Completed works on Western elevation as we remove scaffolding

Fire Remediation and Recladding Project Parkgate Aspen, O Central, Elephant and Castle, SE London

Highlights

Specifications

Our Fire Remediation and Recladding works for our Managing Agent client Parkgate Aspen, are underway at O Central, a mixed-use housing development built in 2005-2006. The scheme comprises 153 privately owned apartments across eight levels, along with eight residential units and 11 commercial units on the ground floor, and six industrial units adjacent to the building. Following detailed pre-condition surveys, we installed specialist scaffolding, which required back-propping within the underground carpark and basement areas. Our team of 40 operatives has removed the existing non-compliant EPS and render and cladding from the external façades and balconies. We have now installed new EWI, backing boards and render finishes, and are now installing new rainscreen panels and insulation to the façade.

Ongoing works at O Central

Challenges Due to O Central’s proximity to the railway, particularly affecting the apartments along the east elevation, we had to liaise closely with Network Rail, holding several meetings and submitting detailed plans and documentation for approval prior to constructing the scaffold. This ongoing collaboration ensures that all works are carried out safely and in compliance with Network Rail’s strict requirements. We also secured a Basic Asset Protection Agreement (BAPA) to ensure our activities cause minimal disruption to rail operations. In addition, the presence of a substation in the basement, which supports the efficient and safe transmission and distribution of electricity, has required close coordination with UK Power Networks (UKPN). We continue to work in partnership with UKPN to maintain safety standards and operational continuity throughout the project. Resident care Our engagement with leaseholder residents has been regular and ongoing, through newsletters, meetings, and direct communication. This has been particularly important during periods when our operatives carried out noisy works at night to align with Network Rail’s operational schedules, or when access to residents’ apartments and balconies was required. We established an on-site office and information hub where residents could visit to discuss the works, raise concerns, and stay informed about project progress. This open line of communication continues to foster trust and transparency, ensuring residents remain well-informed and supported throughout the project.
