New Generation Coming
Confusing choices Like vhs vs beta back in the day. For now, we’re liking Z-WAVE. It has the most widely accepted support system. ZigBee has a narrow offing with a few cable companies. Bluetooth is limited to on-site control. Wifi works great, except for battery powered devices like door locks. Wifi has larger current draw causing more limitation on battery life.
Copper Creek offers most competitive priced Z-WAVE in two distinct styles deadbolts
Kwikset Smartcode is also Z-WAVE and has become standard nationally on some production home builders. The smartkey is an added bonus as well as Microban antimicrobial protection standard on satin nickel finishes. Soon to offer deadbolt with built-in WiFi. Battery life may be questionable
Schlage offers a deadbolt with a plug-in WiFi adapter that must be purchased separately. Extra cost, but going around WiFi high-current demand. Soon to have built in WiFi and again the battery life may be questionable. We know in the past, Wifi has been unable to compete with Z-Wave technology

Welcome
to the 2019 Parade of Homes Alton Lister
HBA President
On behalf of the Board of Directors of the Home Builders Association (HBA), it’s my pleasure to welcome you to the 61st annual Parade of Homes. Every spring, Northwest Florida builders are working hard and putting the finishing touches on each Parade house. If you’re in the market for a new home, the Parade of Homes will afford you the opportunity to see homes of all shapes and sizes complete with valued amenities.
In terms of cutting-edge technology and features, make sure to see the HBA’s American Dream Home, which is a Natural Gas Advantage Elite Home, built by Thomas Home Corporation, in the gated community of Carrington located just off Hwy. 29 on Quintette Road. The Dream Home’s floor plan is designed with open living areas that is hospitable to indoor and outdoor entertaining. The Dream Home is a spacious 3,364 square-foot, with four bedrooms and 3½ bathrooms including an oversized master bath, and a spacious multi-purpose room. I am very thankful to Thomas Henry of Thomas Home Corporation for building this beautiful home for the HBA. Also, we could not do this project without the help and support of our Dream Home Donors, and our major partner in Pensacola Energy. Pensacola Energy Marketing Manager Jill Grove and her team did a remarkable job. Make sure you view the Dream Home Donors list and if you see something you like in the Dream Home, contact one of the donors. I am sure they can be of service. The Dream Home may have what you’re looking for with features that are essential on your must-have list. Do other home buyers have similar preferences, like you? A recent survey from the National Association of Home Builders (NAHB) reveals what home features are among the most wanted this year. First-time buyers and existing home owners ranked features based on how essential they are to a home-purchasing decision. Home buyers ranked a laundry room and energy-saving features such as Energy Star appliances, windows and whole house certification among the most wanted home features. More than a third of home buyers deem a patio, garage storage and exterior lighting as must haves for homes. When asked specifically about kitchen features, a walk-in pantry, double sink, table space for eating, a central island and granite/natural stone countertops were ranked the most wanted by 75 percent or more of all buyers. Two-thirds of buyers checked stainless steel as their preferred color for appliances. Are home buyers interested in unique home layouts or more space than what they currently have? By a significant margin, home buyers prefer
open layouts. The amount of space varied across generations. Millennials wanted more space than what they currently have whereas seniors are looking to downsize. Recent trends show the size of new homes has been decreasing since 2016; fewer have four or more bedrooms, or three or more bathrooms. Single-family detached homes have always been the first choice for an overwhelming majority of buyers, while home location preferences varied across generations. Nearly a quarter of millennials would like to buy a home in the central city, more than twice the rate of any other generation. However, almost twice as many millennials would prefer to live in the suburbs, a preference shared by a majority of Gen Xers and Boomers. More than 80 percent of seniors prefer the suburbs. A commitment to energy efficiency continued in 2019 among home buyers. Buyers are willing to pay extra for a home if it means more energy savings on utility bills. In addition to Energy Star items, most wanted energy-conserving features include efficient lighting, triple-pane insulating glass windows and insulation higher than required by code. Unlike other home preferences, interest in home technologies was strong across all generations. Home buyers indicated their interest in technology features designed to enhance the security of their homes. The top three most wanted technology features are security cameras, a video doorbell and a wireless home system. Home buyers were divided about the need for technology features to be responsive to voice commands. I encourage you to visit the 53 homes scattered throughout Escambia and Santa Rosa counties. Special thanks the home builders who have entered homes into the Parade including Acorn Fine Homes, aDoor Properties, LLC, Adams Homes of NW FL, Avant-Price Builders Group, LLC, Breland Homes, Classic Homes of Pensacola, DC Homes of Pensacola, D.R. Horton, Inc., Flynn Built, Henry Company Homes, Paragon Custom Homes, Pensacola Habitat for Humanity, Samuel Stevens & Associates, Thomas Home Corporation, Timberland Contractors, LLC and Truland Homes. The Parade of Homes is brought to you by the HBA, Thomas Home Corporation, Pensacola Energy, Ballinger Publishing, WEAR TV 3, COX, WCOA 1370 AM and Nash 102.7 FM. This year’s Parade is set for June 8 through June 16, with weekend hours from 12 pm to 6 pm and weekdays 3 pm to 6 pm. In closing, there’s never been a better time to buy a home with historically low interest rates. Whether you are a potential home buyer or home builder, the Parade of Homes has something for everyone. For more information go to www.ParadeofHomesPensacola.com.

believe I have mentioned once or twice that I love looking at houses. I have no intention of moving anytime soon, but I still peruse the MLS and Zillow a few times a week. I enjoy looking at what is available and how the different neighborhoods are growing and changing. I tell you this because it is time for the Home Builders Association of Northwest Florida’s (HBA) annual Parade of Homes. We are thrilled to partner with the fine folks at the HBA this year to bring you the official directory and guide for this years’ tour. Featuring more than 50 properties, this event is a smorgasbord of expertly built homes—all available for the public’s touring pleasure. From June 8–16, attendees can check out the variety of floorplans, products and amenities that are trending in home design and construction—all for free! Whether you’re a real estate voyeur like me or you are actually in the market for
a new home, the Parade will surely offer loads of inspiration and maybe even your dream home! As for me, I’m still working on my 118-year-old house at a snail’s pace. I love old houses, but seeing some of the amenities in these new builds makes me consider buying something newer and more energy efficient. Who knows, maybe I’ll be the one to find my dream home in the 2019 Parade of Homes! Since June is traditionally our Home and Garden issue, you’ll also find all sorts of advice, inspiration and information on a variety of related topics. It’s a big issue, too—164 pages of locally focused home, garden and real estate news and articles. From garden design to remodels and from financing to grilling, this issue is chock full of useful ideas for your home. Hope to see you at the Parade!

