Welcome to issue 26 L

ast year marked another great year for Barratt as we delivered strong operational and financial performances whilst achieving our highest level of completions in 11 years.

However, it’s on quality where we continue to really stand out. In 2019 we celebrated becoming the only major housebuilder to be rated 5 Star for Customer Satisfaction for ten consecutive years and we also achieved more NHBC Pride in the Job Quality awards than any other housebuilder for the 15th year in a row, records none of our competitors come close to.

This issue of Foundations looks at how the business is investing in our people in a number of different ways, including through My Barratt Benefits and our Health and Wellbeing strategy. We also hear from the Workforce Forum and what they’ve been discussing in recent meetings, along with how you can get in touch with them if you have any issues you’d like them to raise.

There are updates on charity, including a look at our charity partnerships and charitable giving across the business, plus we see how colleagues are raising money for causes that matter most to them.

Our 2019 Customer First Employee Recognition Award winners are featured as we celebrate their success for helping us to deliver on our vision and colleagues who have recently celebrated long service talk to us about what’s kept them at Barratt.

In the Big Interview you’ll hear from Head of Legal, Amy Richardson, who joined Barratt last year to find out more about her priorities in the role and what made her join the business.

Celebrating awards success At the annual WhatHouse? Awards 2019, we picked up the top prize of the evening and were announced overall Housebuilder of the Year, after also winning the Gold Award in the Best Large Housebuilder category during the evening.

This followed our success at The Housebuilder Awards 2019, where we took home the award for Large Housebuilder of the Year.

At the awards, our North Midlands division also took home the award for Best Community Initiative in recognition of the division’s thoughtful and thorough Bingham Street naming for an Armistice event where it named the new streets of its Romans’ Quarter scheme after local soldiers who sacrificed their lives in World War One. We were also awarded silver status in the Employer Recognition awards by the Ministry of Defence, which recognises organisations that demonstrate support for the defence and Armed Forces Community.

Living Wage Employer

New carbon emission targets

We are delighted to announce that we are now a Living Wage Employer, making us one of the first major housebuilders to receive the accreditation.

This means that every employee across the Group will earn a real Living Wage.

At Barratt, we recognise our impact on the environment around us and the responsibility we have to minimise the effects of our business.

That is why we are proud to announce that we are the first UK housebuilder to set sciencebased targets for reducing our carbon emissions.

The real Living Wage is different to the government’s minimum, or National Living Wage, as it’s an independently calculated hourly rate of pay that is based on the actual cost of living. This means that the real Living Wage is higher than the minimum set by the government and ensures that employees earn a wage that meets the cost of living.

It is calculated each year and is announced by the Living Wage Foundation as part of Living Wage Week. It is currently £9.30 in the UK, with a higher rate of £10.75 for London, reflecting the higher costs of living in the capital.

One of our key business priorities is Investing in our People which is why we’ve been voluntarily paying the Living Wage in accordance with their guidelines to all of our employees for the past couple of years.

Receiving the accreditation demonstrates our commitment to rolling this out more widely to all of our suppliers and subcontractors.

4 / WHAT'S NEW?

A science-based target is one that is in line with what climate scientists say is required to limit global warming to 1.5°C above pre-industrial levels and mitigate the worst impacts of climate change.

Setting these targets puts Barratt at the forefront of the fight against climate change. Setting ambitious emission reduction targets is vital if we are to combat global warming and ensure a safe future for our planet and we believe every business needs to take responsibility for its own impact. It also makes our business more resilient, allowing us to constantly evolve and develop more efficient ways of operating.

Pride in their Jobs Congratulations to Mark Summersgill, site manager at Greytowers Village in our North East division, who was named Supreme Winner in the Large Builder category, at the NHBC Pride in the Job Awards in January.

Visit by the PM Prime Minister Boris Johnson recently visited our Willow Grove Wixam development near Bedford in our Northampton division.

Boris Johnson was welcomed on site by Regional Director Andrew Swindell who discussed some of the challenges the industry faces alongside Sales Director Alison Raine, and Construction Director Chris Carty.

As well as meeting the sales and site teams including apprentices, Boris was given a short tour and introduction to the scheme, before laying a brick and meeting groundworkers and sub-contractors.

