Whitecliff Bay Holiday Park is one of those places that’s almost too special to put into words (but we’ll try otherwise this will be a disappointing brochure!). The lovely people, the fun atmosphere, the island air, the stunning views – all of it comes together to make this one of the most fabulous staycation locations you could wish for.
Isle of Wight
Considering it’s quite small, the Isle of Wight punches very much above its weight in terms of how much there is to see and do. For animal lovers, there’s an awesome big cat sanctuary and zoo. For history buffs, the island is one of the richest fossil locations for dinosaurs in Europe. And for the action adventurers, there’s 200 miles of cycling routes and over 500 miles of lush walking paths. Of course, if you prefer pints and pies to dinosaurs and bike rides, there’s lots of great restaurants and pubs here too.

Things to consider
Budget
Unless you’ve just won the lottery, it’s best to find a caravan, lodge or cottage that suits your budget. Our team will guide you through the options. Scan the QR code below if you’d like to have a peek at which holiday homes are currently available before you come visit (but please note: availability changes daily, so when you visit, chances are you’ll have even more homes to peruse.)
Finance
Once you’ve fallen in love with Whitecliff Bay, a pitch and a holiday home, it’s time to talk payment. Some customers have savings, others use a bank loan. We’re also a licensed Credit Brokers and, subject to your personal circumstances, we can put you in touch with specialist lenders in this field.
Subletting
Want your holiday home to help pay for itself? Our managed letting schemes let you sublet to holidaymakers. We’ll explain how it works and what you could earn.
Owner privileges
Holiday home ownership comes with plenty of perks. You’ll get full use of the park facilities, discounted UK holidays and invitations to owners’ brunches and fancy events such as cheese and wine evenings, hog roasts and more. Owners get discounts on the ferry too.
Annual Running Costs
Like any home (or car, boat or helicopter) there are ongoing running costs. We’ll help you factor those into your budget.
There is an annual pitch fee paid by all holiday home owners which covers:
• Up to eight owners passes that give you FREE access to use of the park facilities. (a few activities carry a small charge)
• Use of the indoor heated swimming pool
• Use of our family entertainment venues.
• Exclusive owners parties and events throughout the season.
• Use of your holiday home from 1st March - 15th January
• 12 month holiday use is available at an additional £425 on top of listed pitch fees. (Your holiday home cannot be used as a main residence)
We also carry out other duties that are covered by the pitch fee which include:
• Park landscaping and gardening services
• Refuse disposal
• Road and drainage maintenance
• Park street lighting
• Park security systems

Lodge pitch fees from £9,515
Pitch fees are charged on a pro-rata basis from the date of purchase and then annually. You are welcome to choose to pay via our monthly direct debit scheme and conveniently spread payment over 10 months.
*The loyalty discount is available exclusively to owners who purchase directly from Away Resorts.
The following charges are also made to all holiday home owners and are reviewed annually.
Annual Rates
Includes local authority rates and water charges. These annual rates run from April 1st to March 31st charged on a pro-rata basis from the date of purchase and then annually. £916 per year
Electricity
Electricity is charged as used for all holiday homes.
Gas
Gas is charged as used for all holiday homes.
Other costs
These include winterisation and insurance.

You can’t buy a holiday home from a brochure. You need to come have a nosey, get a feel for the park, soak up the atmosphere and meet the neighbours.

FAQs
How quickly can I move in after purchase?
We get it, once you’ve found your holiday home, you’ll want to move in asap. If yours is already on park and you’ve paid in full, you’ll be in within 14 days (often sooner). If your home is new from the manufacturer, we can only prepare it when it arrives –but we’ll keep you updated every step of the way. Either way, the perfect upgrade to your downtime won’t be far away!
When is the park open?
Owners can enjoy the park for 10 1/2 months – or, if you fancy more time by the sea, you can opt for our extended 12-month licence and make the most of your holiday home all year round.
Just a heads-up: your holiday home can’t be your main residence… so think of it as your very own seaside getaway, not your new office commute.
Do you offer discounted ferry travel?
Owners here at Whitecliff Bay benefit from discounted ferry travel once you join. There are options to buy books of tickets or individual. We can explain in more detail during your visit.s
Will my holiday home be covered by warranty?
Yes. Whether it’s brand new, ex-demo, or pre-loved, you’ll enjoy peace of mind with our exclusive 3-year warranty package. At Away Resorts, age really doesn’t matter, we’ve got you covered.
Do I have to pay extra to use the park facilities?
Facilities are covered in your pitch fees (apart from those pesky one-armed bandits and pool tables), so please fill your boots! Bookable activities will carry a small charge.
How long will the park tour take?
As long (or as short) as you like. We’ll happily show you everything, but it’s your day. Feel free to bring your family along if you’d like to turn your tour into a mini adventure! We can supply you with activity passes if you want to get a full feel for the park’s awesomeness.

How to find us
By Car
From Ryde - Take the A3055 towards Sandown. Go through Brading and turn left at the Yardbridge traffic lights heading towards Bembridge. It’s a bendy road so take your time. After 2 miles or so you will pass the Propellor Inn on your left, take the next right. We are about 1 minute on your right hand side.
By Car Ferry
