlliams Custom Homes. Designed to showcase the homeowners' eclectic style and their vintage collections, this home proves that you don't always have to think outside of the box. You can recreate what's already in it. STYLE

Mark D. Williams Custom Homes layers styles effortlessly by blending together like-minded colors. This sunroom looks bright and cohesive, even while combining farmhouse siding with retro shelving; modern lighting with traditional damask wallpaper; and wicker furniture with gold accessories.

THE ART OF Layering You don't have to reinvent the wheel when it comes to interior design. While style fads come and go it's best to surround yourself with pieces you love. The most memorable homes are layered over time with complimentary design, not clutter. A cohesive color scheme will help to shape the space and make your home's style come full circle.

“ MEET THE TEAM Studio M Interiors We are an interior design firm that is multi-faceted with a common thread – we thrive on creating spaces that reflect our clients’ personal style and vision for their home.

WE LOVE the subtlety of continuity and movement. It could be a visual pattern repeat like curves and soft lines or a monochromatic color scheme where each element is a slightly varied shade of the same hue. Visual elements let the eye naturally move from one area to another resting on design details placed throughout.”

STYLE BOARD Lots of White, with Pops of Color See this theme in action inside the home of Pink and Navy Stripes blogger Lindsay Truax, inside our Parade of Homes Guidebook.

With three boys under the age of seven, this family's classic 1960s two-story home was in need of a larger mud room and an updated kitchen. Ispiri met the challenge by creating an open concept which included removing the walls between the family room and kitchen, and between the kitchen and dining space, which opened up sight lines from front to back and side to side. The newly designed kitchen included painted cabinets, granite countertops, a Carrara marble tile backsplash, and new appliances. Peninsula-style seating and a new banquette area off of the kitchen provides the perfect study space!

After several remodeling and addition projects, the one thing this home lacked was a proper master bedroom suite. The solution was an addition, which respects the existing architecture and includes a luxurious master suite with light-filled sitting area, a sheltered deck, and a game room below. The project features a curbless walk-in shower, free standing tub, sliding barn doors, a built-in bed, and custom millwork throughout. Cates Fine Homes had completed previous projects for the homeowners and was proud to be asked back for their latest project.

This 1970s home with stunning views of Gervais Lake has undergone stunning renovations and updates over the years to provide this family with the perfect space. First on the list was creating an inviting exterior facade and new deck to allow this busy couple to enjoy a gorgeous night after work. Second was creating an open floor plan throughout the main level within the existing space besides the addition of a sun room. Along with opening up the main level, updates were made to their MBA, and a home gym was created in their lower level. Most recently, completing their LL to gain the perfect gathering space for the kids.

Much-needed updates for this late 70s rambler. We took advantage of the lot situated on the lake by opening up the ROBERTS RESIDENTIAL entire exterior wall and adding a series of windows. This brought the outside in! REMODELING, INC. We then continued with the remodel by Kitchen removing a series of walls hindering the flow. This allowed us to create a "great APPLE VALLEY room kitchen" perfect for entertaining 13054 Euclid Avenue family and friends. From our very own 952-224-3680 millwork shop, Roberts' Residential robertsresidentialremodeling.com designed, built and installed all of the custom cabinetry. Our client's 1980s rambler was much too compartmentalized. Their desire was to add style while creating more usable space with an open flow. Our design crew went to work removing walls, reviving an old KT, opening up the dining area, and creating a GR. Incorporating a large island for food preparation with seating for guests was a must. The kitchen area did not grow, but the functionality and added cabinetry made a world of difference. New lighting, knock-down ceilings, hardwood and tile floors, and stairway millwork was the icing on the cake. An updated and very functional home was born. Come and see what Durst & Gans can do. After this Wayzata house was gutted following an electrical fire, the challenge for AMEK Custom Builders centered around how to transform the entire home into a new and improved format while retaining the original traditional saltbox style. Four separate additions, several floor plan changes and material upgrades were made to reflect the owners' current living needs. A four-season porch and an expansion to the second-floor master bedroom add to the year-round usability of the home, while a front entrance portico and back porch addition provide shelter during Minnesota's weather extremes.

A large renovation takes immense concentration in every facet of design and construction. Throughout the entire process the Schrader team listened to the needs and desires of the client to create a beautiful, functional home to live in for many years to come. We opened the original floor plan by removing walls, adding an addition off the back including a kitchen/dinette, family room, and mud room. Above that, a beautiful master suite was added. There was intentional focus on keeping the original story-anda-half look to fit the neighborhood while updating the architecture to fit curb appeal.

Early 60s-built rambler had a large footprint but small rooms, many of which were in need of updating. A small addition off the back allowed for the creation of a mud room and butler's pantry. Several walls were removed and staircase was opened up to create beautiful sight lines from the kitchen to the back yard. The hall and master baths were dated and lacked functionality. Both spaces were reconfigured, giving each bathroom a better layout, and were finished with stunning classic designs. New trim, granite countertops, custom cabinetry and fixtures were installed to complete the gorgeous new spaces.

This home was transformed from a typical compartmentalized 1925 home into a four-bedroom, three-bathroom home with an open first floor. It's now perfect for how we live in today's new homes, yet still has the character of an old home in the city. A music room, front porch, covered back deck, pocket office and a large open kitchen were all 'must haves' for our client. By working closely together on the design, we were able to fit everything they wanted into this 2,300 sq. ft. home. Even more importantly, we were able to meet their BR/BA needs without resorting to adding additional square footage to the footprint of the house. Hwy. 100; east on 50th; right on Vincent Ave. S. This 1939 two-story home in the Longfellow district of Minneapolis required some much-needed additional space. We designed and built a second-story addition where we were able to create a custom kitchen, master suite with bathroom, and mud room, and update two existing bathrooms. Our goal here was to maintain the original architectural influence with some up-to-date amenities and current finishes. We completed the project with a brand new exterior including windows and comfortable three-season porch. The homeowners of this 1940s Craftsman bungalow wanted a complete kitchen makeover without forfeiting period details, especially the ogee archway to the eating area. Murphy Bros. repositioned doorways and appliances and added a breakfast nook with banquet seating to create a truly functional floor plan that more than doubles useable space. They replicated the distinctive archway and built an arched niche in the range backsplash. With new insulation, energy-efficient windows and relocated heating ducts, the space now is both bright and comfortable. White cabinets, oak flooring and vivid accent colors come together beautifully.
