On behalf of the Board of Directors of the Home Builders Association of West Florida (HBA), it is my pleasure to invite you to visit the 2025 Parade of Homes, October 10-12th.

The HBA is excited to offer you an extraordinary showcase of craftsmanship and innovation in new home construction here in Escambia and Santa Rosa counties. We are also very excited to have the opportunity to highlight three downtown affordable homes built by members of the HBA as part of a partnership with the City of Pensacola and the NWFL Community Land Trust/Pensacola Habitat. These three homes were built through the generous donations of our local HBA members and we couldn’t be more proud to share with the community at this year’s Parade.

Home Builders Association, City of Pensacola and NWFL Community Land Trust Team Up to Create Lasting Affordable Housing

An innovative partnership between the HBA of West Florida, the City of Pensacola and the NWFL Community Land Trust/Pensacola Habitat is offering a blueprint for how communities across the U.S. can create lasting, affordable housing.

In June 2024, the City of Pensacola donated three properties to the Northwest Florida Community Land Trust — an initiative launched by Pensacola Habitat for Humanity. The mission was to create affordable homes that remain attainable not just today, but for generations to come.

“Affordable housing is a great need in our community, much like it is in communities across the country,” says Jennifer Mancini, executive officer of the HBA of West Florida.

“We thought it would better serve our community to build affordable homes in lieu of the traditional ‘dream home.’”

The HBA has taken a leading role in a three-home development project — two new builds and one rehabilitation — made possible largely through the donations and volunteer efforts of HBA members.

Four HBA builder members volunteered to manage the projects: aDoor Properties with Johnson Construction, ParsCo, and Sunchase Construction. In addition, dozens of associate members, vendors, and subcontractors have donated their time, materials, and expertise.

“It’s definitely demanding to coordinate three projects that are dependent on donations,” Mancini says. “This is the first partnership of its kind with the Northwest Florida Community Land Trust, and we’re ‘paving the road’ as we go. But thanks to our experienced builders and the donations of materials and labor by our generous members, it's coming together beautifully.”

reduce expenses to buyers, such as homeowners insurance or energy costs. It’s one of the first homes in the area to be built with the ConcreWall system. The exterior walls are thicker than most wood-frame structure walls. The construction is sort of the reverse of the better-known technique known as insulated concrete forms, or ICF, which uses polystyrene foam blocks as forms for poured concrete. The new system, made by ConcreWallUSA, now known as Fortified Structural Solutions has a polystyrene core–with steel remesh and sprayed-on concrete on both sides. Besides wind-resistance, it also offers excellent fire resistance, triggering further premium credits on homeowner insurance policies helping to make the home even more affordable long term.

The Community Land Trust Model: A Long-Term Solution

What makes this project unique is that it doesn’t just create homes that are affordable to purchase initially; it’s specifically aimed at keeping the homes affordable forever. The Community Land Trust (CLT) model allows the land to remain under nonprofit ownership while the homes are sold to qualifying buyers — those earning 120% or less of the area median income. If a home owner chooses to sell, the same income eligibility rules will apply to the next buyer.

Pensacola Habitat for Humanity President and CEO Sam said that “too often these projects get funded and affordable housing is built, but it’s only affordable to that first home buyer. If we’re going to address this affordable housing crisis long term, we’ve got to build the stock of affordable housing and the only way to do that is this shared-equity model of the Community Land Trust.”

What’s Next: Expanding Affordable Opportunities

All three homes are expected to be completed and listed for sale this summer. The City of Pensacola is also identifying additional lots in or near the urban core to donate to the land trust—ensuring affordable homes are built in high-opportunity areas.

Proceeds from the sale of these first homes will be reinvested into future projects, Mancini explains. And she says this is only the beginning.

“My hope is that this project will serve as an example to other cities and counties across the country,” she says. “When local governments and builders work together, we can make homeownership more attainable for everyone. This is a win-win for all involved.”

“I feel like this can be a model for all home builders associations across the nation,” Fooladi added.

HBA recently hosted a reception at Seville in Pensacola with special guest, Mayor D.C. Reeves to honor the builders and the project donors. The HBA is already looking to building more affordable homes and hopes to expand their effort in both Escambia and Santa Rosa counties in the future.

