Project Details

Cardiff Community Housing Association (CCHA) tasked CLC with completing decarbonisation and retrofit works following the Optimised RetroFit Programme (ORP), funded by the Welsh Government. A total of 51 properties over the first two phases of the contract.

Installation of the works was completed to PAS 2030, PAS 2035, and MCS standards. This included loft insulation, EESS (batteries), ventilation works, and Solar PV. 111.2 kw of SPV was installed across 35 properties. A further 16 properties are to be completed in phase 2.

Improving SAP Scores

The properties identified for these works started with an average SAP score of 64 (EPC D), and needed to be brought to a higher standard to meet the newest Welsh housing quality standards. The average finishing SAP score was 77 (EPC C) with 8 properties reaching EPC B or above.

Communication

The CLC Bristol branch got involved with the client and the project as soon as possible to establish a great relationship and start close communication – this included the supply chain to make sure the project ran smoothly.

Project Process

All properties received surveying and assessments to evaluate what works needed to be completed. The works were completed soon after the scaffolding was put up, and completed within a couple of days, meaning that residents would be disrupted for the least amount of time possible.

Resident Benefits

As well as reducing carbon emissions, the main goal for the project is to make homes warmer for residents. The loft insulation will achieve this and reduce energy bills. The solar PV and EESS will provide free electricity for residents on sunny days, with the added ability to store energy for later. Due to the improved ventilation, there will be a significantly lower chance of mould developing.