Gender pay gap In November we published our gender pay gap for 2019 which identified that as a Group, our mean pay gap stands at 7.4%, which sits below the national average of 12.6%. Our median pay gap is 3.2% while our mean bonus gap stands at 29.5% with our median bonus gap at 3.8%.

While we are pleased that our overall gender pay gap falls below the national average, we know there is plenty more work to be done to lower our gap. We are committed to improving the male/female ratio across our business through our Diversity and Inclusion Strategy and increasing the number of women in senior leadership which we’re confident will help us further close the gap.

We know that a diverse team means a stronger, more dynamic business, is better for our customers, and makes us a more attractive employer. A key part of that commitment is ensuring that we create an environment where people with different backgrounds, beliefs, lifestyles and skills are comfortable and can thrive. We want everyone in our company to feel like they belong here, can be themselves and know their voice will be heard.

Also gaining recognition at the awards were Paul Moore from Mercia and John Popple from South Wales who were also finalists in the Large Builder category.

Last year our site managers won a total of 84 Quality Awards in the first round of the competition – more than any other housebuilder for the 15th year in a row – and 23 went on to receive Seals of Excellence in the next round.

Winning a Pride in the Job award is the highest industry accolade a site manager can receive – and gives added reassurance to buyers that they are purchasing a top-quality new home.

Crystal clear Barratt is the proud holder of a NextGeneration Benchmark Crystal Award for transparency in its sustainability reporting, the first company to receive the prize, with Chief Executive David Thomas accepting the certificate in December.

We also retained our Gold badge for high performance.

NextGeneration is the only sustainability benchmark that is specific for housebuilders and compares participants against a criteria of over 80 areas across 15 different categories including; energy, waste, economic development, place-making and communities.

NextGeneration said: “At a time when companies’ impact on the planet and society is subject to increasing scrutiny, crystal clear communication to external stakeholders is critical.”

In January we also achieved a B score for our climate survey for the Carbon Disclosure Project. These large surveys show our investors how we are considering and responding to environmental challenges.

Workforce Forum update A

t Barratt Developments, one of our priorities is investing in our people to create a great place to work. To help us achieve this, in 2018 we launched the Workforce Forum to improve the ways in which we engage with our employees and ensure that colleagues remain well informed.

The forum, which has colleagues from across the regions and GSC, represents a cross section of our business and provides input and feedback from a range of perspectives.

With the support from the Group Board, the forum allows us to gather more employee input and add real value in areas like SHE, health and wellbeing, employee benefits and working conditions. By having a presence in divisions, the members are able to feedback on how new ideas and systems work for employees day to day.

In October, the forum members were joined

by Chief Executive David Thomas, Senior Independent Director on the Board, Richard Akers, along with Group HR Director Rob Tansey. The key focus of the meeting was to discuss our Remuneration Strategy.

Members were given an overview of the pay and reward strategy for the wider business, followed by a discussion of their observations and suggestions for the Executive Committee to consider for the company.

Some of the key topics covered during the session included pensions, flexible working and carers/childcare support. There was also a request for further communications about the benefits available to employees and for details of these to be simpler.

At their most recent meeting in January, the group were joined by Chief Operating Officer and Deputy Chief Executive

Steven Boyes, Senior Independent Director on the Board, Richard Akers, along with Group HR Director Rob Tansey to follow up on October’s discussions on our reward strategy.

They heard from Group IT Director Ade Brant about the key IT projects that will be changing our ways of working. The group also discussed our sustainability agenda and looked at ways we can better communicate what we're doing and get employees more involved across the business.

Since the forum was launched, the group have made an impact on a variety of key areas including employee benefits, working conditions and health and wellbeing.

In addition to this, feedback has been shared on our new careers website (www.barrattcareers.co.uk) and the My Barratt Benefits platform.

In October, forum members visited our Upton Gardens development, built on the former West Ham United football ground in London. They were given a tour of the site and learnt about the regeneration of the area and the involvement with the local community.

Keeping people safe H

ealth and Safety is our number one priority and we are committed to delivering the highest industry standards – there can be nothing more important. We all play a key role in ensuring that the people working with us in our offices and on our sites go home safely each day.