Barktoberfest Has Gone to the Dogs

Mark your calendars for October 18, and get ready for a day of furry fun at Seville Square and Fountain Park at the 24th Annual Barktoberfest benefiting the Pensacola Humane Society (PHS).

Barktoberfest will take place from 10 am to 4 pm, bringing together dogs, dog lovers and animal advocates for a tailwagging celebration that has become a beloved Gulf Coast tradition. Best of all, there is no cost to attend this annual familyfriendly event, making it easy for everyone to join in the fun.

Barktoberfest isn’t just a party, it's a lifeline for abandoned and neglected animals. Every dollar raised through this event helps provide critical medical care, safe shelter, and the promise of brighter futures for pets in need. The celebration blends fun, community spirit, and compassion, all the while making it a day with a purpose that reaches far beyond the park.

This year’s event is proudly presented by the Pensacola Ice Flyers, returning for their third consecutive year as the event’s title sponsor. What to Expect at Barktoberfest

Get ready for a day filled with activities designed to entertain animal lovers of all ages. Throughout the day, guests can enjoy lively contests, exciting races, children’s games and pet adoption opportunities. Barktoberfest is known for its friendly competitions. Competitors can show off their furry companions and vie for Best Owner and Dog Lookalike, Best Trick and the wildly entertaining Best Dog Costume.

Children will find plenty to enjoy in the Bow Wow Backyard, a dedicated area filled with games, pup-themed activities and interactive demonstrations that are designed to entertain and educate animal lovers young and old.

Visitors can explore booths hosted by local vendors, animal welfare organizations and community partners. These booths will feature everything from pet supplies and specialty treats to information on veterinary services, training and adoption opportunities.

Whether you’re competing in a contest, browsing the vendor booths or simply soaking up the atmosphere, Barktoberfest promises a day full of joy, laughter and wagging tails.

About Pensacola Humane Society

For over 80 years, the Pensacola Humane Society has been a beacon of hope for animals along Florida’s Gulf Coast. Founded in 1943, PHS began with a small group of passionate volunteers determined to make a difference for abandoned and neglected animals. Today, it has grown into a thriving nonprofit shelter dedicated to rescue, rehabilitation and rehoming efforts that transform lives both for animals and the people who love them.

PHS works closely with Escambia and Santa Rosa Counties Animal Shelters and animal welfare partners in Okaloosa and Walton counties. Together, these organizations form a united front to promote adoption, reduce overpopulation and improve animal welfare across the region. The partnerships allow resources, knowledge and support to be shared, ensuring that every animal receives the best possible chance at a happy, healthy life.

Adoption efforts are at the heart of PHS’s mission. In 2024, the shelter completed 826 adoptions, giving cats and dogs across the Gulf Coast a chance at loving forever homes. With 2025 already off to a strong start, the shelter expects to surpass that number this year, continuing its proud tradition of successful placements.

One of PHS’s major commitments is to its spay and neuter procedures, a number that has exceeded 1,500 since

May 2024. Among those surgeries are those provided for Everett Animal Welfare Tag-Neuter-Return Program which humanely manages community cat populations. This program alone has made a significant impact on controlling the number of free-roaming cats in the area, improving the health of the animals while preventing future suffering.

The shelter maintains its No-Kill Shelter status with a 2024 save rate of 97.6 percent, well above the 90 percent threshold required for this designation. This achievement reflects the dedication of staff, volunteers and supporters who work tirelessly to ensure every adoptable animal has the opportunity for a second chance.

The Pet Pantry, offered twice monthly, distributed more than 10,000 pounds of food and supplies in 2024 alone, providing essential support to families facing financial hardship so they can continue caring for their beloved pets.

Volunteers remain the heart of PHS. In 2024, they donated 8,850 hours of service. Their dedication ensures that every animal in PHS’s care receives love, attention, and enrichment while waiting for a forever home.

The shelter also invests in its staff through skills and professional development opportunities. This training equips the team with the latest best practices in animal care, adoption programs and community outreach, helping PHS remain a leader in animal welfare.

Ways to Get Involved

Supporting the Pensacola Humane Society comes in many forms. Adopting a pet opens your home and heart to an animal in need, giving them the chance for a loving forever family. Fostering provides temporary care for animals while freeing up space in the shelter for others in crisis. Pensacola’s Most Haunted The History & Hauntings of Local Landmarks

Founded by the Spanish in 1559, Pensacola is considered America’s first and oldest European settlement. With a deep history dating back more than 460 years, the City of Five Flags has become a hotspot for ghosts and paranormal activity.