here are plenty of great success stories that awe and inspire us. Amazon, Facebook, Apple and Nike are among the most notable in recent times. They all had a creative genius behind them before their empires were born. Each is equally brilliant in revolutionizing their individual industries, and because of Jeff Bezos, Mark Zuckerberg, Steve Jobs, and Phil Knight, shopping, communication, technology, and athletics will never be the same. There is no doubt that each of these significantly changed the world. However, I recently had the wonderful opportunity to spend Mother’s Day in New York with my daughter, who surprised me with one of the most thoughtful gifts ever- theatre tickets to see “Aint Too Proud”, the story of the great R&B band the Temptations, who first climbed to the top of the charts in the 1960s. She did this for me because, first, she knows how much I love theatre and second, because she is fully aware of my great love of Motown. Born in Detroit, the Motor Town became Motown, one of the greatest music genres the world has known. My kids grew up listening more to my music than music of their generation and they still share the love. What is the connection, you may ask, between famous game changers and my Mother’s Day moment? Simple. Berry Gordy, Jr. Like the other entrepreneurs, Gordy had an idea and his idea changed music and culture and we still feel the effects. Racial tensions spiked in the 50s and 60s, so it was unheard of for someone to come along and actually create a product that pretty much blurred, if not erased, racial barriers. And Gordy did 100 Pensacola Magazine
concert and look in the faces there. Awe. Joy. Happiness. No one could dress and move the way they did. Only one of the original 5 still lives but replacements come and go, a testament to the public’s desire to keep them on stage. There is just no substitute for something so original and so talented.
just that. I went to junior high and high school in Alabama, and we were more than aware of the racial divides. But at dances the music brought us together in mutual appreciation. While watching a great act like the Temptations, we never thought about color. We only thought about how awesome they were. But their schtick was not accidental, it was the calculated brainchild of Gordy. He knew the only way to make it to the top in the music world was by crossing the lines and appealing to black and white, alike. This was not without challenges and pain. Even within the original group (there have now been 24 Temps) there was disagreement about the songs. Like a strong disciplinarian parent, Gordy laid down the law and the rest is history. And, oh so much sadness along the way, as is often the case in the world of entertainment. Drugs, cheating and disease were only a part of the drama, and those kind of illnesses are not unique to any one race. The play was great. It was fun, entertaining, and reminiscent of a crazy time in our history. Huge photos dot the background during most of the numbers, depicting the social turmoil of the era. But, fan the crowd in photos during a
Berry Gordy’s music experiment changed more than just records. I honestly think that during the late 60s and 70s music was the common language we found that allowed us to grow in maturity about race relations. And shows like “Aint Too Proud” are great vehicles for open honest discussion with your kids about what it was like during that time with politics, culture, and family. My daughter was thoughtful with her gift, but in so many ways that she didn’t know until later. You can’t help but talk about the times and what this music meant. She probably got far more of mom’s stroll into the past than she had bargained for. Maybe there’s another Berry Gordy, Jr out there who can mobilize orchestras into a machine that will overcome social tensions. One can hope. June Birthdays 7 19 21 22 25 30

up your grill game Burgers. Dogs. Brauts. Skewers. Steaks. For grillmasters and backyard warriors everywhere, these words are almost synonymous with summer. Pensacola has no trouble turning up the heat all on its own during the summer months, and there’s no better way to beat the heat than with a day spent by water followed by a perfectly charred cheeseburger with all the fixings. Shopping for either your first grill or an upgrade can be daunting, what with all the different types of grills, features and prices. Understanding the advantages and disadvantages of different types of grills can help you find the right one for your budget. Bryan Nobles has been helping customers at Pensacola Hardware find the right grill for their needs for years. We asked him all about different grills, and what shoppers should look for to ensure they come away satisfied and ready to feed the whole family. 102 Pensacola Magazine
Charcoal Arguably the most ubiquitous grill found in backyards and campsites everywhere is the humble charcoal kettle. These no-nonsense cookers have one job: suspend your food over a bed of hot coals. Nobles said these classics are great for the basics. If all you want to do is grill some burgers and dogs for game day, the charcoal kettle will get it done. “A basic charcoal grill would be like a Weber Kettle, that’s always affordable and a good product,” Nobles said. “Cooking on charcoal is going to give you better flavor and a good sear.” When it comes to fuel, you’re going to be choosing between briquettes and lump charcoal. Many experts recommend lump charcoal these days as it contains no additives and burns hotter
by will isern
than briquettes. Briquettes on the other hand will maintain a steady temperature and burn longer than lump charcoal. Briquettes are also cheaper. Features you may want to consider looking for on a charcoal grill will be those that give you some control over the temperature, such as a lid, dampers to control airflow, ability to raise and lower the coals and a thermometer.
Gas Gas grills are familiar to most folks and are prized for their convenience and temperature control. While the basic operation of a gas grill is pretty straightforward, these are often the most feature-rich types of grills on the market.
HOME+GARDEN Nobles said it’s hard to beat the flavor of a good charcoal grill, but that gas has many benefits. “In my opinion, you tend to get more flavor and better caramelization (on charcoal.) It doesn’t dry food out as fast as a gas grill,” Nobles said. “The benefits of gas are ease and convenience, and a little more safety. You can turn the flame right up or down, and when you turn it off you don’t have coals that are still there.” Many gas grills will utilize the familiar propane tanks, but homeowners with natural gas can consider having a gas line run to a permanent outdoor grill. Nobles said he’s helped many customers plan and build outdoor kitchens around gas grills, often incorporating a charcoal grill on the side. As for features, the list of available on options on gas grills can be extensive. While a basic propane tank grill can be had for under $200, higher-range units with side burners, smoker boxes and even rotisserie systems are available and priced accordingly. One recent trend in gas grills is the infrared burner. In a conventional gas grill, the flame heats the grates directly. In an infrared grill, there is an infrared element between the grates and the flame. The gas heats the infrared element, which radiates intense heat to the food. Proponents of infrared grills say they are good at searing meat, provide uniform heat and cut down on flare-ups. Many higher-end gas grills will incorporate an infrared burner alongside the traditional gas burners.
Ceramic Ceramic grills like the Big Green Egg and the Kamado Joe have become very popular in recent years. Ceramic grills are charcoal grills, but utilize a thick ceramic enclosure to distribute heat evenly and hold in moisture. Despite being an essentially ancient technology, ceramic grills are favored for their versatility, Nobles said. Casual grillers be warned, however, as prices for even a small ceramic grill can start at several hundred dollars, with larger units topping out over $1,000 or more.
KNOW YOUR GRILLS
Ceramic
If you’re prepared to drop that kind of cash, however, Nobles said ceramic grills are among the best that money can buy. “Ceramic grills have been around forever in China, they’ve been cooking on ceramic grills for 500 years or more,” Nobles said. “They started to become popular in the U.S. about 10 to 15 years ago, and they’re everywhere now. People like them because they utilize coals in a very efficient way. A small pile of coals will last a long time in a ceramic grill. Ceramic grills tend to keep things moist like chicken thighs that are susceptible to drying out. They’re also very versatile. They can be brought down to 220 degrees and left there low and slow or brought up very high to sear something like steak.” Ceramic grills are short on features and instead focus on doing one thing really well. The key here is to buy from a reputable brand to ensure you get good build quality.
Electric
Electric If combustibles are not an option, modern electric grills can get the job done. You won’t get any of the flavor imparted by charcoal or the caramelization of a real flame, but electric grills are convenient and easy to use. “Condos in particular are definitely a place for them, if they rules about no open flame, for example,” Nobles said. “I’d always go charcoal or gas, but if you’re down to that they will do things like hamburgers, chicken and fish. In regards to steak, they will do it but you’re not going to get that carmalization.” Benefits of an electric grill might include small size, temperature control, price and ease of operation. If you’re serious about your flavor, stick with a real flame.
Pellet Grills Pellet
CHarcoal
Gas
Compared to other types of grills, pellet cookers are relatively new, having first begun production in 1988. Pellet grills have become popular for their combination of real wood fuel and accurate temperature control. As their name implies, pellet grills use specialized wooden pellets as fuel. Pellets are first loaded into a side-mounted hopper, then drawn into a central chamber and ignited with a hot metal rod. A computer-controlled system determines when to add more pellets based upon the temperature setting. All these electric components mean pellet grills will need to plugged in. If you’re looking for the control of a gas grill with the flavor of real-wood charcoal, you may want to consider a pellet grill. Pensacola Magazine