Working on construction sites means exposure to hazardous and dangerous situations every day, which is why ensuring that we mitigate risks as much as we can is fundamental, and an important principle for our business.

Initiatives like this have led to us achieving the maximum 5 Star status as part of the British Safety Council’s Occupational Health and Safety Audit and reflects our best practice in health and safety policies, processes and practices.

One of the ways we can all play our part is by using the 5 Steps to Safety, which promotes the importance of a safe working environment. The programme, which has been commended by the NHBC as a leading health and safety initiative in the industry, encourages positive behaviours and a culture of assessing risks prior to undertaking work activities.

By using the 5 Steps to Safety every day, we can help to improve on areas like slips and trips which remain one of our biggest causes of reportable injuries. It’s everyone’s responsibility to ensure that conditions are appropriate and that good housekeeping is maintained. Teams on site need to make sure that sufficient provisions are made to enable a site to be kept tidy and walkways are flat and free of trip hazards.

We’ve created this short video which reminds colleagues about the importance of safety on site, what this means for everyone, including our subcontractors and suppliers and the role we can all play by using the 5 Steps to Safety.

e continue to recognise the very best designs from across the business through the annual Great Places Awards. Each year, divisions are invited to submit schemes which demonstrate how they are contributing to the design objectives of the Group. The submissions are assessed by an internal panel of judges.

Six schemes were shortlisted for the Best in Category Awards, and the winner of each category was announced in September.

The mixed use of elements ensure its integration into this lively Borough of London and provides a real sense of community.

On this first phase of a highly contentious site, the Design Code required a distinctive character that took context from some of the surrounding villages. With retained woodlands, pedestrian walkways, bridleways and a feature village pond, a real sense of place has been created.

The judges particularly liked the simple and well executed detailing of the standard house types and clear hierarchy of roads, streets and lanes.

“This Great Places ‘Best in Category’ award was met with great delight in the North East.

This flagship development is held with high esteem both internally and externally with Middlesbrough Council instructing competitors to visit the site ‘to see how it is done’.

Construction is now heading into Phase 3 of the David Wilson development designed in close association with Group Urban Design, with a Barratt phase starting in early 2020.

High build quality matches design quality with the NHBC acknowledging this. Site Manager Mark Summersgill was recently named Supreme Winner in the Large Builder category at the NHBC Pride in the Job Awards – having already won a Seal of Excellence Award and a Regional Pride in the Job Award for the development”.

ver the last six months our graduate cohort have been busy supporting Royal British Legion Industries (RBLI) as they celebrate their 100th year of improving the lives of veterans, those with disabilities and unemployed people. Their efforts culminated in a Centenary Celebration event, which raised an incredible £100,000 for the charity.

The event was held in October at the Birmingham Botanical Gardens and was attended by 250 guests, including our Chief Executive David Thomas, RBLI Chief Executive Steve Sherry and many of our national suppliers. During the evening, awards were presented to veterans in recognition of their achievements and money was raised through games, pledges and a live and silent auction.

Guest speaker Leon Calder, an Assistant Site Manager in Eastern Counties, gave a moving speech about his time in the Army and the difficulties he faced in transitioning back to civilian life. Leon explained how he got in touch with RBLI, and credited their LifeWorks programme as the missing piece of the jigsaw in helping him secure employment with Barratt.

The event raised a fantastic £50,000 and, with Group matching, the total was taken up to £100,000. This will be used to fund the delivery of the specialist dementia garden at Gavin Astor Care Home in the RBLI Village in Aylesford, Kent as part of RBLI’s wider Centenary Village project, with the graduates hoping to deliver the garden in Spring 2020.

We used information gained in these focus groups to help create our BAME Strategy.

The engagement focused on three key areas: Employer Brand and Hiring, Employee Experiences and Progression Opportunities.

As well as being based on feedback from our own colleagues, our strategy looks at what other organisations have done, and considers recommendations from the government's McGregor-Smith review. This independent review sets out recommendations for employers in the public and private sectors to improve diversity within their organisations.

Dignity and Respect Toolbox Talks As part of our commitment to being an inclusive place to work, it is important that we ensure everyone feels comfortable coming to work and that we treat each other with dignity and respect.

