The start of spring has seen committed buyers re-enter the Auckland residential property market with sales for September being their highest in the month for four years.
“It was a great start to the spring buying season,” said Peter Thompson, Managing Director of Barfoot & Thompson.
“Buyers were committed, and there was a general feeling that now was the time to act before prices started to increase.
“We sold 1,032 homes in the month, a 13.8 percent increase over the number we have sold on average over the previous three months.
“It is the first time we have sold more than 1,000 homes in the month of September for four years and is only 60 homes less than we sold during September 2020 when the market was heading towards its peak.
“Buyers were conscious that prices have remained stable since the start of the year and that this settled pattern may not last for much longer.
“The median sales price for the month was $930,000, the lowest it has been for four months, down 2.1 percent on August’s price while the average price was $1,089,686, down 0.8 percent on that a month previously.
“A positive aspect about the month’s prices is that the average price was 0.8 percent higher than its equivalent in September last year and the median price was only 0.5 percent lower than its equivalent last year.
“The four-year trend, when the monthly median and average prices failed to reach the previous year’s equivalent, may be ending.
“Property in the under $750,000 price category continued to sell well in September, accounting for 26.5 percent (or 273) of all the homes we sold in the month. Homes in this price category are proving particularly appealing to firsttime buyers and investors.
“A combination of new builds and existing homes saw new listings for the month reach 1,781, which was excellent for early spring and brought the end-of-month stock level to 5,775.
“September was a quiet month for sales in the above $3 million price category, with 12 sales.
“The spring effect was also felt in the rural and lifestyle market with September sales reaching $73 million, the highest September sales for five years and our second highest monthly sales figure this year.”

In our recent editions we have discussed getting ready to sell, different sale methods and the marketing tools we use for your campaign. This month, we explore what to expect from an Open Home.

During the first week of your campaign, we will introduce your property to our colleagues from Barfoot & Thompson. Internally, we call this a ‘caravan’ – our Salespeople will view your home on the Tuesday morning before the first open home. Your listing agent will confirm times with you and the caravan will include agents from surrounding branches. Our Salespeople will visit to familiarise themselves with your property, so they know more about your home and can then contact their own personal databases of potential purchasers. This is an important first step to maximise exposure in the market and ensures that the Barfoot & Thompson team are working hard for you. Your Salesperson will have most likely set an Open Home calendar with you when they listed your property. Open Homes are generally held on the weekend, on some

occasions they may be supplemented by mid-week times or special viewings. We usually run an Open Home for a period of 30 minutes, but your agent will arrive a little earlier to set up and will stay until the last visitor has left. We try not to turn anyone away, so would recommend planning to be out of the house for at least an hour during the viewing times.
To prepare for the inspections we recommend you open some windows to air the house out and perform a thorough clean, tidying away everyday objects and children’s toys where applicable. If you have pets, try to keep them outdoors for a period of time before inspections start and if possible take them with you when you leave the house – some people are afraid of dogs/allergic to cats so it is best if you can minimise any of these potential problems.
Put the heating on in winter and cool air in summer if you have it so your home is a comfortable temperature when people walk in. The lights should also be on, even in summer - it helps that all the rooms are the same brightness.

While you are away your agent will greet all visitors at the main entrance and take note of their name, phone number and email where possible. We do not let anyone enter your home without at least getting a phone number from them. Visitors are left to walk freely through your home but our agents will always greet them again before they leave and answer any questions they might have.
We stay alert throughout the open home but it is recommended that any ornaments or belongings of sentimental or monetary value are put away for safe keeping prior to the Open Home.
At the end of the Open Home your agent will lock all doors and windows, turn off the lights and send you a quick text or call you to let you know they are leaving.

When Open Homes have finished for the day your agent will call back all the visitors and document any important feedback or comments for you. In the following days your Salesperson will prepare feedback from them to discuss with you either by phone, email or in person, at which time you can ask any questions you might have.