Landscape Structures Provide Function and Beauty By Melinda Myers
Incorporate arbors, trellises and other structures into your designs when planning new or updating existing gardens and landscapes. These structures help form the framework of any garden, add yearround interest and provide years of beauty and function.
Utilize arbors to define and connect distinct areas of the landscape. Invite visitors into your landscape with a vine-covered arbor. Guests won’t be able to resist the invitation to enter and experience the beauty that lies beyond. Cover these structures with vines for seasonal interest, additional texture and blossoms. Combine two different vines to extend or double your floral display. Plant an annual vine for quick cover with a perennial that takes a year or more to establish and cover the structure. Beat summer’s heat by creating your own shade with vine-covered arbors. Plant annual or deciduous vines that let the sun and its warmth shine through during the cooler months. When the leaves return, they provide shade and

sling to prevent them from breaking off the vines.
Arbors are as much at home in the food garden as the flowerbed. Connect two garden beds with an over-the-top arbor. Grow pole beans, melons or squash up and over the Titan Squash Tunnel (gardeners.com). You’ll expand your gardening space by going vertical and help reduce disease problems by increasing the sunlight and airflow reaching the plants. Secure large fruit to its obelisk with a net, cotton or macramé
Dress up any home, garage or shed with trellises covered with flowering vines, climbing roses or an espaliered fruit tree. Provide space between the wall and trellis when mounting them to a building. The space reduces the risk of damage to the wall and the plants benefit from the added airflow and light. Many trellises are works of art in their own right, so when the plants Pensacola Magazine

go dormant the structure continues to dress up an otherwise blank wall. Whether you prefer simple squares and diamonds, circles, leaves or ceramic songbirds perched among the branchlike supports of the Enchanted Woods Trellis; select a design that reflects your personality and complements your garden design. Combine several trellis sections to create a decorative screen or bit of fencing. This is a perfect solution for creating privacy or a bit of vertical interest in any size or shape of garden space. Add colorful glass bottles and contemporary design to a vertical planting with a trellis like Gardener’s Achla Designs Vinifera Bottle Trellis. Use obelisks as focal points and plant supports in the garden or containers. They’re perfect for creating scale in the garden, especially when new plantings are small and immature. Select a support tall and sturdy enough for the plants you are growing. Add a bit of beauty and elegance when growing watermelons, cucumbers, pole beans or tomatoes. Train them onto decorative obelisks and they’ll be pretty enough to include in flowerbeds and mixed borders. Add more beauty and a bit of hummingbird appeal with scarlet runner beans. The bright red flowers are followed by green beans that can be eaten fresh or its large seeds harvested and used fresh or dried. Always consider the function, strength and beauty when selecting structures for your landscape. Team them up with plants suited to your growing conditions and you will benefit from years of enjoyment.

Reducing Single Use Items
Konserve Stainless Steel ◀UStraws offer an environment
friendly alternative to plastic straws and are durable with smooth, rounded edges for comfortable sipping.
By Emily Echevarria
F
rom the appearance of biodegradable paper straws where plastic ones were once stocked to the suddenly commonplace instance of coffee fiends handing over their own tumbler to the barista, there’s a growing consciousness among consumers regarding plastic, single-use items. Reusable grocery totes have been ubiquitous for years but items like to-go coffee and drink cups, plastic bags and baggies, plastic straws, plastic wrap and plenty of other items are under scrutiny from those looking to reduce waste in their homes and lives. Luckily, there are a bevy of strategies and products that can help on the journey to reducing plastic waste.
Mary Gutierrez, executive director at Earth Action, Inc. has been working on the issue of plastic waste for years, and said she is happy to see it gaining steam among so many people. Earth Action, Inc. is a 501 (c)(4) that works to promote effective change for environmental, social, and animal advocacy issues. Earth Ethics, Inc. is the associated 501 (c) 3 non-profit organization dedicated to helping the environment. “Earth Ethics has a plastic campaign that we’ve been working on for several years now,” Gutierrez said. “We also just recently become an official partner for the international/national organization Plastic Pollution Coalition.” The Plastic Pollution Coalition (PPC) is a growing global alliance of more than 700 organizations,
businesses and thought leaders in 60 countries working together on initiatives and legal actions that aim to reduce plastic pollution. These big-picture initiatives are a necessary part of reducing plastic waste, but individuals can make adjustments and change small habits to reduce plastic waste that can go unnoticed because of its prevalence. Being more mindful of plastic use and wasteful products, packaging, and general waste is a good place to start when looking toward more sustainable living.
The Last Straw

While something like a plastic drink straw seems like a small and humble convenience of daily life, it’s only in the last few decades that consumers have come to expect them in every drink they’re served

Reducing Single Use Items in restaurants or drive-throughs, and those hundreds of millions of straws used on a daily basis add up in both landfills and littering waterways. Data from the Ocean Conservancy's International Coastal Cleanup list indicates that straws place consistently in the top ten list of items found in cleanup efforts. Straws sit at number six, just below plastic bottles (the broad category of plastic pieces is number one).
▲ KoffieStraw's have an angled

Luckily, it’s also an easy thing to give up or replace with a more sustainable counterpart. Ever'man Cooperative Grocery stocks two options for reusable straws, a silicone straw by KoffieStraw, and a stainless steel version by U-Konserve. Both are perfect for your morning smoothie and easy to carry along for that iced latte you grab on your way into work. You can also support local business and buy bamboo straws from Bob’s Bamboo, a company that handmakes eco-friendly products with locally harvested bamboo right here in Pensacola. Robert Smyres was a landscaper and farmer by trade when he decided to upcycle some bamboo trimmings from a job. “I took some bamboo in my workshop and made my own set of a few bamboo straws and used them at home for another four or five years,” he said. Only about a year ago he started the Bob’s Bamboo business and says the response has been great. They’re available locally at East Hill Market, Shirley’s Cafe, Four Winds International Market and Geronimo’s Outpost on the beach, and he also ships them to clients in other parts of the country. The straws come in a variety of sizes – big and tall for smoothies or boba drinks, or thinner and shorter for cocktails or coffee. He also sells straw sets, and takes custom orders through the etsy shop SaveEarthProducts. The unique straws
are sturdy, dishwasher safe and last for years. He’s currently working on a reusable bamboo spoon to use with the icy treats served at the Rajun Cajun Sno-balls truck. Smyres says he hopes the business continues to grow and in doing so, inspires others to replace the plastic items in their lives. “A plastic straw may just be one thing to replace but it does remind people that if you try you can find something else instead of the plastic,” he said.
Modify Your Lifestyle
▼
It may seem like an insurmountable challenge to eliminate plastic waste from your life completely, but there are plenty of great places to start when it comes to at least reducing your impact. Gutierrez recommends taking stock of the single-use plastic items you use in your daily life and start with the low-hanging fruit. Maybe you dutifully bring your grocery totes to every trip to the store, but still use plastic produce bags that can easily be swapped for small mesh or canvas bags. Ever’man sells tote size ChicoBag products as well as a string market bag perfect for your avocado haul by Down To Earth. Also in the produce section, look for produce items that aren’t prepackaged. Based on your comfort level, Gutierrez says you might also talk to business owners about utilizing these types of unnecessary plastic packaging and advocate for a more sustainable approach. Considering your kitchen and eating on the go, Gutierrez suggests bringing your own silverware to use if you’re heading to a restaurant or cafe that uses plastic ware. For packing for lunches or eating on the go, plastic baggies are a staple, but there are plenty of other options. Most things you would carry