As a result, we have produced a new Toolbox Talk for site construction teams, which was rolled out towards the end of last year. The talks have been created to: • Set out expectations about behaviour on site • Enable site colleagues to think about the impact of unwelcome behaviour • Create a more inclusive environment

Additions to Special Leave Policy Following a review of our policies and feedback in our engagement survey, to add to our benefits package and support our aim of becoming a more inclusive employer, we are making two additions to the amount of paid leave within our Special Leave Policy.

These changes are being introduced to support people when they face personally difficult circumstances and to help ensure we are seen as an employer of choice.

The new elements, which were introduced from 1 January 2020 are: • Provision of paid assisted fertility leave of up to 2 days per cycle of treatment, regardless of gender.

• Provision of paid carers’ leave of up to 3 days a year, with the ability to take the leave in hours. There is a specific definition of carer contained within the revised policy.

Meet the team: SHE Managers

K

eeping people safe is one of our principles which drive our way of working, and we remain focused on ensuring the highest standards of safety across the business.

We spoke to divisional Safety, Health and Environmental (SHE) Managers, Ben Griffiths (Barratt London) and Ian Pilling (North West), to find out more about their roles and what a typical day looks like.

What role do SHE Managers play in supporting divisions?

Ben: As well as providing divisions with guidance to ensure that SHE policies are complied with, we work with developments carrying out works that have the potential to be high risk to the health and safety of the workforce or their environment, to reduce this risk.

Ian: We become involved in the sites and developments from start to finish, which includes meeting with Site Managers to ensure they understand what is required of them and sharing feedback on the sites to the division.

What does a typical day look like for you?

Ian: It usually involves a number of site visits to ensure management and contractors understand their roles and responsibilities and are applying the correct legal, industry or company standards.

Our visits, which we try to make every 3-4 weeks, help us to understand what the division and its developments are doing and identify where improvements can be made.

Ben: After almost 6 years of working on the SHE team, I haven’t figured out what a typical day is yet! I can generally be found at one of Barratt London’s developments, monitoring SHE compliance. Other work such as auditing divisions, communicating with sub-contractors and providing training also play a big part. I consider myself really fortunate to be in this role and I see the SHE team as key players in keeping our workforce healthy and safe.

What do you enjoy most about your role?

Ian: There’s great satisfaction and enjoyment being part of a team, both at a Group level but also at a divisional and site level. I also feel a huge sense of achievement for the contribution SHE Managers make in reducing the potential for accidents and ill health for employees and contractors, and in helping to create a safe environment.

Ian: Another challenge is staff turnover, which we’re all aware can be significant at times in construction. For myself, the priority is ensuring that employees receive the right training and support so that they can settle into their roles and thrive.

Are you currently involved in any Groupwide Health and Safety projects? If so, what are they and how will they affect the business?

Ben: I’m really proud to be the SHE team lead on our mental health and wellbeing strategy – as an ex-soldier it’s an area I take a deep interest in. I have been working with Group HR to develop our partnership with Mates in Mind and we’ve launched a new mandatory SHE course. All line managers will attend a ‘Manage the Conversation’ course which will help them to spot the signs that someone’s struggling with their mental health.

Ben: I enjoy the variety of my role most – the job is really dynamic but it keeps things interesting and even exciting at times.

It’s good to know that at the end of the day I may have made the difference in someone going home safely and healthily to their family.

What do you find challenging about your role?

Ben: Given the complexity of the construction works that we carry out, there are many technical aspects that require real consideration and focus just to gain a basic understanding. There’s often a balancing act between delivering important information quickly whilst maintaining positive relationships.

Accident investigation can also be tricky, where we need to gather information accurately and quickly. Ultimately, you have to find a way of reducing the likelihood of a reoccurrence and advising the workforce accordingly.

Family is really important to me.

I love spending time with my Labrador, Benson, and my nephews – they have me wrapped around their little fingers!

I love to cook so it’s great when we get the whole family together.

I like a bit of culture as well so you’ll find me at the theatre or in a museum at the weekends.

Your dream holiday destination?

I would love to do the Inca Trail in Peru or visit the orangutans in Borneo.

And what’s something most people don’t know about you?

