GENERAL NOTES
Situation
Oak Farm has excellent national road access and lies close to the M6 and the M56.
From the centre of Knutsford pick up the Macclesfield Road and take the left signposted for Mobberley on the B5085, travel past Travis Perkins and the Fire Station and after approximately 3 miles turn left into Newton Hall Lane for Morley Green. Travel over the Brook Bridge and into Davenport Lane and continue up the lane bearing right along Blakeley Lane. Continue through the narrow constriction in the lane between the farm buildings and houses with Oak Farm lying at the top of the lane on the right.
‘To the Sale’ and ‘Car Park’ signs will be erected on the morning of the sale.

Cheques/Payments-Payment Is Required On Sale Day
Intending Purchasers not known to the Auctioneers must produce, prior to bidding, an acceptable Banker’s reference. Under new regulations introduced by the Banks, such references are now only obtainable by the Bank’s customers themselves and have to be obtained by them direct from their Bank and forwarded to us. Unless an acceptable Banker’s Reference is produced Payment is Strictly Cash. Persons unknown to the Auctioneers and who pay by cheque will have their goods impounded until cheques have cleared. The Auctioneers reserve the right to refuse a bid off any potential unknown customer.
All bidders should note that in many cases video security will be on site.
Viewing and Inspection – Viewing on 13th April 2023 between 10:00am 2:00pm and on sale day from 8:30am onwards.
Conditions of Sale – Bagshaws usual farm sale conditions of sale shall apply at this sale, copies of which are available from the Town offices or the on site sale office.
Cash – Under the money laundering regulations the auctioneers are unable to accept cash in sums greater than €10,000 (or its Sterling equivalent). Please contact the auctioneers to discuss methods of cash payment prior to the sale.

GENERAL NOTES
Export Purchasers – All goods must be paid for in pounds sterling (£).
VAT on Export Goods – Under regulations imposed by HM Customs & Excise, the auctioneers must account in a proper manner for VAT on export goods. All customers must pay all VAT on the purchase price of goods on sale day. On receipt of all relevant export documentation and bills of laden (which must be received in the prescribed time limits), the auctioneers will then refund relevant VAT sums.
Buyers Premium – No buyers premium will be payable at this sale.
Telehandler Loading Facilities– Telehandler loading facilities will be available on site up until approximately 5:30pm on sale day.
Machine Hours – Machine hours have been taken as at Thursday 23rd February 2023. These are given for information purposes only and are not guaranteed by the Auctioneers.
Loading
It is the responsibility of the purchaser to arrange for the safe loading & transport of all and any purchases.
Bagshaws are under no obligation to provide assistance in loading but on occasion they will do their best to help provided that it is not putting themselves, the purchaser or other people at risk of injury.
For large, heavy and unwieldy items, specialist loading and transportation will be required for example bulk bins and tanks. The decision made by Bagshaws will be final.

FOREWORD
This genuine dispersal sale arises as a result of the end of tenancy at Oak Farm with Mr Philip Brocklehurst having started on the holding in 1984.
Many locals will know that the superb herd of milking cattle has already been sold off the holding and this leaves a genuine machinery and sundry dispersal for Spring 2023.
The McCormick Loader Tractor was purchased new with both the two prime movers being the McCormick and Valtra having been carefully driven and well looked after.
There are a wide range of Livestock Sundries together with Fencing Equipment and Gates and in addition there are around 3,000 Concrete Railway Sleepers to be sold in lots to be removed from the holding.
Philip Brocklehurst has used Collinson Out Of Parlour Feed Stations with great success and the auction also includes a two stall unit and a three stall unit and potential purchasers should note that the vendor has contacts in Lancashire who are able to service these units and arrange transport.
In addition, there is a special entry on behalf of the Executors of the Late Alan Fitton to include the McCormick 4WD Tractor with Loader.
Purchasers should attend and bid with confidence at this genuine April sale which includes something for everyone.