in a baggie could also be placed in a reusable container, or in a product like LunchSkins reusable bags, also available at Ever’man. In the bathroom, consider the bottles that encase things like shampoo, lotions, soaps, body wash and the like. Some of these items can simply be swapped for ones that don’t use plastic, like bar soap or shampoo bars that come wrapped in paper instead of wash that is packaged in plastic. You could also try a DIY approach to a few of these items and store them in reusable containers, like Freund Reusable Bottles from Ever’man. A Room with a View by Kaitlyn Peacock • Photos by Guy Stevens
A home on the water with a beautiful view can sell a house almost no matter how unappealing the layout may be. But that doesn’t mean you have to live in that clunky, dark space. One such house outside of Pensacola underwent a major renovation, becoming just as beautiful as the view out the window.
Leading the renovation was Interior Designer Constance “Connie” Crosby, a Pensacola veteran of classic, clean design. She was asked to bring her unique touch to a space that was dark and drab, opening it up and bringing a bit of the beauty outside to the inside. “Like most designers, I think our inspiration comes from nature, a lot of it, what’s natural,” she said. “For me, I’m kind of classic but with a fresh twist. I like modern touches, I like a clean look, I like very comfortable, functional spaces. And that’s the key to that house, it’s very functional.” The renovation included an entire overhaul of the kitchen and dining room areas of the house and changes to the living room as well. Walls were taken down, windows were changed or removed entirely and the space was brought together into a cohesive, workable environment. “The house was so dark and dank and it had been kind of a do-it-yourselfer, an add-on, it was just very vanilla,” Crosby said. “(The homeowners) are very warm and friendly people and I wanted a color that would advance and be light and happy. That’s how we chose our selection for the flooring, the cabinetry, the wall color, the basic master color palate.” While each space retains its individual personality and function, with different colors and styles to mark the area, everything is complimentary and works to build an elegant, serene space for the homeowners to entertain and live. Kitchen The kitchen underwent the most drastic of the renovations. Originally the dining area, the main idea was to use areas that were not being utilized efficiently as the kitchen was rebuilt. A small area at the back of the house was opened up, the walls taken down and a countertop added. The extra space afforded by the open walls was converted into a large pantry, which serves the needs of the homeowners, who love to cook and entertain. High-end appliances were brought in from Mobile to service the new kitchen, along with a custom sink. The half-moon window in the wall was taken out to make room for plumbing and the porthole window was expanded to a full-sized window to create a balanced atmosphere. A backsplash behind the sink was put in place by the homeowner’s brother and is made from marble statuary Moroccan tiles. At the homeowner’s request, extra cabinets were put in, the ones in the kitchen primarily consisting of pullout cabinets. The pullouts are easier to open and become more useful as people age and bending over can become more difficult. The practicality of both the space and the fixtures was very important, according to Crosby. A new countertop, which is a solid surface like high-end quartz, was placed where the wall was opened along with a replacement for the old countertop.

Dining Room While renovating what would become the dining room space, Crosby said she wanted to open up the space and bring it all together so it could be used as a functional entertainment area. To this purpose, she flipped the kitchen and dining room, facing the space toward the open windows and the view of the water. The most important feature of the dining room is, of course, the table, which is custom-built from Pensacola’s Armored Frog, along with the seat of chair. Made from a crosscut of Appalachian white oak, the table stands as the centerpiece to the room, Crosby purposefully bringing it into view to add texture to the space. Additional cabinets, some with glass to show the homeowners’ collection of china, were added to make the space more adaptable. The backsplash was made from hand blown Moroccan glass tiles and was designed to compliment the backsplash in the kitchen while being a bit more elegant. Before

Living Room Most everything in the living room was given a bit more than a fresh coat of paint. A new floor was put in, with help from the homeowner, according to Crosby, along with new Kohler fixtures and several new furniture pieces. The homeowners’ sofa was repurposed to fit the new, open space, a cocktail table was added and a rug was found to bring the room together. The rug is hand knotted wool that is custom faded to give it was washedout look. Crosby said the soft tones of the living room were chosen to bring the dining room and kitchen together and connect them to the outside space beyond the living room windows. The finishing touches, the small details, are what make the space such an inviting, relaxing place to cook, eat, party and live.

Homebuilders enjoy strong growth, but face shortage of lots By Will Isern
Homebuilders in Escambia and Santa Rosa counties have enjoyed strong growth and are eager to start on new projects, but face a shortage of available lots, regulatory hurdles and the uncertainty of a fastapproaching election. Homebuyers looking to downsize want nicer amenities, and those looking to build larger homes want to do so in upscale communities that are quickly reaching capacity.
Economists, meanwhile, foresee sustainable growth based on low unemployment and rising wages. The demand for new homes, they say, will at least keep pace and could outstrip the supply in coming years. Such is the landscape of the local housing economy halfway through 2019, based upon interviews with local homebuilders, economists and the Homebuilder’s Association of West Florida. It doesn’t take an economist to see that northwest Florida’s housing market has been growing steadily for years. New homes and subdivisions have sprung up left and right, especially in Beulah near the Navy Federal Credit Union campus and in desirable areas of Santa Rosa County. Rick Faciane of Classic Homes builds custom and semi-custom homes for affluent buyers in and around Pensacola and said his buyers generally fall in to two categories. “Pretty much our market is either people moving up or moving down, and that
sounds contradictory but its really not,” Faciane said. “People in their retirement years are moving out of homes up north or in California and are moving into Floridastyle living. So they’ll move into the low 3,000 (square footage) range, and a lot of them are even getting into the 2,500 to 3,000 range. They still have nice amenities, but not the size. Young people in the range of 40s and early 50s may be going up in square footage and size. They’re still in the area where they may be raising families and it’s not unusual for us to build a 4,000 square foot house for someone in their mid to late 40s wanting to move into a more affluent neighborhood.” Alton Lister of Lister Builders said the focus for many has shifted to quality of space over quantity. Gone are the days, he said, of cookie-cutter castles. “The McMansion trend has slowed down, I think we may have left that era,” Lister said. “People are putting more quality in less square footage.” Blaine Flynn, founder and owner of
Business Climate 129
Flynnbuilt, built more than 100 homes last year from Baldwin County, Alabama to Okaloosa County and said the homes that sell fastest are those that are the most affordable. “Our average sales price is dropping,” said Flynn “Which is telling me people are looking for more affordability right now. We’re not having to lower our price to move (houses) we’re just not spec’ing them out with every possible amenity. Those aren’t the kinds of houses that are moving.” As the local market has surged to life since the Great Recession, national and regional homebuilders like D.R. Horton and Adams Homes have taken notice and staked out considerable interests, capturing many of the area’s buildable lots. Many builders expressed concern that the area’s inventory of lots is running low. “The big dogs are in town and we’re getting more and more of them,” Flynn said. “Developers are moving in and they want to sell whole subdivisions versus smaller lots.” According to an inventory by MarketGraphic Research Group, the inventory of developed lots from Baldwin to Gulf counties has dropped by nearly half since 2009. In areas like Gulf Breeze, Navarre and Beulah, a quality lot can be hard to come by, the builders said.
David Peaden, Executive Director of the Homebuilders Association, said developers always have always had to deal with government regulation, but that some rules are over the top. The HBA helps developers navigate the to advocate the regulatory red tape and advocates for developerfriendly regulation.
“The problem is the lot. It’s not that we can’t provide the house, we can’t find the lot where we want to put that house. We have a real need for quality subdivisions. Homebuyers have got to put something somewhere where they know they’re not going to be upside down in appraisal values.”
“There’s always something in the construction industry that is volatile,” Peaden said. “It could be pressures on material prices that spike at certain times of year, it could be a natural disaster that hits and causes people to change what they were planning to do. And there’s always the regulation side. We’ve been fortunate on two out of three. “The volatility of lumber prices, we can’t control that, but on the government side in both counties we have growth related challenges,” he confirmed. A lot of regulations are over the top, cost more money and make it to where people can’t afford a home. What we’re seeing now in both counties and in Santa Rosa County in particular is a shortage of lot availability. It drives up the cost of land which drives up the cost of housing.”
“The problem is the lot,” Faciane said. “It’s not that we can’t provide the house, we can’t find the lot where we want to put that house. We have a real need for quality subdivisions. (Homebuyers) have got to put something somewhere where they know they’re not going to be upside down in appraisal values.”
The shortage is, in part, a symptom of a decade of robust growth. The U.S. economy crossed into its longest-ever expansionary period in July, leading some to wonder if the next slowdown may be around the corner. Economist Dr. Rick Harper, however, said all signs point to smooth sailing for at least the rest of the year.
Developing new lots is not easy, especially in Escambia County, builders said. Regulations introduced in the last five years, they said, have made the development process take as much as two years before a site is ready for building.
“I think that the market is well positioned to grow over the next year, and while it will not be exuberant growth it should be sustainable growth,” Harper said. “We’ve got good job growth, we’ve got low unemployment, wages are rising at above
130 Business Climate
the rate of inflation and we’ve got the Fed keeping interest rates low. We don’t expect more increases in 2019, so if you look at interest rates in relation to a month or two ago, the 30-year mortgage rate has fallen. That makes housing more affordable. It should enable good performance to continue.” Despite the good times, developers still remember the sting of the Great Recession. With the 2020 election looming, Faciane said some developers might await election results before pushing ahead with new projects. “Development is not cheap,” Faciane said. “You don’t want to risk putting everything you’ve ever saved into a project just to have the economy turn upside down. In the next 24 months, I think it’s going to be wait and see.” Flynn, however, said so long as the numbers support it, he’s forging ahead. “Election years are always weird because of the uncertainty,” Flynn said. “But I’m going to look at our numbers going into the last quarter of this year, and so far we’re ahead of schedule and it looks like we’re on pace for another 20 to 30 percent growth, so I’m not backing off. I’m not a gloom and doom guy. I’m not changing anything.”