I am a bit of a petrol head – I love cars and bikes! My uncle used to race superbikes and my dad was a dragcar racer so I couldn’t really get away from them growing up! I was 3 when I had my first go on a motorbike... my uncle, after one of his races, decided it would be a good idea to put me between him and the handlebars and take me for a spin around Donington racetrack – amazing!

Though I am not sure my mum has ever really gotten over it!

The Big Interview Amy Richardson We spoke to Head of Legal, Amy Richardson, who joined Barratt last year to find out more about her priorities in the role and what made her join Barratt.

Can you tell us about the different things Group Legal look after and how they support the business?

Wow, where do I start! You name it, if it’s anything remotely legal, then chances are, it’s passed through me or my team in some way!

Obviously we deal with property related legal matters, though there is a rather extensive panel of external lawyers involved in this day to day, but there is actually a lot more we cover. Yes, there are currently three property lawyers in the team but we also have three non-property lawyers, and a team of administrators too. Between us, we cover everything from subject access requests through to promotional T&Cs, IT and construction contracts, complaints, disputes, litigation… the list is endless!

Essentially, me and my team are here to support the business in achieving its aims and objectives. We try to offer pragmatic and commercially focused advice and help the business identify and avoid unnecessary risks.

Having recently joined Barratt, what insight do you have from working in other sectors?

One thing is for sure, I have a lot to learn when it comes to actually building houses – being used to building wind farms and power stations before now! That said, I am very excited to be on the journey with Barratt and learning something new.

Before Barratt, I worked in the energy sector for E.ON, both in the UK and in Germany. Whilst the role I have here at Barratt is different in many ways, it is very similar in others. Essentially it’s about finding solutions to problems and tackling issues head on.

A common theme for all big business is public criticism and political scrutiny – I don’t think a day went by when I was with E.ON where the Big Six energy companies weren’t in the news. I see a similar thing happening with Barratt and the wider sector. Even in the short time I have been with the organisation, I see how invested we all are in delivering good quality products and looking after our customers – striving to be best-in-class. Our biggest battle however is to be able to cut through the negative noise in the media and consistently demonstrate that we actually live and breathe our mantra of putting the customer at the heart of everything we do.

I hope that my wider experience outside of Barratt can help to bring fresh perspective on how we can do this.

What persuaded you to work for Barratt and why?

Don’t get me wrong, I loved my time with E.ON but I was ready for a fresh challenge.

When I was looking at job roles, there were a number of great opportunities out there with really good companies but, I just sensed Barratt was the right one for me.

From all of my interactions with the company during the interview process, I felt as if I fitted in and could really make a difference. The Barratt Priorities and Principles resonated with me, especially our Vision of putting the customer at the heart of everything we do. I felt I could become part of the Barratt family.

That’s what this is, a family – you can be having the best or worst of days but you know you aren’t alone in that. There is a genuine team spirit across the whole organisation – everyone working together to achieve the best outcomes for the business and its customers. There is such pride in what we deliver and that is a real attribute to Barratt, of which we should all be very proud.

What are the key priorities for you as Head of Legal?

Well, Group Legal is a support function so, that means me and my team should be and are here to help the business achieve its aims and objectives. I want to make sure we are providing the right support at the right level and ultimately adding value to the business. It is my strong belief that a successful Group Legal team is one which is working in trusted partnership with the business – hand in glove – we all want to see the business thrive at the end of the day!

We aren’t here to obstruct or ‘police’ the business. We are here to help not hinder. We can offer up solutions and try to unlock issues you might be having and find ways through difficult or legally tricky situations. Yes, there will be times where we have to say no to things but we should only be doing this as an absolute last resort, where it is in the best interests of the business overall.

From your brief time at Barratt, how do you see the industry changing over the next 20 years?

As a developer, we consume a lot of energy in building great homes. With a serious focus on climate change, we are going to be forced to implement more energy efficient ways of doing business and be even more mindful of the products we are using in doing this.

I think we will be taken to task more robustly on building greener homes and communities, at prices that our customers can continue to afford, and that Modern Methods of Construction as we know them currently will become the norm, with more focus on further innovation and technology in the sector.