There are multiple local landmarks rumored to be haunted by ghosts of the past. From Seville Quarter’s ghostly bartenders to the spirits of former patients lurking the halls at the Old Sacred Heart Hospital in East Hill, countless ghostly tales and sightings continue to intrigue locals and tourists alike.

Here is a look at the history behind the hauntings of some of Pensacola’s most haunted landmarks, and the paranormal folklore surrounding them.

Seville Quarter

Did you know that one of Pensacola’s most popular night life attractions is rumored to be haunted? With a deep history stretching back nearly six decades, Seville Quarter is a bustling entertainment complex located in downtown Pensacola. Seville is widely known for its seven different rooms, each with a different theme and vibe.

With a history dating back to the 19th century, the large brick warehouse originally served as home to the Pensacola Cigar and Tobacco Company. The entertainment complex itself wasn’t established until 1967, when the derelict 19th-century warehouse was transformed into the original Rosie O'Grady's Warehouse saloon. Over its 150year existence, the entertainment complex has experienced significant foot traffic.

One of the most well-known spirits that is said to make regular appearances at the bar is Wesley Gibbs from the early 1990s. According to professor and author of Haunted Pensacola Alan Brown, Seville is haunted by the former bartender.

One day, shortly after Gibbs clocked in, Seville Quarter staff found his body in the cooler. After being rushed to the hospital, his cause of death was revealed to be a heart attack. Gibbs is said to remain at the bar, doing harmless pranks like turning on lights and triggering the hand dryers in the men’s restroom. Other guests through the years have reported hearing distant voices and laughter, as well as reports of feeling strange sensations and uneasiness.

Pensacola Saenger Theatre

One of Pensacola’s oldest and most popular performance venues is also said to be haunted. Located at 118 S. Palafox St. in the heart of downtown Pensacola, sits the historic Pensacola Saenger Theatre.

Behind the theatre’s beautiful Spanish Baroque architecture, grand balconies and gilded decor lies a century’s worth of history. Also known as the “Grand Dame of Palafox,” the theatre celebrated its 100th anniversary this year.

As one may presume about a century-old theatre, there are several reports of ghost and spirit activity lurking the hallways of the theatre. According to Brown, the most notable of these spirits is a former unnamed employee who passed on the job. Allegedly, when the man was in the basement working on the boiler, it exploded and immediately killed him. The man is said to still linger throughout the theatre, primarily in the balcony, where guests have seen apparitions and heard voices.

Brown also details an experience had by electricians in the early 2000s. The electricians were setting up lighting in the historic theatre when suddenly the lights began to flash randomly. The electricians were completely caught off guard by this, as there was no logical explanation for this phenomenon to occur.

Old Sacred Heart Hospital

East Pensacola’s historic Sacred Heart Hospital is the oldest hospital in Pensacola and the oldest Catholic hospital in the state. Situated in East Hill at 1010 N. 12th Avenue, the historic hospital was originally established and first opened as Pensacola Hospital by the Daughters of Charity in 1915. The building features beautiful Gothic Revival-style architecture, much of which remains intact today. In 1948, the hospital’s name was changed to Sacred Heart Hospital.

Considering the emotional and intense nature of hospital environments, it is no surprise that the building is rumored to be home to many spirits. To this day, people have witnessed ghostly sights while visiting the building. Guests and employees have reported seeing nurse and patient apparitions stirring in the hospital halls.

Although there are no formal tours of the building, many of the halls are open to the public and you can keep an eye (and an ear) out for ghostly visitors when you visit one of the many restaurants, shops and cafes that call the treasured building home.

Pensacola Lighthouse and Maritime Museum

The Pensacola Lighthouse lit up for the first time on New Year’s Day in 1859. Perched on a 40-foot bluff within Naval Air Station Pensacola, the lighthouse has long served as a guiding light for sailors throughout history.

The Pensacola Lighthouse’s past is strongly tied to conflict, especially during the Civil War. In 1861, an artillery exchange between the Confederate and Union forces damaged the lighthouse tower.

According to Alan Brown, visitors have reported hearing whispers, loud banging noises, screaming and several have even seen apparitions. These paranormal activities are thought to be caused by the former keepers and residents of the lighthouse, as well as runaway slaves.