Eyeing Growth, Moorhead Goes Solo by Will Isern
One of Pensacola’s leading real estate attorneys and general counsel to the Home Builders Association of West Florida is striking out on his own. Steve Moorhead, founding partner at McDonald Fleming, Moorhead is leaving the firm to found the Moorhead Real Estate Law Group. Moorhead helped form McDonald, Fleming, Moorhead in 1988 and has worked alongside attorneys Bruce McDonald and Ed Fleming for the last 30 years. Now, Moorhead will head up his own group maintaining the same offices and a team of six attorneys to advise clients on real estate law including complex commercial real estate transactions, community association law and real estate development. Far from acrimonious, the parting comes as the logical next step of Moorhead’s practice and with the full support of his longtime partners, he said. “It’s kind of the natural evolution of our firm,” Moorhead said. “I love those guys. They’re great lawyers and even finer people. They’re supportive of me and I’m supportive of them. We’ll continue to be friends and we’ll continue to collaborate with clients. We have different areas of specialty, so I don’t think we’ll be competing against one another. I just felt like it was time for me, if I was ever going to do this, to do it now.” Developing his own brand, Moorhead said, will allow the new law group to focus on growth.
“I want to grow the group and I want to do it under a different model than what we’ve had,” he said. The Moorhead Real Estate Law Group will operate from Perdido Key to Panama City and Moorhead said he’d love to expand the practice with an office in the area between Panama City and Destin. Moorhead said he sees opportunities to expand the practice in areas where there is great demand for real estate lawyers. “We can bring in more attorneys, but we can also bring in more specialized areas all centered around real estate that would fill any voids we have,” he said. “An example would be environmental law, which is a sub-specialty of real estate law. We don’t have anyone in our group who specializes in environmental law.” Outside of his daily practice, Moorhead is also the CEO of Clear Title of Northwest Florida, a real estate closing and title company. A separate entity from his law practice, Clear Title has offices in Pensacola, Pace and Pine Forest. Moorhead also serves as Chairman of the Board of Directors of the Greater Pensacola Chamber of Commerce and General Counsel to the Home Builders Association of West Florida. In his work with the Home Builders Association, Moorhead advises builders on the many challenges they might face in dealing with governmental regulations, like zoning and building codes, and with the many documents required to development residential communities. “In the development industry, we run across the situation where someone may have the right to do something but there’s pushback from the community because
“We can bring in more attorneys, but we can also bring in more specialized areas all centered around real estate that would fill any voids we have...” they don’t want it in their backyard,” Moorhead said. “So, we’re frequently involved in that kind of thing and have developed strong relationships with Escambia County, Santa Rosa County and the City of Pensacola staff to try and deal with those issues in a smart way.” Moorhead moved to Pensacola in the seventh grade and graduated from Woodham High School. He earned his bachelor’s degree in accounting from Auburn University and his juris doctorate from the Cumberland School of Law at Samford University. He is rated AV Preeminent by Martindale-Hubbell and has been named a Florida Superlawyer nine times since 2008. As he embarks on this new chapter in his career, Moorhead said his goal is the same as it has always been: “To represent my clients to the best of my ability to generate positive outcomes.” Business Climate 133
Building a Place Called Home by Kaitlyn Peacock
As one of the most recognizable homebuilders in the area, the Thomas Home Corporation has been designing and constructing quality homes since 1990, with approximately 15 awards to show their commitment to the high standards they set for themselves. Founder and owner Thomas Henry started building homes in 1984 with his brother Edwin Henry. From his hands-on experience, he learned the ropes of building homes and after passing the homebuilder’s licensing test on his first try, he figured it was time to begin his own company. “It was the next step for me to start my own company,” Henry said. “I had worked
134 Business Climate
in the field since before I could drive and I was out doing work. I probably had six or seven years experience and it just made sense to start building on my own. I went and took the builder’s test the first time and when I passed they told me I had to have a name and I had to get insurance. I figured if I had a name and insurance I may as well start building.”
After setting up the Thomas Home Corporation, Henry built the company’s very first home by himself, minus some help from electricians and plumbers. From school and his time working with his brother, he brought knowledge and a hands-on attitude that helped establish his company, from that first home onto projects continuing today. First working on mid-market houses for those looking to step up from their first home, Thomas Home Corporation has moved into everything from first-time homebuyer houses to larger projects, including this year’s Home Builders Association Parade of Homes Dream Home. Although every project brings with it unique challenges, Henry stressed that quality has always been the most
important part of their work. A house is the largest purchase a person will make in their life, and the peace of mind knowing their home will withstand the fickle Florida weather or just daily wear and tear is a top concern for homebuyers. Knowing this, Henry sets high standards for every home he designs and builds. “I don’t build anything I wouldn’t want to live in,” he said. “If I wouldn’t want to live in it, I don’t build it, so I don’t build it. If there’s something I wouldn’t like we’ll change it or modify it. It’s got to be something that the buyer can utilize and they can live in comfortably, a very livable house, quality built. At the end of the day, what a homebuyer wants is they want to know they are buying a good quality house. It’s an
investment, it’s one of the largest purchases an individual is going to make, so they want to make sure they are making a good investment, something that is going to withstand the test of time, it’s going to be there, it’s not going to fall apart around them. They won’t have to worry about it. They will be able to go live their life and not worry about their house. That’s what we try to provide.” Along with his work in his company, Henry has been an active participant in the Home Builders Association of West Florida, working closely with the association for multiple projects over the years. In 1999, the company won the Parade of Homes Outstanding Home Award that year and Henry was recognized as the Builder of the Year. Since then, his high standards have led to many other awards, and has led the Home Builders Association to ask Henry to participate in the Parade of Homes Dream Home. After years of declining the project, this year Henry and the Thomas Home Corporation took up the mantle. Although it was a challenge, according to Henry, he is satisfied with the outcome and grateful for the opportunity to work with so many great contractors for the project. “It’s been great,” Henry said. “It’s an honor to do it and I’m happy to do it. We’re busting our tails to do the best we can and it’s going to be really good.”
“I’m proud of the fact that we’ve got a great company and it’s a lot of good people who really believe in what they are doing and care about things. They really care about the people that we serve.” While the focus of attention has been on the Dream Home in recent months, as the Parade of Home finishes up in June, Henry said he will continue to provide quality homes for those in the community, working in particular on a new subdivision in Cantonment called Lakes of Carrington Community. The unique layout and aesthetic appeal of the neighborhood has set some new and interesting challenges for the company, but Henry said he and his team are excited for the project and happy to continue to grow.
“I’ve done what I’ve had to do to make everything work and continue to grow,” Henry said. “I look back now and we’ve grown so much, I’ve had people that has worked with me for twenty plus years, many people. I’m just fortunate to have a lot of these folks. I’m proud of the fact that we’ve got a great company and it’s a lot of good people who really believe in what they are doing and care about things. They really care about the people that we serve.”
While specializing in midmarket homes, you can find houses of all shapes and sizes built with the company’s signature quality style. The company has won the Home Builders Association’s Parade of Homes Outstanding Home Award five times and is featured as the primary builder for the 2019 Parade of Homes Dream Home.•

