Axis delivered a major refurbishment, fire compliance and retrofit programme at Manor Court, Surrey, on behalf of A2Dominion. The project covered three occupied residential blocks containing 75 flats and formed part of a wider asset management and building safety strategy designed to improve building performance, extend asset life and enhance residents’ living conditions.

Delivered in carefully planned phases, the programme was completed while the properties remained fully occupied.

We maintained regular communication with residents by having Resident Liaison Officers (RLO) coordinate access and appointments throughout the works.

Despite challenges including asbestos survey dependencies, restricted access routes, fire investigation delays and noise management requirements, we successfully mitigated disruption through proactive planning, revised sequencing and enhanced resident engagement.

The project achieved significant improvements to building safety, thermal efficiency and overall asset condition, including 100% window replacement across all three blocks. The completed works enhanced fire compliance, improved resident comfort and reduced future maintenance requirements, delivering long-term value for both A2Dominion and residents.

Resident Communication and Care We maintained a consistent communication strategy using newsletters, progress bulletins, safety updates and advance notices for scheduled works. Resident Liaison Officers acted as the main point of contact for residents and coordinated access appointments, surveys and installation schedules.

Additional care measures were implemented during noisy drilling works where residents received advance warning where temporary evacuation of properties was required.

Safety remained a priority throughout the programme, with regular scaffold safety reminders and restricted access controls maintained across the site.

At project completion, Axis planned a Resident Engagement Day to help restore and enhance the communal outdoor spaces.

Activities included gardening, reseeding and communityfocused activities designed to bring residents together following completion of the refurbishment works.

Client Relationship We previously worked with A2Dominion and was appointed through a competitive tender process for the Manor Court programme. The appointment reflected the client’s confidence in our ability to deliver complex refurbishment, and compliance works within a live residential environment.

The successful delivery of occupied refurbishment programmes continued to strengthen the working relationship between Axis and A2Dominion, particularly in the areas of resident engagement, programme management and fire compliance improvements.
