& Build (D&B)

With extensive experience in Design & Build projects, Ayesa partners with contractors to achieve successful outcomes. Notable Design & Build projects include luxury townhomes in Hamilton Drive, London for Careys, the Waterside Drive sports facility in Walton on Thames for Willmott Dixon, and the new Private Patient Unit at St Bartholomew’s Hospital in London for Kier Construction.

Refurbishment

At Ayesa, our structural engineers have extensive experience in refurbishing buildings, utilising their expertise in complex analysis and design, testing of building materials, construction methodologies, surveying, and problem-solving. We have collaborated with clients including city councils, architects, and contractors to rejuvenate existing structures and enhance real estate value. Our recent refurbishment project at Highcross Shopping Centre in Leicester added additional retail space and parking, while improving shopfront visibility. Our work at St. Bartholomew’s Hospital over the past 25 years includes re-development of various wings and staff quarters, as well as the upcoming Private Patients Unit (PPU). Our west wing refurbishment was recognized with the ‘NHS Best Patient Environment Award’ and the ‘City Heritage Award’.

Complex Structures

Our engineering team’s experience and expertise in geotechnical and specialist design have enabled us to provide innovative solutions for complex projects. Our innovative solution for 22 Bishopsgate (formerly the Pinnacle) allowed for significant cost and time savings, while our specialist basement retention solution facilitated the construction of a deep excavation for the Proton Beam Facility at University College London Hospital, even on a severely constrained urban site.

Residential and Private Dwellings

Our experts have a proven track record in delivering residential projects of all sizes, from minor extensions and basements to complex highrise developments. Our services include basement design, land development, temporary works, conservation, structural refurbishment, and fit-out requirements. We also use BIM to enhance project outcomes and minimize costs.

City Residential

Our work on city residential projects maximises space in tight, urban environments and provides structural advice in relation to new build and alterations, horizontal and vertical extensions, basements excavations, ground assessments, temporary works and propping sequences. Our residential buildings consultancy is highly skilled in a range of specialist assessments, such as fire and storm damage repairs and structural risks and defects, including subsidence and bulging walls.

Office & Commercial

Small commercial offices, retail centres to complex skyscrapers

Ayesa has worked on large and small commercial projects, many of which require complex engineering design and technical skills. Our multidisciplinary experts have repurposed industrial buildings into contemporary workspaces and provided specialist substructure design for some of London’s most prominent skyscrapers, including 22 Bishopsgate and The Shard.

Post pandemic, the commercial office landscape could see many changes - office spaces may need to be more welcoming multi-purpose spaces, focusing on health, wellness and flexibility. Other design changes that may need to be included are improved ventilation systems, carbon reduction, access to outdoors and increased natural lighting. Our expertise can repurpose, adapt and extend existing properties within urban environments for commercial, office and residential and or cultural use.

We provided structural engineering expertise on 45 Folgate Street, which included designing and constructing a pitched roof above the original top floor to create a wonderful double-height office space. Our team provided the design for a new floor above the annexe and developed a garden roof for Bridge House, a Grade II* listed building next to London Bridge. We have also specified, supervised and managed the ground investigation for the Tropical Fruit Warehouse in Dublin and a 19th-century warehouse converted into 80.000 ft2 office space. Our retail projects include several Paul Cafés, MOD Pizzeria’s and the Comptoir Libanais cafés. On a larger scale, Ayesa consulted on the development of multiple shopping complexes, including structural engineering services for the Ropewalk Shopping Centre in Nuneaton and a design and build contract for the detailed design of the refurbishment of the west wing of Highcross Shopping Centre in Leicester.

We also provided geotechnical consulting on Bolands Quay, one of the most significant urban regeneration projects in Dublin’s city centre in recent years. We worked with the city council to approve GFRP (Glass Fibre Reinforced Polymer) tie-back anchors, a first for the city.

We have acted as the lead engineering consultant on numerous community-focused projects, including Burgess Hill and Peterhead, cinemas in West Norwood, Walthamstow and Chiswick, and community sports facilities such as the Tooting Bec Lido Pavilion and Elmbridge Xcel Sports Hub.

Our team have made a difference to projects such as the fire-ravaged Ramsgate Library, a Grade II listed building. Ayesa was an integral part of the design team to re-construct a completely new framed building, retaining only the façades to preserve the building’s historical characteristics and delivered a design that maximised energy efficiency as well as natural light and space. Our work on the highly renowned Royal Academy of Dramatic Arts in London included a new theatre and student accommodation, and our team refurbished the external envelope of the Hammersmith (Eventim) Apollo.