AROUND THE REGION Gulf Power receives approval for storm restoration surcharge - Beginning in July 2019, the storm restoration surcharge will be $8 per month for a residential customer using 1,000 kilowatthours per month - Commercial and industrial customers will see bills increase by 3-8% depending on the rate plan - Gulf Power customer bills will continue to be lower than January 2018 Gulf Power received unanimous approval from the Florida Public Service Commission to begin recovering costs of restoring power to more than 136,000 customers and rebuild the grid following unprecedented Hurricane Michael. The FPSC approved a storm restoration surcharge of $8 per month beginning in July 2019 for a residential customer using 1,000 kilowatt-hours per month. Even with this increase, Gulf Power customer bills remain lower than they were in January 2018. Commercial and industrial customers will see bills increase by 3-8% depending on the rate plan. Over the last 18 months, the company has reduced the typical 1,000-kWh bill by more than $15 a month through proactively passing savings, such as fuel costs, to customers. In an effort to reduce the economic impact of Hurricane Michael restoration costs onto customers, the company received approval to spread the storm restoration surcharges over five years to ensure customers will continue to experience a significant portion of the savings delivered over the last year and a half. “Hurricane Michael was the most destructive hurricane this region has ever seen, causing devastation that many in northwest Florida continue to recover from. We understand that restoring power following a major storm is a critical first step for the communities and customers that we serve,” said Marlene Santos, Gulf Power president. “The plan approved by the Florida Public Service Commission today recognizes those still recovering while ensuring we can continue to serve all of our customers with reliable service now and into the future.” Gulf Power maintains a storm-recovery reserve to help offset expenses incurred after damages from storms like Hurricane Michael. For any expenses not covered by the storm-recovery reserve, Gulf Power must make a request before the FPSC. The Commission gave their 136 Business Climate
initial approval today for Gulf Power to begin collecting the energy company’s prudent storm restoration expenses. When restoring power and hope to stormdevastated communities like those seen in the wake of Hurricane Michael, the energy provider incurs all of the upfront costs of power restoration and rebuilding, including out-of-town crews, plus their housing, meals and transportation, security and more. Costs also include fuel for trucks, tree trimming, poles, transformers and power lines and many other materials. “We are very grateful for the response displayed by Gulf Power in the aftermath of Hurricane Michael,” said Garrett Wright, vice president of the Bay Economic Development Alliance. “Our local economy would not be where it is today if the team at Gulf Power hadn’t been prepared and ready to respond so quickly and comprehensively.” The Edison Electric Institute presented Gulf Power with the association’s “Emergency Recovery Award” for its outstanding power restoration efforts after Hurricane Michael in October 2018. Gulf Power crews continue to reconnect customers as they have their homes and businesses repaired and work to return the company’s smart grid back to pre-storm reliability. “With hurricane season just around the corner, our entire Gulf Power team is tested and ready should we get another major storm this year,” said Santos. “We always hope for the best, but we prepare for the worst to ensure we are there to get the lights back on for our customers and the communities we serve.” Blackmon recognized by League of Women Voters Pensacola native Georgia Blackmon, a civic, cultural and political leader in Escambia County, was presented with the Making Democracy Work Award at the Annual Meeting of the League of Women Voters Pensacola Bay Area on May 11. Blackmon has been a champion for more than 30 years in the African American Community to ensure its inclusion as an integral component in the leadership and decision making of local government. She worked to educate the general public on the role of African Americans, who have contributed to the
prosperity, growth and positive direction of the area. As a businesswoman, Georgia with her husband, Johnnie, operated Gathering Awareness, a local book store, for almost 30 years, and opened her shop to provide cultural activities for the community, including book signings by Afro-American authors, plays and speakers. And when Community Drug and Alcohol Council expanded programs to low-income communities, she provided time and talent to engage and educate youths, and designed and conducted youth activities. Georgia currently leads an effort for restoration and preservation of the Ella Jordan House, which served as a neighborhood gathering place and an important social and education center for the African American community from 1929 until the house was severely damaged by a hurricane in 2004. The Ella Jordan House is now designated a museum, a project which will require solicitation of additional funding for reconstruction from individuals throughout city and county. Susan Spencer receives two longterm care awards The Florida Long-Term Care Ombudsman Program proudly recognizes Gulf Breeze resident Susan Spencer as the recipient of both the Northwest Ombudsman Council Ombudsman of the Year Award and, on behalf of the President of the United States, the Silver President’s Volunteer Service Award for her commitment to strengthen our nation and communities through volunteer service. Last year, Susan devoted over 445 hours to protect the health, safety, welfare, and rights of longterm care residents. Volunteers with the Florida Long-Term Care Ombudsman Program, called ombudsmen, advocate for the health, safety, welfare, and rights of people living in nursing homes, assisted living facilities, and adult family care homes. They work with residents, family members, administrators, and others to resolve complaints and improve the quality of life in long-term care facilities. Susan began her journey advocating for long-term care residents two years ago while managing an engineering firm and raising a family. Susan’s start was not an easy one. After her first day training in local nursing homes and assisted living facilities, she felt the
weight of improving life for some of Florida’s most vulnerable to be too great. Susan thought about quitting and felt like she could not continue training. However, she could not ignore what she had seen and experienced in the long-term care facilities. Susan decided to make a commitment to move past her discomfort to help long-term care residents in her community. “If I don’t do it, who will?”, says Susan. “Susan is very committed to improving the lives of these residents. She began advocating for the residents at multiple troubled facilities and immediately started turning things around. As complaints decreased due largely to her dedicated advocacy, she volunteered to help residents at even more facilities,” states Regional Ombudsman Manager Mike Phillips. “At the same time, she serves as a representative on the State Long-term Care Ombudsman Council, the advisory body to the State Ombudsman. If I were in a facility and had a problem, Susan would be the person I would want to call. Her compassion runs deep, her ability is unmatched, and she just doesn’t give up until an acceptable resolution is achieved. Even her fellow ombudsmen declare her to be unstoppable.” Florida’s Long-Term Care Ombudsman Program congratulates Susan on receiving this well-deserved recognition for her contributions to long-term care residents. "On behalf of the Department of Elder Affairs, I want to congratulate Ms. Spencer for this recognition and thank her for her service to the community," said DOEA Secretary Richard Prudom. "Volunteers are integral to our efforts to meet the needs across our Aging Network, and Susan is truly an asset to our team." UWF Dance Marathon raises more than $55,000 for Children's Miracle Network
During UWF Dance Marathon, participants stand on their feet and dance for 10 hours in support of children who cannot. The event was held in the UWF Field House for the first time this year, which allowed all participants the space to dance for the entirety of the event. "This year's Dance Marathon executive board really took the reins and worked mostly on their own to make this event a success," said Dr. Brandon Frye, associate vice president and dean of students. "I am very proud of their efforts and everyone who contributed to the event’s fruitful outcome." The Miracle Network Dance Marathon is held at more than 400 locations across the country and has raised over $250 million since 1991. "Dance Marathon is a way to instill a drive and passion into our University to continue to help and love our community," said Kara Heigart, a senior psychology and criminal justice major and executive director of the event. "You get to see the direct impact that a group of individuals who have the heart to make a difference has through helping to make an impact in the lives of children and their families." UWF fraternities, sororities and other student organizations raised funds as teams for the event and competed in the "Miracle Ball" to see who could raise the most money and create the most awareness for the event through social media and spirit nights. Over 350 students from 14 teams participated in UWF’s 2019 Dance Marathon. Miracle Ball winners were split into three divisions based on the number of members in the organization:
Argonaut Division (more than 75 members): Alpha Delta Pi “I am incredibly proud of all of the UWF students who participated and planned this event because $55,000 goes a long way for the hospital,” said Keaton West, assistant director of campus and community involvement. “They should be so proud of themselves and their effort. Dance Marathon is not an easy event to plan and they did a fantastic job.” Beré Jewelers voted “One of America’s Coolest Stores” Bere Jewelers 12th Avenue location has been recognized by trade magazine Instore Mag as “one of the coolest stores in America.” The store was cited for its interior influenced by Pensacola’s aviation history. “An entire wall anchors a bar, lounge and Breitling watch zone, where panel walls with rivets mimicking old airplane and antique propellers pay homage to the local military and aviation history,” the magazine noted. The store designed by Jesse Balaity and architect Patrick Pillot and completed in 2017 at a cost of $2.1 million by Morette Construction. Other amenities include am 18-foot granite community table, a lounge area, children’s play area and outdoor seating.
Cannon Division (less than 30 members): Kappa Delta Chi Nautilus Division (30-75 members): Alpha Tau Omega
The seventh annual University of West Florida Dance Marathon raised $55,261.02 on March 23 in support of Children’s Miracle Network Hospitals, a nonprofit organization that raises funds for pediatric hospitals, medical research and community awareness of children’s health issues. All proceeds from UWF’s event will be donated to Pensacola’s Studer Family Children’s Hospital at Sacred Heart, a member of the Children’s Miracle Network.

