Refurbishment and Energy Efficiency Upgrade City of London Corporation, Dairy Farm, Epping Forest, Essex
Highlights Axis delivered a comprehensive refurbishment and energy efficiency upgrade to Dairy Farm, a detached three-bedroom property within Epping Forest, on behalf of the City of London Corporation. The project forms part of a wider programme to refurbish five lodges, transforming underutilised properties into high-quality, energy-efficient premises. The refurbishment combined extensive building improvements with the installation of modern low-carbon technologies designed to improve long-term sustainability, reduce energy consumption and extend the lifespan of the property. Works included a complete internal refurbishment, new kitchen and bathroom installations, full Mechanical & Electrical upgrades (M&E), replacement of windows and external doors, roofing repairs and external improvements. A key element of the programme was the installation of an Air Source Heat Pump, Internal Wall Insulation and Mechanical Ventilation Systems to significantly improve thermal performance and increase the property’s EPC rating. fabric, ensuring the refurbishment respected the character of the property while delivering modern standards of comfort and energy efficiency. Our team delivered the works in carefully planned phases alongside refurbishment works to four additional lodges. Multiple specialist trades, including roofing, carpentry, plumbing, decorating and mechanical and electrical teams, worked collaboratively to maintain programme efficiency while achieving consistently high standards of workmanship throughout, enabling resources to be coordinated efficiently while maintaining programme milestones and quality standards.
Challenges One of the principal challenges was introducing modern energy-efficient technologies while preserving the existing character of the property. The installation of the air source heat pump, internal wall insulation and mechanical ventilation systems required careful coordination between multiple specialist trades to integrate new building services within the existing structure. Due to the age of the property, additional care was required when repairing and upgrading existing elements. Appropriate construction methods and compatible materials were selected throughout to ensure the long-term integrity of the building while delivering improved thermal performance and sustainability.

Throughout the programme, Axis worked closely with the City of London Corporation, consultant FFT and the client’s Property Manager enabling informed decision-making and efficient resolution of project challenges. Our regular, scheduled progress meetings, coordinated planning and proactive issue management ensured works progressed smoothly and any technical matters were resolved promptly. The City of London Corporation became conservators of Epping Forest in 1878.Epping Forest is one of few large (8,000 acres) ancient forests in this part of Britain.