Sports and Leisure

Engineering Design and Consulting for Sports and Leisure infrastructure - Delivering major sports and leisure venues

We have partnered with architects, contractors, educational and sporting bodies and local councils to help develop various sporting and leisure facilities from stadiums to themed leisure parks throughout Ireland and the UK. We advise across multiple areas such as foundation piling, temporary works, or assessing impacts in a conservation area with our interdisciplinary expertise.

Our multidisciplinary teams provide technical excellence across many critical areas in construction, such as structural engineering, geotechnics, land remediation, temporary works, marine engineering, and environmental impacts on green buildings, conservation, and regeneration.

Our extensive portfolio includes structural consultancy for William Ellis School’s Sports Hall, Tooting Bec Lido’s Pavilion, design of foundation piles at Páirc Uí Chaoimh Stadium in Cork, marine and geotechnical engineering for the Riverside Stand at the Craven Cottage in London, and land remediation at Adventure Parc Snowdonia in Wales. For the West Stand at the €410m Aviva Stadium, Dublin, Ireland, we advised on the demolition methodology and designed the piled foundations and permanent anchors which stabilised the main roof towers and temporary supports.

Education

Engineering design and consulting services for educational facilities

From repairing and restoring a 300-year old school (Charterhouse, Godalming) to providing engineering design for cutting-edge contemporary facilities, Ayesa collaborate closely with architects and educational bodies to create exceptional educational spaces that reflect new teaching practices and technologies.

It is about creating spaces that attract and motivate young people and encourage their growth, learning and development. Our experts understand sustainability and how it can help deliver optimum planning solutions. Our solutions centre around cost-effectiveness, efficient energy consumption, sustainability and ease of operation and maintenance. We provide project management and engineering design at all stages of the building/construction cycle.

Our long association with the Brit School, Britain’s leading performing arts college, has delivered a new practice/rehearsal room and extra teaching spaces. For Charterhouse in Godalming, Ayesa conducted various studies and projects, including condition surveys of buildings and bridges, load capacity assessments, repairs and remedial work and extensive refurbishment of the café area. We assisted the Royal Academy of Music in London in tender preparation, advising “boxing”, an innovative construction method that avoided “needling” the 200-year old walls and recommended construction sequences for efficiency of programme and cost.

Healthcare and Research

Engineering design and consulting services for medical facilities

Our building experts have assisted in designing and constructing a broad range of types of health infrastructure around the world, from public hospitals to remote rural purpose-built treatment centres. It is essential that these medical facilities adapt to the rapid changes in medical technology and healthcare provision guidelines. Ayesa has been involved in creating new hospital facilities and in the adaption and rejuvenation of existing hospitals.

Repurposing and adapting buildings is an integral part of sustainable development. Much of Ayesa’s experience in this sector has been in relation to several developments at St Bartholomew’s Hospital in London, the oldest functioning hospital on the same site in the world. In 2002, Ayesa was engaged by Skanska to provide structural engineering advice on the ‘Retained Estate’ for the redevelopment of two hospital sites, St. Bartholomew’s Hospital and The Royal London Hospital, and to assist them in securing their ultimately successful bid for this PFI project valued at £1 billion. For the past 25 years, our teams have been working at St Bartholomew’s on a series of developments that include the West Wing, the new King George V Wing, RSQ and OPD, with work on the new Private Patients Unit (PPU) commencing soon.

Our expertise in conservation and structural engineering, along with our long-standing working relationship at St. Bart’s, helps us to deliver projects for our clients with lasting impacts. Our work has linked the 900-year-old past of St Barts to the present, delivering modern, light-filled, patient-centric spaces.

Heritage and Conservation

Shaping the Future - Preserving the Past

Our dedicated team, consisting of some of the most pre-eminent conservation experts, specialise in historic and listed building restoration, development and conservation. Our conservation team includes Conservation Accredited Engineers (CARE) accredited by the Institution of Civil Engineers (ICE) and The Institution of Structural Engineers.

Buildings that have been altered and repaired over hundreds of years do not give up their secrets lightly. Our skill, intensive research, experience, attention to detail and dedication translate into exceptional project delivery. Projects benefit from our extensive knowledge of architectural history, traditional building materials and repair techniques combined with modern technologies. We are seasoned at tackling complex and complicated projects. On the intricate vernacular structures of Paynes Hay Farmstead (Grade II*), we led the construction project by recommending minimal intervention. This maximised retention of the heritage fabric with repairs that matched materials and techniques. This approach of implementing conservation’s best practices reduced costs whilst minimising the carbon footprint, also reduced the embodied energy of the project.

Our work on the scheduled ancient monument of the Maltings (Grade II*) in Stevenage returned the structure stable, watertight and secure to deliver its removal from the ‘Buildings at Risk Register’. In addition, engaged by the City of Westminister, our conservation team reported on the existing structural stability/condition, recommending appropriate specialist conservation to stabilise and restore Cleopatra’s Needle, a 3500-year-old London landmark.
