Ayesa provided temporary and permanent works design for the Wilton tunnel portal — the northern entry to a 38 km polyhalite transport tunnel in North Yorkshire. Our scope included retaining walls, tension piles, propping, capping beams, drainage systems, and ground anchors. When dry ground conditions were confirmed, we revised the design to use contiguous piles, eliminating primary piles — saving time, reducing materials, and accelerating the programme in close coordination with the contractor.

Deep excavations present some of the most technically complex and risk-sensitive challenges in construction — particularly in urban, constrained, or geologically variable environments. Temporary works are an essential part of the construction process, undertaken before permanent construction can begin. The efficient design and integration of temporary works solutions have the potential to deliver substantial cost and programme savings for large building projects.

22 Bishopsgate: Originally conceived as The Pinnacle, construction of this London skyscraper halted in 2012, leaving a partially built basement and core. When the scheme was later revived and redesigned as 22 Bishopsgate, a 62-storey commercial tower, Ayesa was commissioned to design the temporary core support system.

Working within the constraints of the existing structure, we developed a bespoke transfer solution using five retained steel columns to safely support the new core during construction. Our team designed and coordinated a complex grid of temporary walls between the basement and ground floor, all while demolition works were ongoing.

Outcome: Our solution enabled the new core construction to begin six months earlier, accelerating the programme and generating significant value for the project team.
