PROPERTY MARKET ACTIVITY REMAINS STRONG IN AYRSHIRE

Activity in the Ayrshire residential market during 2022 remained strong, reports Galbraith, with sales readjusting to pre-pandemic levels following two extraordinary years of heightened activity.

The Galbraith team in Ayr carried out almost 100 market appraisals and conducted 1,153 property viewings for prospective buyers during 2022. The number of buyers registering with Galbraith in Ayr last year was an exceptional 1,448.

Jake Shaw-Tan, who leads the Galbraith estate agency team in Ayr, said: “Despite the recent economic difficulties and increased mortgage rates, properties are still selling relatively quickly in Ayrshire, with many attracting a good degree of interest. Applicant numbers remain high, with lots of buyer appetite and many ‘ready’ buyers able to move quickly when the right property comes on the market.

“Small holdings and rural properties with a few acres of land remain popular and as ever there continues to be a shortage of this type of property on the market. Despite the well-publicised increases in materials and building costs, properties that require significant modernization prove very popular when brought to the open market. Buyers are still keen to secure properties they can put their own stamp on and the need to undertake refurbishment is not proving to be a hurdle.”
