Fire Stopping Works & Door Replacement Programme

Southampton City Council

Location: Southampton

Project Duration: 5 years

Project Details

We secured, through competitive tender, a Fire Door Replacement programme contract for Southampton City Council. Properties include 19 high rise blocks of flats, as well as medium and low rise (five storeys or fewer) plus some sheltered accommodation (generally two storeys). The majority of these buildings are post war/ 60s’ built.

Associated Fire Stopping Works included cable clipping, sprinkler installation and fire alarm replacement. Additional works included compartmentation, installation of signage and emergency lighting as well as replacement of communal doors with Fire Safe doorsets. In total, we replaced 10,000+ doors. This contract has also created 40 jobs for local people.

Phasing The Works

We conducted the works in order, based on risk assessment: starting on the high rise blocks, moving onto sheltered schemes and enclosed communal areas, and then properties with open walk ways. By phasing out the works across the sites in this manner, we minimised disruption to residents.

Aids & Adaptations

In sheltered accommodation where residents may have mobility issues, we worked with the door supplier to design innovative bespoke solutions which included using door closers that activate in the event of a fire, and push-buttonactivated doors for wheelchair users.

Above & Beyond

We worked closely with Hampshire Fire and Rescue Service and deployed a Waking Watch Service at some sites before works commenced to ensure the safety of the residents.

Resident Care & Support

98% of the properties were fully occupied whilst works were conducted. So great care was taken to keep the residents fully informed before and during the works to minimise disruption to their lives. We hosted resident meetings to showed videos and share presentations of what the works would entail and achieve. Coffee mornings /evenings, and hand-delivered letters to each flat kept the information flowing. Site Supervisors booked personal appointments to replace FEDs and to enter each flat for installation of sprinklers and compartmentation works. We also provides a follow up service to ensure doorsets are maintained and sprinklers are in working order.

Protecting Care Without Disrupting It.

In healthcare, fire safety is inseparable from patient safety. Hospitals, clinics, and care environments operate around the clock, leaving little margin for interruption, yet compliance must be proven to the same high standards as any other regulated estate.

We support NHS Trusts and healthcare providers in meeting their statutory fire safety responsibilities while maintaining uninterrupted care. Our work aligns with HTM 05-01 and HTM 05-02, integrating fire doors, compartmentation, detection and suppression systems into live clinical environments with precision and control.

Every survey, remedial action and certification is captured within our digital assurance platform, forming a clear, auditable record suitable for CQC inspection, internal governance and regulatory scrutiny.

Projects are delivered in coordination with estates, infection control and clinical teams. Intrusive works are carefully sequenced, clean zones are maintained, and patient pathways are protected — ensuring compliance is achieved without compromising care.

Passive Fire Works Programme

University Hospitals of Liverpool Group

Location: Liverpool

Project Duration: 2.3 months

Project Details

Our Warrington branch holds a £1 million per annum contract with the University Hospitals of Liverpool Group to carry out passive fire safety works across four hospitals.

Fire door replacements and remedial works, as well as penetration sealing, were completed at both Aintree and Broadgreen Hospitals. These essential upgrades are designed to prevent the spread of fire and smoke in the event of an incident—potentially saving both lives and property. A total of 15,000 actions were undertaken across the two hospitals.

We have supported the client in meeting building compliance and regulatory requirements to help ensure the safety of staff, patients, and visitors.

Challenges

The main operational challenge when working in a live hospital environment is operating safely and efficiently around service staff and patients, particularly in high-risk areas such as operating theatres and end-of-life care wards.

We carefully sequenced our work and operated out of hours where necessary to ensure the safety of patients, staff, and visitors, while minimising disruption. Communication is crucial in a live hospital setting, so our teams liaised closely with the Trust, estates teams, staff representatives, and managers to ensure our work did not impact the hospital’s service delivery.

For example, we use ROCKWOOL systems to ensure the highest standards of installation, whether it’s batt, mastic, high-expansion sealants, or pipe wraps. Due to the live nature of this project, clear and regular communication with all stakeholders was essential. The branch worked closely not only with the Estates and Trust teams but also with on-site managers and staff to ensure that works progressed smoothly without disrupting hospital services.

Operational Readiness, Never Compromised.

We support duty holders in meeting statutory and Ministry of Defence fire safety requirements across complex infrastructure. Our work aligns with JSP 375, SIEG and Defence Infrastructure Organisation (DIO) standards, covering assessment, fire doors, compartmentation, detection, suppression and complex remediation.

Dorset & Wiltshire Fire and Rescue FRA Works

VIVO Defence Services

Location: Dorset & Wiltshire

Project Duration: 10 months

Project Details

With VIVO Defence we successfully completed fire safety works at the Dorset & Wiltshire Fire and Rescue training facility in West Moors.

We worked across five buildings, (four unoccupied, one partially occupied).

To minimise disruption to the building users, we strategically phased the work, carefully managing all activities in the occupied building.

In addition to replacing the fire door sets and installing penetrations seals and emergency lighting, our Refurbishment and M&E works updated the facility’s appearance and increased/enhanced its safety, energy efficiency, comfort and compliance.

Challenges

During the project, changes to the original scope of work required additional after the initial ones had been placed. Working closely with the client, we adapted our approach to accommodate efficiently, ensuring seamless progress and the successful completion of the fire door installations.

Our flexible and proactive approach helped maintain project momentum while meeting the client’s requirements.

Client Relationship

VIVO Defence Services oversee facilities management and service family accommodation for the MOD (Ministry of Defence).

We have an established relationship with VIVO Defence Services, having successfully completed similar works for them at Marchwood Military Port near Southampton between 2022 and 2023.

We also partnered with the client on EWI (external wall insulation) works to 62 MOD properties at Southwick, Portsmouth
