COMMERCIAL / OFFICE / INDUSTRIAL New development / construction – Pasadena Logistics Center is planned for 5176 Red Bluff Road on approximately 10.8 acres in Pasadena near Beltway 8. This new development by Junction Commercial Real Estate is approximately 139,655 SF of class-A space. Specs: front-load, 32’ clear height, 37 truck / trailer stalls, 31 dock-high doors, two grade-level doors, 130’ truck court and ESFR sprinkler. Completion is scheduled for the first quarter of 2025. Gulf Port Logistics Park is planned for 3105 Genoa Red Bluff Rd. in Pasadena near Beltway 8. Adkisson Group Development plans five buildings: 22,800 SF, 24,500 SF, 28,000 SF, 31,250 SF and 50,252 SF. All are 32’ clear height with one drive-in ramp and multiple dock-high doors, ESFR sprinkler, office to suit, auto parks, and truck courts. Each site ranges from 1.82 to 3.52 acres and can be fenced and secured. Completion is expected summer 2025. Camfield Partners plans to build a 134,632 SF freezer warehouse on approximately seven acres in Seabrook. The property is near Old Highway 146 and north of Red Bluff Road. The development design phase is expected to take four to six months followed by the construction phase of 14 to 18 months. We’ll keep you posted. Red Bluff Distribution Center is set to break ground in Houston next month with expected completion in the third quarter of next year. Provident Industrial plans a 161,700 SF industrial building at 5475 Allen-Genoa Rd. on approximately 10 acres. Specs: built-to-suit office, front-load, 32’ clear height, ESFR sprinkler, 25 dock-high doors, 2 drive-in ramps, 90 auto parking spaces and 36 trailer parking spaces. Port 225 Commerce Center is under construction on 26 acres in Pasadena at 307 and 315 Beltway Green Blvd. The industrial park, being developed by GTIS Partners, includes two buildings totaling 484,070 SF that are divisible. One is 355,071 SF, a cross-dock building, 36’ clear height; the other is 128,999 SF, rear-load, 32’ clear height. Completion is expected in November 2024.