I think there will be an increased need for large businesses like ourselves to promote their purpose more and not just focus on their profits. We will need to continuously ask ourselves as a business, what are we actually contributing to the greater good in what we do and how we do it.

There are a number of different ways that we can achieve this and work with colleagues, divisions and local communities to make a real impact. We take a look at some of things we’re doing.

Charity partnerships We’ve launched a new three-year partnership with the Outward Bound Trust (OBT), helping young people from disadvantaged backgrounds to make positive changes in their lives. Over three years we will be donating £1million to give 2,400 young people the opportunity to attend one of their residential courses that help teach transferable skills

Following on from supporting Whizz-Kidz through the London Marathon and work placements in previous years, we’re now sponsoring their Kidz-Board for the next three years. WhizzKidz provide essential mobility equipment and support young wheelchair users to lead fun and active childhoods and realise their potential. The Kidz Board meet quarterly and represent young wheelchair users from their local area. They will be working on an exciting new project with us to look at dropped kerbs. We’ll be sharing more on this in the coming months.

Volunteering days!

Don’t forget that every employee is entitled to a paid volunteering day each year. The number of volunteer days taken in the last 12 months has more than tripled on the previous 12 months, but there are still thousands of employees missing out.

So why not get your team together and spend a day putting your skills to the test?

In Southern Counties, directors spent the day transforming the shared spaces at Sebastian’s Action Trust, the Exeter finance team spent the day picking up litter from Dawlish Warren beach and our Group Sustainability team spent time at the warehouse for Warrington Foodbank.

Divisional matching Congratulations to all of our divisions on their fundraising efforts over the past few years. In 2016 divisions raised a total of £628,000 including Group matching, in 2019 this figure was £1.6million. This is a fantastic achievement from all of our colleagues around the business to help support causes that matter to you.

Barratt & David Wilson Community Fund Last year we launched the Barratt & David Wilson Community Fund which sees divisions donate £1,000 each month to good causes in their areas, across the country. In the past year we were able to support more than 300 different charities and donate more than £300,000 to good causes chosen by divisions, helping you to give back to the communities we work in.

ur people are crucial to the success of our business, which is why we’re continually looking at ways we can support them in their development, support their needs and also look at how we can make Barratt a great place to work.

Our sponsored degree programme, which is endorsed by the Home Builders Federation, runs over five years and enables employees to gain a Bachelor of Science degree in Residential Development and Construction while working full time. Since 2013, 129 employees have enrolled on the course and in November, our second cohort graduated from Sheffield Hallam University.

One of the graduates, Grace Palmer, a Technical Project Manager from our Southampton division, said: “After joining as an apprentice following college, I was very fortunate to be offered the opportunity of further education and I started on the programme whilst working full time. Throughout the course, I learnt many skills applicable to my job role that helped me progress to the role I am in now. The degree programme enabled me to apply what I learnt in the classroom to what I was doing on the sites that I was involved with. Completing rotations within each department as part of the course also helped me gain a better understanding of my colleagues’ roles. I am very grateful that I was given the opportunity to complete my BSc (Hons) degree and progress within the business.”

Mental Health awareness is an important issue for businesses to consider, with one in four people experiencing a mental health issue in any one year.

We are striving to reduce the stigma and encourage all our employees to speak up if they are struggling and to look out for others who they feel may be affected.

As part of this, alongside our Health and Wellbeing communications where we’ve promoted the services and support available to employees such as our Employee Assistance Programme, we have partnered with the mental health charity Mates in Mind. With their focus on improving mental health in the construction industry, we are rolling out their ‘Manage the Conversation’ training to all of our line managers to support colleagues to look out for the signs that someone is struggling.

Celebrating Long Service

ur long service awards policy celebrates and rewards those who have shown loyalty and commitment to the business. We now recognise colleagues locally from five years onwards with a cash award as well as a certificate and letter at five yearly intervals. For those achieving 20 years and more they also receive an invitation to our annual Long Service Celebration Dinner.

We spoke to Karen Pettitt, Accountant at our Exeter division, who joined Barratt 20 years ago. We hear about Karen’s journey at Barratt and about the changes she’s seen over the years.

Q What have been the biggest changes you’ve seen?

