Prime Time For Jumbo Borrowers Low interest rates, high lending standards have created favorable conditions in the jumbo mortgage market

Chicago’s luxury real estate market is performing well thus far in 2016, with total sales volume for milliondollar homes up 7% year to date, according to data from BrokerMetrics.

“In the city, luxury homes are in short supply, and prices have exceeded pre-recession levels in many areas.

Meanwhile, in the suburbs, certain price points are drawing intense interest while others still show some residual softness. However, demand is strong, and properties that are priced right are selling,” said Mike Golden, co-founder of @properties.

One factor contributing to the health of the luxury market is current mortgage conditions. Even as the economy has improved, interest rates have remained near record lows, and lenders have become more aggressive in courting well-qualified, luxury borrowers.

Ben Cohen, senior vice president of mortgage lending for Chicago-based Guaranteed Rate and one of the leading jumbo loan originators in the country, recently shared his insights and advice on the market for luxury home loans.

1. Everyone knows rates are low, but what about jumbo mortgage rates?

We’re at a point right now where the spread between jumbo rates and conforming rates is nominal. In some cases, for borrowers with a strong overall financial profile, jumbo loans actually could have a lower rate than conforming loans, which is very rare. Banks are chasing great credit, and luxury homebuyers tend to fall into this category.

2. What are you seeing in terms of adjustable rate mortgage (ARM) activity vs. fixed rates?

ARMs have always been popular in the luxury market, and they continue to be. High-end homebuyers tend to be fairly savvy when it comes to playing borrowing costs against other investment opportunities. They’re comfortable taking on the risk of a rate adjustment 5, 7 or 10 years down the road in exchange for a lower payment. They’ll typically invest the difference and try to get a better return on their money.

3. Where do you see interest rates going between now and the end of the year?

I like to be conservative and tell my clients to always use a higher number when we’re qualifying them for a home purchase a few months out. I’m of the belief that rates are going up. Of course, I’ve been saying this for the last six years.

4. How is the market for self-employed borrowers?

A lot of my clients in the luxury market are selfemployed and they’re getting mortgages. There’s definitely a little more work that goes into it. It’s really important for these borrowers to be pre-approved.

Still, I’ve been able to originate, underwrite and close a purchase loan in as little as two weeks.

5. What’s the one thing every luxury homebuyer needs to know when it comes to getting a mortgage?

Be organized, be responsive and communicate. It doesn’t matter if you’re buying a home next week or six months from now. It’s my belief that you can never start planning too soon. If you’re prepared with your financing, the process will be relatively easy.
