ADAPTED KITCHENS AND BATHROOMS REFURBISHMENT

Project Details

Housing 21 appointed CLC to deliver a £1.3m refurbishment programme at Berryhill Village, a large Extra Care scheme. The project focused on the full refurbishment of kitchens and wet rooms across the scheme while residents remained in occupation. Delivered through an established framework and building on a long-standing relationship with the client, the programme aimed to improve both the quality and functionality of living spaces, while increasing the long-term value of the asset.

Works were completed between March and December 2025, delivered on time and within budget. The programme spanned approximately nine months and was carefully sequenced to maintain access and minimise disruption in a live environment.

Project Process

Works were delivered using a structured tenday per property cycle, with a new property commenced each day and follow-on trades progressing in sequence through the building. This approach enabled a consistent flow of works while maintaining resident access and control across the scheme.

A dedicated Resident Liaison Officer was present throughout the programme, supporting communication and coordination in a live environment. Regular updates were provided through letters, brochures, and direct engagement with residents and scheme management. Careful planning and sequencing ensured that works could be delivered efficiently while maintaining safe access for residents. I would recommend CLC to do any work for anymore, anywhere. Bathrooms, kitchens – they do a brilliant job.

Challenges & Solutions

A key challenge was the condition of the existing building fabric, including areas where properties did not originally have level access wet room trays. To address this, CLC implemented a bespoke solution, ensuring all bathrooms were upgraded to full level-access standards. This not only resolved the structural limitation but also significantly improved accessibility and safety for residents. The approach ensured consistency across the scheme and aligned all properties with modern expectations for usability.

Outcomes

The scheme was successfully modernised, bringing all properties up to a consistent and improved standard. Kitchens and wet rooms were fully upgraded, with enhanced functionality, accessibility, and aesthetics across the scheme. The programme was delivered on time and within budget, reinforcing CLC’s strong working relationship with Housing 21. The success of the project contributed to further works being secured at a nearby scheme, St Dominic’s Court. Client and resident feedback both highlighted the quality of delivery, with particular emphasis on teamwork, communication, and the standard of finish achieved.

Resident involvement played a large role in the success of the project. Individuals were given the opportunity to choose finishes for their homes, including colours, tiles, flooring, and decoration, creating a more personalised end result.

An open day was held with suppliers, giving residents the opportunity to view materials and better understand the improvements being made within their homes.

Feedback highlighted strong satisfaction with both the quality of the finished works and the improved functionality of the spaces. Residents and families commented positively on the transformation of the upgraded bathrooms and kitchens, which enhanced comfort, usability, and independence.