Karen Pettitt

Q What has kept you at Barratt for this amount of time?

Well I love the diversity to be honest. I have been lucky to have been involved in many different projects. My job allows me to be involved with a variety of tasks and every day brings new challenges – it definitely keeps me on my toes. Barratt really is a great company to work for and as I see it the grass is not always greener on the other side. I see myself staying here until I retire!

There have been so many changes over the 20 years I have been at Barratt but certainly four major changes that come to mind are: I T: When I started I remember Surveyors were sharing computers, purchase ledger invoices were input into ‘Dumb’ terminals and we had no IT department – now we have a good support team to help us.

Q What has been your highlight whilst working for Barratt?

R: This department also never existed back in the day H but now we have much improved support, benefits, communication and I could probably go on forever.

Back in 2004-2007 I actually worked for Group office as Business Systems Manager with a team of Regional Managers, implementing new systems which I loved. I travelled around the country, met a lot of people, interacted with consultants from COINS and learnt lots and lots of new things – I definitely remember this time as very rewarding and it just shows that working for Barratt you are given opportunities if you show willingness. This opportunity was given to me as I had requested, in my PDR, a desire to be involved in implementing the new finance system – unbeknown to me Group decided at this point to start up an actual IT department and asked me to join them.

he Group continues to implement Modern Methods of Construction (MMC) across the business. We have delivered our 2020 target of 20% legal completions a year early, with 20% achieved in FY19. This has been delivered through a combination of component and panelised methods. There is still plenty more for us as a business to do though and we have set a new target to build 25% of homes using MMC by 2025. We take a look at some of the benefits of using MMC and find out how our divisions are implementing different methods.

Benefits of MMC

Barratt Group Design & Technical have been working in partnership with our Manchester division to trial more advanced MMC systems on the King’s Quarter development near Warrington.

Increased build speed

The trial is part of the wider government-supported project, Advanced Industrialised Methods for the Construction of Homes (AIMCH), with the goal to deliver high quality MMC and offsite homes faster, more reliably and at the same cost of masonrybuilt homes in collaboration with other companies.

The advanced MMC systems were trialled throughout October and November 2019, with six closed-panel timber frame units incorporating: • Factory fitted windows with pre-fitted cavity barriers • Chipboard decked flooring cassettes

Timber Frame In F Y19

The North East division is approaching 30% timber frame units.

After completing a number of small sites, three large timber frame sites started in September 2017 in Newcastle, Stockton-on-Tees and Spennymoor totalling 542 units. The division constructed 147 timber frame units in FY18 and 207 units in FY19.

Timber frame is the most used MMC across the Group. In our Summer 2019 issue, we covered the Group’s acquisition of Oregon, a timber frame manufacturer, to support our increased use of timber frame across the business.

Timber frame is an alternative to traditional concrete blockwork, utilising panelised, engineered frames that are manufactured in a factory-controlled environment and then assembled on site.

A finished timber frame home can be constructed in 10-12 weeks.

North East

There are 220 timber frame units under construction at Jubilee Gardens, a popular development of 2, 3 and 4 bedroom homes. It has great transport connections and is less than two miles from a fantastic selection of restaurants, bars and independent coffee shops in Norton Village, Stockton-on-Tees.

Manchester Our Manchester division has demonstrated a fast uptake of timber frame, starting in September 2018 at Nomvula Park with 79 two, three and four bedroom homes in Knowsley, Liverpool.

Four further sites began in February 2019 across Stretton and Hattersley with 357 units planned across these sites.

Within the first six months of construction on these developments, the division erected 138 plots. This contributed to a total of 279 timber frame units handed over by the end of November 2019.

Bristol The first phase of development at Birds Marsh View in Chippenham, which comprises 60 units and is part of a wider community that will include a local centre and primary school, utilised timber frames and was completed in December 2019.

The Site Manager, Matt Lloyd said: “I have found the overall experience of using timber frame, coming from a traditional build, a complete eye opener. We are inside working on the plots as soon as we get the roof on, which could be as early as day four from when the frame lands and means we are totally dry within the first two weeks and ready to plasterboard. All of the trades like it as there is a continuous flow of work and they can see the work in front of them.”