Call 811 before digging for landscaping and home improvement projects this spring
W many eager homeowners and landscape ith spring having officially begun,
professionals across the country will roll up their sleeves and reach for their shovels to start projects that require digging this season. During the transition into “digging season,” Common Ground Alliance (CGA), the organization dedicated to protecting underground utility lines, people who dig near them and their communities, reminds homeowners and professional diggers that calling 811 is the first step toward protecting you and your community from the risk of unintentionally damaging an underground line. Every digging project, no matter how large or small, warrants a free call to 811. Installing a mailbox or fence, building a deck and landscaping are all examples of digging projects that should only begin a few days after making a call to 811. Calling this number connects you to your local one call utility notification center. According to data collected by CGA in a survey in March, millions of American homeowners will likely do DIY projects involving digging this year, but 42 percent of them do not plan to make a free call to 811 before digging. “Tens of millions of Americans plan to do DIY digging projects this year, but according to our survey, 42 percent of them admit that they will not call 811 beforehand, which puts homeowners and their communities at risk,” said CGA President and CEO Sarah Magruder Lyle. “Calling 811 a few days before any planned home improvement projects that require digging — including common landscaping projects like planting trees and shrubs — is critical to preventing incidents like service outages and serious injuries.” 140 On The Market
CGA’s partnership with leading home improvement retailer Lowe’s will provide a helpful reminder to the millions of Americans who shop at their stores for projects involving digging.
appropriate utility companies of your intent to dig. Call a few days prior to digging to ensure enough time for the approximate location of utility lines to be marked with flags or paint.
“During National Safe Digging Month in April and all year round, Lowe’s supports 811 by including safe digging information on certain products we sell nationwide — like trees and Kobalt shovels and spades, among others—to help ensure the safety of our Pro and DIY customers who will be outside digging,” said Bill Boltz, Lowe’s executive vice president of merchandising. “Our customers rely on Lowe’s for help completing home and yard improvement projects, and we’re committed to providing the critical safety information to help them do it the right way.”
2. When you call 811, a representative from your local one call center will ask for the location and description of your digging project.
A utility line is damaged every few minutes in America because someone decided to dig without making a call to 811 to learn the approximate location of buried utilities in their area. Unintentionally striking one of these lines can result in inconvenient outages for entire neighborhoods, serious harm to yourself or your neighbors, and significant repair costs. As a result, CGA offers the following tips to make sure you complete your project safely and without any utility service interruptions, so you don’t become a statistic. Here’s how the 811 process works: 1. One free, simple phone call to 811 makes it easy for your local one call center to notify
3. Your local one call center will notify affected utility companies, which will then send professional locators to the proposed dig site to mark the approximate location of your lines. 4. Only once all lines have been accurately marked, carefully dig around the marked areas. There are nearly 20 million miles of underground utility lines in the United States, which equates to more than a football field’s length of utilities for every person in the U.S. Your family depends on this buried infrastructure for your everyday needs, including electric, natural gas, water and sewer, cable TV, high-speed Internet and landline telephone. With that much critical infrastructure underground, it’s important to know what’s below and call 811 before digging. On the Market as well. You don’t need a major flood to trigger these hazards. A higher-than-usual water table, because of extended wet weather could be the culprit. Large amounts of dust: Breaking through concrete generates a large amount of noise and dust. The noise stops when the jackhammers and saws shut down, but the dust doesn’t fade as quickly. That’s because it is not conventional household dust, but a thick particulate that gets into the central air system, which means it can be around for a long time if not properly handled. Consider smart alternatives
Want a bathroom addition? What to know before you cut through concrete It's home improvement season, which means you're probably dreaming of enhancements to make your space more livable and to enhance property value. Adding a bathroom is a great way to do both, but for many people, concrete poses a potential problem. Want to add a bathroom to your garage? How about adding a powder room in the basement? A bathroom addition means you need proper plumbing, and often in these types of spaces none exists. You simply have a cold concrete slab and a bit of a dilemma: Do you give up on your bathroom dreams or cut through the concrete to put in the conventional belowfloor drainage and piping necessary for a bathroom? Cutting through concrete is not something to be taken lightly. Before you hire a contractor or rent a jackhammer and concrete saw, remember these red flags. 5 reasons to avoid cutting concrete Cutting concrete undermines structural integrity: When you cut a slab you compromise the foundational integrity of 144 On The Market
the building. You may be able to patch the hole so it’s aesthetically appealing, but the floor will not be as solid as it was to begin with. Plus, if your home sits on ground that’s less than solid, such as sand, it may settle differently after the cut. Cutting concrete is never perfect: You may need to cut a circle, square or rectangle into a floor for burying a sewage ejector and its waste-storage basin, but that perfect shape will inevitably crack on the edges and fray outward in unintended directions. Once a stress crack is created, it can extend into the footing or into the walls. Cutting concrete is unpredictable: It is difficult to know the depth of the concrete and whether it sits on rocks or a ledge, as well as if it contains rebar or tension cables. You can cause major damage if you accidentally cut one of those cables, so many professional contractors use an X-ray machine to determine the positioning of the cables, which is an additional cost. Cutting concrete creates leaks and seepage: Once a stress crack is generated, radon and ground-water penetration are major issues, with the latter bringing unwanted moisture and mold problems
Beyond these red flag reasons, cutting concrete can be time-consuming and expensive. The actual expense of cutting concrete depends on the size and complexity of the job, as well as local labor availability and rates. In some parts of the nation, the per-foot rate may be a few hundred dollars; in others, $1,000 or more. If you want to add a bathroom but avoid cutting concrete and the associated cost, consider Saniflo above-floor plumbing technology. Macerating (also called upflush) plumbing systems can be installed right on top of the existing floor virtually anywhere in your home. How do macerating systems work? Waste and water from a toilet, tub or sink are pumped through small-diameter piping, rather than flowing down like conventional plumbing. The up-flush system doesn’t store waste like a sewage ejector system; waste and water move out of the house to the septic or sewer system with every flush. Saniflo macerating toilet and plumbing technology can be installed right on top of concrete slabs, which means no costly cuts or messy, time-consuming extra steps. If space is a problem, these bathrooms can easily be installed in a closet or the area beneath a stairway. Learn more at www. go.saniflo.com.