Due to its reputation for having a large amount of paranormal activity, the historic Pensacola Lighthouse has become a popular spot for both professional and novice ghost hunters, and those eager to connect with the supernatural. The location has been featured on the Travel Channel’s Most Haunted Lighthouses and Ghost Hunters.

Whether you’re a history buff, paranormal enthusiast or somewhere in between, the Pensacola Lighthouse is a unique part of local history that is worth a visit. It’s open for ghost tours on select Saturday evenings, though public access to NAS Pensacola must follow current Department of Defense procedures. Old Christ Church

If you’ve lived in Pensacola for a while, you likely know at least one person who has been married at Old Christ Church. This gorgeous Norman Gothic-style church is a favorite place for Pensacolians to tie the knot. What you might not know, however, is the lengthy history behind this beautiful building that has led some to believe that it is haunted.

Built in 1832, Old Christ Church is located at 405 S. Adams St. in downtown Pensacola. The church had many rectors over its long time serving as a church. According to Brown, three of the church’s first 10 rectors were all buried under the church after passing away due to various diseases.

In 1988, an archaeological team from the University of West Florida (UWF) was asked to locate the coffins of the three deceased rectors underneath the building. After two months of searching, the remains of the reverends were found underneath the building and a funeral was held to reinter them.

After the funeral, one of the archaeology students reported a strange sighting; the student saw a figure resembling one of the rectors walking between the other two, barefoot and wearing long black robes. Unknown to the student, this description matches what the men were buried in.

The church’s grim history, long service and the tragic fates of its early leaders have led to many stories of ghostly activity. Visitors have reported unexplained phenomena, leading many to believe the spirits of the former rectors may still roam the halls of Old Christ Church.

Presents Afterburn October 30 to November 10

Friends of Downtown will present Afterburn, an aerial art installation that will fly high above Intendencia Street in historic downtown Pensacola. Friends of Downtown Pensacola has enlisted world-renowned artist Tomislav Topic to create this colorful, dynamic new addition to Pensacola’s cultural scene. Afterburn (the title is a nod to Pensacola’s Blue Angels demonstration flight team) is powered by wind and light will shift and move with the breeze, allowing viewers to experience art in a personal, everchanging way. This unique piece of public art is free and will offer an immersive experience for visitors to enjoy, photograph and share.

Pensacola Little Theatre Presents Somebody to Love October 30 to November 10

Somebody to Love is a psychedelic, immersive reimagining of A Midsummer Night’s Dream, adapted and arranged by Ashley Simmons, the creative force behind Pensacola Little Theatre’s 2022 Foo Foo Fest experience, Unrequited. Set to the electrifying sounds of 1960s rock, this production blends Shakespeare’s whimsical romance with the music of Jefferson Airplane, The Zombies, The Kinks and more. Audiences will be swept into a world of fairy mischief, star-crossed lovers and groovy rebellion as they wander through the Clark Family Cultural Center, where reality and enchantment blur in a haze of love, laughter and rock ‘n’ roll.

309 Punk Project's HalloZine Festival

October 30 to 31

309 Punk Project will present HalloZine Fest, a two-day interactive celebration of zine culture and DIY art that invites attendees to explore independent publishing and punkinspired creativity that highlights Pensacola’s vibrant underground arts scene. HalloZine Fest will feature zine exhibitions, hands-on workshops and artist talks by prominent zine artists Alex Wrekk (Stolen Sharpie Revolution), Julia Gorton (Beat It! zine) and Julia Arredondo (Vice Versa Press). The event concludes with a Halloween party and costume contest at the legendary venue, The Handlebar, featuring a DJ and dark wave, postpunk and goth vibes.

Japan-America Society of Northwest Florida Presents HizashiCon October 31 to November 2

Experience the vibrant pop-culture of Japan at HizashiCon’s three days of music, cosplay and anime. On Friday, October 31, a concert at The Rex Theater will feature Vocaloid and Utaite singers, video game musicians and a Visual Kei star straight from Nagoya, Japan. November 1, marks the start of the highly anticipated HizashiCon convention. Bring your best cosplay or favorite fandom t-shirt for hours of panel programming, Maid Café performances, the cosplay contest, idol festival and J-Fashion show. Gamers young and old are invited to participate in video game tournaments scheduled throughout the event in the game room. This year also features a dedicated Artist Alley and newly expanded Vendor Hall. Finally, meet the voices of some of your favorite characters in our Guest Hall. After the convention closes, the party keeps going over at The Handlebar 850 where a talented lineup of nerdcore artists will dance the night away with themed drinks and good vibes.