Our Dunstall Park development, near Tamworth town centre, is well suited to MMC as it is flat lying with good access and utilises the Barratt 2016 housetype range. The division is using a local carpentry sub-contractor who has been trained to install the system with work progressing well and the division on target to deliver around 100 legal completions for FY20.

The large format block (LFB) system is a storey height, aerated concrete panel (the same material as our traditional blocks). A team consisting of three installers and a crane operator assemble the shell of the home, which includes the inner walls, floors, roof trusses and insulation.

West Midlands

The division has used LFB across six sites over the past three years.

Steven Cartwright, Construction Director, said: “Using large format block enables us to build more units faster, with less pressure on our bricklayers plus we’re also seeing quality construction being achieved. The site team and follow-on trades have fully bought into the concept”.

Bristol White Church Court is a development of 3-4 bedroom homes in the village of Whitchurch, south of Bristol. To meet the division’s anticipated sales rate, MMC was utilised due to its faster build speed. This was Bristol’s first full LFB site and the system is now used on a number of other developments across the division.

The Contracts Manager, Blake Kendall said: “Using the system gave us an impressive time saving over traditional brick and block masonry, meaning we could finish on site faster than initially predicted. The added benefit of using LFB is the little impact on follow-on trades due to the system using the same materials as traditional masonry”.

Biodiversity update We’re passionate about making sure our developments are great places to live for both homeowners and wildlife. That’s why we’ve partnered with the RSPB, the UK’s largest nature conservation charity, since 2014.

Together, we made it our mission to improve the way in which nature and wildlife are incorporated into our new communities – and we’re very proud of what our partnership has achieved so far.

To encourage local wildlife to thrive in our developments, we have a number of initiatives in place, from planting an average of 20 shrubs or trees for each home that we build, to helping save

British pollinators by changing the way we landscape open spaces and show home gardens at over 400 developments nationwide.

We’ve created a poster, which is available on Our Place, to help raise awareness of our fantastic partnership and celebrate some of our success, including our awardwinning swift brick and our approach to show home gardens with our guides.

Wildlife friendly gardens As part of our partnership with the RSPB, last year we created our show home garden guide which offers guidance to divisions on designing a garden that is not only effective from a sales perspective but is also wildlife friendly.

Our Yorkshire East division recently unveiled their gold standard show home gardens at their Fairfield Croft and Poppy Fields developments to nearby primary schools. At both developments, as well as having a go at planting themselves, pupils received an educational talk from the garden designer and learnt about the importance of bat boxes, swift boxes and bug hotels, and how they could take steps to encourage wildlife in their own gardens.

Seeds and Christmas trees in the South West The team at South West has taken a number of steps to encourage their customers to give nature a home. At their Ladden Garden Village development in Bristol, which has a high profile regarding biodiversity, the division provided customers with lavender plants, bird boxes and seed packets printed with the development’s logo, along with booklets informing them how they can implement measures to improve biodiversity in their gardens. And over the Christmas period, they provided customers completing on all developments with ‘grow your own Christmas trees’ in hessian bags.

Swift nesting bricks Our divisions are continuing to give homes to swifts and other small nesting birds on their developments by installing swift bricks. These are integrated into the fabric of homes at a high level and coloured to match the brickwork. Breeding swift numbers have been decreasing rapidly. One of the big problems is that many holes in old buildings are destroyed during restoration work, and new buildings typically don’t have holes that they can nest in. Adding swift bricks is a really simple way to help save the swift for future generations.

Alex joined Barratt in December as the new Biodiversity Coordinator, having previously worked in ecological consultancy.

He will be assisting Helen Nyul, Group Biodiversity Manager, in growing and embedding the swift nesting box project, providing support to the divisions in matters relating to Biodiversity Net Gain and Wildlife Friendly Garden Submission. In addition, Alex will be working with our partners at the RSPB to develop and implement the goals of the partnership’s work plan.

e take a look at fundraising activity and social events that have been taking place across the business in recent months.

Many of you have been using your paid day of volunteering to support local causes.

Dominique Moscardini from West Scotland completed the Paris Marathon last year in 4 hours 8 minutes, a personal best, raising £4,495 for the Glenbervie Care Home Mini Bus Fund, with help from individual matching.