Mortgage Options for First-Time Homebuyers By Bruce Carpenter
VA
Getting a mortgage can be very stressful, especially for first-time homebuyers. Not only is navigating the process sometimes intimidating with all of the paperwork, but understanding the terminology can be difficult as well. That is why it is so important to choose the right lender. You want to choose a lender that is knowledgeable and one that you can relate to. First time homebuyers generally have less money in savings and require a low-down payment loan. There are programs geared towards these buyers. Below is a list of some of these programs. FHA This program is probably the most popular for first-time buyers. With FHA, the required down payment is 3.5 percent. The loan is insured by the Federal Housing Administration. It has an upfront mortgage insurance premium that can be financed into the loan as well as a monthly premium which together protect the lender’s in the event of default. FHA loans allow a higher debt to income ratio than other loans as well as a more lenient credit history requirement.

percent financing. This program is designed to target homes in rural areas. It has both an upfront guarantee fee as well as a monthly fee lower than that of an FHA. This program does have income limitations based on family size, which vary by region. The debt to income ratio, work history and credit standards are more stringent than FHA.
FNMA Home Ready/Freddie Mac Home Possible These two programs offer loans with as little as three percent down for qualified buyers. The programs may have income limit requirements. There is a monthly premium for private mortgage insurance at a reduced coverage rate from the
The Veteran’s Administration offers 100 percent financing for service members, veterans and select military spouses. There is a funding fee associated with these loans that can be financed back into the mortgage. In some cases, a veteran may be exempt from this fee. This program is designed to help military homebuyers in the marketplace. In addition to all of the above, state and local governments offer assistance with down payment in the form of a second mortgage for qualified buyers with participating lenders. These programs have income limits and are directed at enabling low to middle income families the ability to purchase. It is important for all buyers to start by talking with a lender to get prequalified. This will enable them to see their credit standing and discuss which program may be most beneficial to them.

4 smart home improvements that pay off These days, home upgrades are increasingly focused on one key feature: connectivity. In 2019, buyers want smart homes they can easily control from anywhere. From smart HVAC and sprinkler systems to connected garage door openers, it's all about creating convenience and comfort. Here are four examples of smart home improvements that add value: 1) Fully connected security systems Security systems are nothing new, but the technology used to arm those systems is changing rapidly. Home security companies now offer fully connected systems that allow users to protect and monitor their homes from any smart device. Whether it’s a live video feed, the ability to lock and unlock doors remotely or just checking that all sensors are working properly, integrated security systems offer peace of mind. Having the infrastructure in place can be a selling point for buyers who want to make sure their new home is as safe as possible, given they’ll only have to set up the monitoring subscription upon move-in. 2) Smart garages for convenience and safety According to Remodeling Magazine’s 2019 Cost vs. Value survey, a garage door replacement is the number one home improvement project in terms of return on investment. But 152 On The Market
homeowners are taking it a step further and installing new technology to make the garage more user friendly. For example, the SilentMax Connect garage door opener from The Genie Company comes with Aladdin Connect technology built in to improve convenience and functionality. Not only is the opener quiet—ideal for attached garages—but the connectivity features allow you to check whether your garage door is open or closed, grant individual access with virtual keys, instantly know when someone is operating your garage door (authorized or not), and provide a log of when each opener was used—all from your phone or smart device. You can open the garage door remotely for delivery people, a housekeeper or for your child coming home from school. Considering your garage is one of the most accessed points in your home, this is a useful security feature and proves that garages offer more than just storage space. With the right connectivity tools and
features, they can provide convenience that will be attractive to future owners. 3) Smart thermostats save energy, increase comfort As home improvement trends go, increased connectivity is rivaled only by the desire for more energy-efficient homes. Smart thermostats accomplish both these aims and can increase the value of your home in the process. Smart thermostats let you easily control the temperature in your home from any connected device. You can set a daily schedule for your heater, adjust the temperature in individual rooms or let the system program itself based on your usage history. For energyconscious buyers, this kind of technology provides a way of living that's as aspirational as it is attainable. 4) Programmable lighting is a must-have Smart lighting has turned from a novelty to a practical tool as products have gotten more advanced. Programmable lighting
allows you to schedule when your lights will come on, turn lights on and off remotely, or change the lighting to improve aesthetics. With a smart lighting system, you'll never have to get out of bed to turn the lights off downstairs, and you can always come home to a fully lit house, boosting your sense of security. With these kinds of applications, your home’s lighting can go from a “given” to a “musthave,” attracting buyers like a moth to a flame. New, smart products are hitting the market every day. For homeowners savvy enough to incorporate this technology into their homes, they'll not only be more connected, but they'll likely see more offers rolling in when it comes time to sell.

Spruce Up for Summer Make your backyard the perfect outdoor space
To make the transition to summer season effortless, there may be some backyard upgrades and prep to be done to ensure your outdoor space is in tip-top shape. From your pool and patio to the grill, these tips can help get your backyard summer-ready. Overhaul the Patio Patios and decks are often considered the hub of the backyard, so consider sprucing yours up by power-washing the stone to remove any winter buildup or use stain for a complete refresh. Adding a pergola or umbrellas can help protect you from the elements and, for added comfort, consider installing an outdoor ceiling fan for humid days and a fire pit or patio heater for cooler nights.
Upgrade Outdoor Furniture To ensure your backyard furniture lasts, invest in materials such as teak wood, redwood, cedar or stainless steel, which are 156 On The Market
typically durable and low-maintenance. If you want to add a personal touch, consider colorful cushions, throw pillows or an area rug made of weatherproof fabric.
Smarten Up Your Pool and Backyard With smart homes on the rise, today’s techsavvy homeowners are not only looking to automate appliances and gadgets inside the home, but now want smart controls in their outdoor spaces, as well. For example, Hayward’s OmniHub smart pool control offers pool owners the convenience and customization of complete pool, spa and backyard lighting automation from smart devices.
Prep Your Grill Get ahead of barbecue season by building in ample time to prep your grill. Scrub or season your grill grates to avoid rust, stock up on charcoal and wood chips, check gas grills for leaks and fill up your propane tank. For safety, make sure your grill is at least 10 feet away from your home, outdoor structures and any trees or bushes.
Convert Your Pool to Salt Water For the ultimate in pool luxury, consider switching your traditional chlorine pool to salt water. It’s a surprisingly simple project that can transform your pool experience. Salt pools offer owners soft, clean and clear water that won’t irritate eyes, dry out skin and hair, give off harsh odors or cause bathing suits to fade. Designed to be a convenient alternative to conventional chlorine, Hayward’s AquaRite system gently dissolves salt into the perfect amount of chlorine to sanitize your pool without harsh chemicals while creating velvety-smooth water.
Keep the Bugs at Bay Mosquitos and other bugs can put a damper on outdoor entertaining, so be sure to stock up on repellents to ensure a bug-free backyard. Keep citronella or eucalyptus candles and torches on hand to maintain a pest-free space. Whether you’re planning a family barbecue or pool party, or just want a space that offers the ultimate in tranquility, visit hayward. com for more tips to help jumpstart your home improvement project.
