Founding the next century: a one-of-a-kind industrial manufacturing campus for the nation’s largest cast iron and pipe fittings producer
A locally owned and operated company with a global product footprint, Charlotte Pipe & Foundry was founded in Charlotte in 1901 and has a storied history as one of the city’s most well-known businesses. In early 2020, Charlotte Pipe announced plans to relocate its cast iron foundry from its 55-acre plot of land on the outskirts of uptown Charlotte to a 480-acre property in Oakboro, NC. This massive three-year project included out-of-ground construction for multiple buildings across 129 acres to create a state-of-the-art manufacturing campus that would not only better support the company’s operations but also provide flexibility to expand and meet future needs.
At the center of the new campus is the modern 505,000-square-foot foundry building that houses the company’s latest manufacturing facility and supports major operations, including melting iron and casting molds. The thoughtful layout of the new foundry features a straightline production design to allow for increased production efficiency. It is helping the company move towards more technologically advanced, sustainable production. In keeping true to the company’s values, all construction materials and supplies are 100% Made in America.

Barringer served as the general contractor for this state-of-the-art Polymer Manufacturing Facility in Graham, NC. Indulor’s first American facility, this project included renovating the existing 27,547 square foot chemical warehouse to accommodate the company’s laboratory needs as well as adding an additional 2,318 square foot, two-story structural steel building to house a tank farm and multiple chemical process tanks.
Our team transformed this warehouse to meet the company’s extensive technical laboratory needs. This included building a Quality Assurance Lab, maintenance shop, low voltage room and new main electrical control room. High-tech safety features including explosionproof lighting and smoke detectors, an intricate fire alarm system and a 500-kilowatt emergency backup generator were also installed throughout the space.
Project scope also included creating a functional space for Indulor’s employees. Additional storage rooms, a training room, employee locker rooms, restrooms, employee offices and a break room were added to the space.

Consolidating manufacturing, warehouse, and office locations into one fully-functional factory center for improved operations
Gas-Fired Products has been designing and manufacturing gas fired heating equipment since 1949. In 2020, the company decided to consolidate and relocate their manufacturing, warehousing, and office facilities into one fully-functional factory operations center. A complete renovation of an existing 157,000 square foot concrete tilt-up panel warehouse and adjacent metal framed building in Charlotte, NC was preformed to create their new homebase. The project included the buildout of a two-story office, manufacturing, warehouse, and lab engineering/testing space, building facade improvements, parking and site improvements, and new electrical service and HVAC systems to accommodate the company’s heavy equipment and machinery.
This project was broken into five phases to allow for move-in in sequence with the lease end dates of their existing facilities and to minimize downtime of manufacturing processes. In addition, the designbuild delivery method allowed for a condensed design schedule with the release of early permit packages while other areas were still being designed and submitted for permit.

CONCRETE CONSTRUCTION SCHEDULE
Expanding shipping and warehousing facilities to support Charlotte Pipe’s growing Plastics Division
Through a design-build partnership, Barringer and WGM Design completed this 123,200 square foot expansion to Charlotte Pipe & Foundry’s existing 160,000 square foot warehouse for their growing Plastics Division. The new building addition is constructed with tilt-up concrete walls and a steel structure to match the existing building and houses new dock areas, truck court, and a unisex restroom. New fire lines, resurfacing of the loading dock parking lot, and replacement of the existing roof were also executed within the scope of work.
Due to the extensive, multi-step process that accompanies tilt-up concrete construction, our team developed a strategy early on to ensure the project’s success. By establishing a collaborative and communicative partnership early on, our team was able to release the steel, roofing, and loading dock equipment contractors early in the design process to combat increasing material lead times and accommodate the accelerated schedule.

CONSTRUCTABILITY
Transforming a dated office space into a large, state-of-the-art global headquarters and lab
This project became two projects simultaneously, an origin site and destination site. Parallel to construction progress, the origin facility was meticulously examined and dismantled by each trade to determine all rough-in requirements necessary for the transplant of 165 pieces of equipment at the destination site. Major milestones of this project included replacement of 14 rooftop HVAC units, a rework of 90% of all ductwork, installation of a new 1200A switch gear and separate large sub electrical panels for relocated equipment, installation of a new transformer with main power transfer from Duke Energy and the moving of office, sensitive lab equipment, and large heavy manufacturing equipment to the destination site.
The team meticulously categorized, measured, and logged each piece of equipment to ensure a seamless transition between locations. Utilizing detailed preplanning drawings, all equipment within the new facility was mapped out with precise placements. This thorough planning process guaranteed that every piece was accounted for and incorporated into the renovation, enabling a smooth and efficient relocation.

This 80,000-square-foot manufacturing facility, a ground-up project featuring a pre-engineered metal building (PEMB), is designed to support the production of welded wire mesh. Set on a newly developed site, the project includes complete site demolition, site stabilization, underground utilities, and concrete paving, laying the groundwork for a modern industrial footprint. The single-story building houses both manufacturing space and a dedicated office area for Keysteel’s operational needs.
One of the most complex components of this build involved precision blasting in a highly sensitive area—directly adjacent to an occupied property line and active power infrastructure. Through careful planning and coordination, our team safely navigated these challenges and minimized disruption.
