100 Saint Paul in Denver, CO, is an eight-story, 158,445 square foot, class A commercial building featuring office and retail space. The facility is also pre-certified LEED Gold by the United States Green Building Council (USGBC). To comply with the Energize Denver Building Performance policy, the 100 Saint Paul facility team set ambitious energy management goals for the building. Energize Denver has mandated EUI targets based on facility use type for facilities in Denver, CO. The 100 Saint Paul building was given a target EUI of 67.2 to reach by 2032. When the facilities team started planning for compliance in 2019, the facility’s starting EUI was 101.3, which meant the team needed to reduce its EUI by 34 percent.
To meet their energy management goals, the facilities team, led by Jamie Kennedy, Director of Property Management, partnered with ATS to ensure the persistence of energy savings over time. To enact energy savings measures that required minimal capital investment, ATS deployed its facilityCARE analytics platform featuring SkySpark, which continuously monitors and optimizes building performance. facilityCARE integrates real-time data analytics with advanced diagnostics to identify inefficiencies and provide actionable insights for correction at the facility. Key measures taken at 100 Saint Paul include:

• DDC Control System Enhancements: Fine-tuning DDC controls, such as limiting outside air intake during the morning warmup routine and tuning heat pump loops.
• Performance Benchmarking: Regular tracking and comparison of energy performance using Portfolio Manager ensured sustained progress.
• Proactive Maintenance: Predictive analytics helped prevent equipment inefficiencies and failures before they escalated into costly issues.

As a result of the facilityCARE work performed by ATS and the staff at 100 Saint Paul, the building has already met their target EUI seven years earlier than mandated. As of March 2025, the EUI for the building has dropped by 35 points to an EUI of 66.7. This year-over-year EUI improvement demonstrates the effectiveness of data-driven facility management in reducing and sustaining energy usage. With the energy reduction work performed, the facility earned its first EnergyStar certification in 2024, which means the building performs at least 75 percent better than other similar buildings nationwide. ATS served as the Engineer of Record for the EnergyStar certification. Now that the facilities team has reached the EUI target they will continue to utilize the facilityCARE service and make further improvements to the 100 Saint Paul facility.