State College Presents Wandering Without Purpose

Pensacola State College (PSC) will present Wandering Without Purpose, an art exhibit by Relja Penezic and Victoria Jordanova featuring paintings, video art and an interactive sound installation. The free exhibit will run throughout the Pensacola Foo Foo Festival at the Anna Lamar Switzer Gallery on the PSC campus. An artist lecture discussing the exhibited work as well as historical influences and cultural context, including a walk through the exhibition with discussions and Q&A will be held on Tuesday, November 4.

Pensacola Symphony Orchestra Presents Vivaldi's The Four Seasons at The Sanctuary November 2

From festive birdsong and thunderstorms to harvest celebrations and tranquil snowfall, Vivaldi’s Four Seasons represents Baroque music at its most vibrant. Join the Pensacola Symphony Orchestra and Music Director Peter Rubardt at The Sanctuary Event Space, for a special chamber music concert featuring the timeless masterpiece. Returning to the PSO’s former home from the 1950s and 60s, this special 100th anniversary performance features violin soloists Petra Bubanja, Leonid Yanovskiy, Edward Charity, and Grace Kim. PenArts Presents The Luck November 4 to 9

The Luck is the professional world premiere of a new musical, written and performed by Nashville’s popular folk/bluegrass band The Lubben Brothers. The Luck tells the adventurous and heartbreaking tale of a group of men who leave their homes and families in New England to face an uncertain future in their search for the elusive gold in California in 1851.

Based on a Bret Harte novella, The Luck is a heartfelt and inspiring show filled with music, song, and dance that is appropriate for all ages. Joining a cast of nine talented singer/actors, The Lubben Brothers will be playing live for each performance which will add to the excitement and artistry of Foo Foo Fest 2025. Pensacola Opera Presents Rock the Runway: Amped

Pensacola Opera fuses high fashion, iconic rock anthems and operatic power in Rock the Runway: Amped — a bold, immersive event at the historic Saenger Theatre. Featuring custom couture inspired by opera’s greatest heroines, live mashups by the White Tie Rock Ensemble and international opera singers, and a catwalk showcasing local boutiques, this electrifying fundraiser will blur the lines between concert and couture. With original orchestrations by Broadway arranger Joseph Brent, Rock the Runway: Amped is a onenight-only spectacle of glam, grit and artistic fusion—unlike anything Pensacola has seen before. Night Moves Music Fest will feature nationally-recognized headliners Japanese Breakfast, Dashboard Confessional and Joyce Manor, and local and regional acts like Origami Angel, Wishy, Mspaint, Ben Loftin and The Family, Ego Death, Katie Dineen, Lights with Fire and Marigold’s Apprentice. Pensacola Half Marathon & 5k

The Pensacola Half Marathon course was designed by locals to highlight the beauty of Pensacola and give participants a run that they will love. The half marathon starts and ends at Community Maritime Park by the Blue Wahoos Stadium. Participants will loop through the historic North Hill community

just before crossing the Bayou Chico bridge, capturing marina views of both Bayou Chico and Pensacola Bay. Blue Angels Practice Dates

The world-famous Blue Angels can be seen practicing over the National Naval Aviation Museum at NAS Pensacola on select days throughout the year. Watch them soar and visit the museum for free. The gates will open at 9:30 am. The practice flight demonstrations can also be viewed outside of NAS Pensacola, including Fort Pickens, boat cruises, and various points throughout downtown. Stories in Stone: A Twilight Walking Tour of St. Michael’s Cemetery

Hosted in partnership with the Florida Public Archaeology Network, the UWF Archaeology Institute and the UWF Department of Anthropology, this twilight program invites guests to explore the shadowed corners of Pensacola’s past. Through guided walking tours of St. Michael’s Cemetery, participants will encounter the complex history of the city and reflect on how the cemetery serves as both a resting place and a keeper of memory. The tours will highlight the lives, professions and stories of those who shaped the community across centuries while also examining the challenges of preservation and the cultural significance of remembrance.
