Management It is important to note that long-term rentals are deemed to be 90 days or longer in duration and therefore fall under the Residential Tenancies Act. Properties leased for a period less than 90 days are deemed to be ‘holiday homes’ and are not governed under the Act. Though the short-term market may appear attractive to those looking to maximise short-term income, the increased turnover does tend to increase property wear and tear along with vacancies. Furnishing, appliances and bedding also needs to be supplied and maintained.

Over the last five years, the average tenancy within Barfoot & Thompson has increased from 17 months to just under 24 months. Tenants are increasingly looking for a home for a longer term.

Fee and structures

Furniture packages

Barfoot & Thompson have a flat fee structure.

There are no additional charges for administration, inspections, credit checks, tribunal work or advertising.

If required, we can facilitate the installation of furniture packages. This is done through a professional company that specialises in furnishing top-end apartments.

– 7.5% + GST + letting fee—payable by owner

Below is an estimate of furniture package costs:

– 8.5% + GST all inclusive

– 1-Bedroom: $12,000—15,000

All funds are held in an audited trust account at all times. Funds status, access to statements, end of year financial statements, inspection results, tenant paid-to dates and much more is readily available to landlords through their portfolio manager.

– 2-Bedroom: $15,000—18,000 The packages include delivery and installation of the furniture and chattels and the removal of rubbish.

Packages are comprehensive and include everything such as utensils, wall art, lounge suites and beds.

Additional charges will apply for furnished properties.

Professional photography can be organised at an additional cost to maximise the online impact of each property.

Initial consultation

We identify the management service that meets your needs and help you complete all the paperwork needed.

Account activation

Property viewings

We set up your account into our management system.

This account includes all your property details. All future quotes, repairs, maintenance and information to do with your property will be linked to this account and can be sent to you easily whenever you require it.

We conduct viewings of your property by appointment on your behalf. Our book-a-viewing system helps us manage these efficiently for you. Ask us for more information.

Marketing We organise all the marketing for your property (in-line with your agreed marketing strategy and budget). This can include advertising copy, sign boards, photography, floor plans and video.

Tenant applications We know that the success of your investment means finding you a quality tenant. We thoroughly check every tenant who applies to rent your property. This includes looking at employment references, past rental history, credit checks, tenancy tribunal checks and more.

Approval

Pre-inspection

Once we’ve screened the applications, we present these applications to you so you can make an informed decision of the most suitable tenant for your property.

Everyone is different and you may or may not want to be involved in this part of the process, the decision is yours.

We complete a full inspection of your property, including water readings and body corporate information (if applicable).

Notification Once an appropriate tenant has been selected we notify them quickly to avoid losing the tenant to other property.

Preparation We organise all final paperwork, monies and lodgement of the bond. If your property or a tenant is departing, they will be responsible for maintenance completed and all chattels are documented.

Handover Once a full inspection is completed and recorded, we hand over keys to your new tenant on commencement date.

Receiving rent payments Unlike many property management companies, we collect rental funds from your tenants and hold them in an audited trust account, so you know where your money is at any time.
