Atoll Estates


The founders, Dmitry and Amit, first met in 2013 and have kept in touch since working on their respective projects. Dmitry was busy developing the island of Olhahali in the Maldives into a luxury boutique resort. Amit continued to position and manage luxury resorts and later expanded the hospitality portfolio of a large Investment company based out of Dubai.
In the year 2020, they started discussing the future of the hospitality and tourism industry in the unforeseen difficulties brought about by the global pandemic. They conceptualized a model that addressed business continuity, agility, and inclusion while remaining responsible for the environment and local culture. With sustainability and design as its pillars, to provide excellent and significant experiences, they wrote the business plan of what is called Projekt Delfin today.
During the conceptualization, it became evident that to bring this vision of a future-ready multi-generational tourism destination to reality, Dmitry and Amit would have to dedicate all
their time to the project. With Amit’s assistance, Dmitry sold the resort to Dubai Holding, and now the resort operates as Jumeirah Maldives Olhahali. Amit ceased operating his hospitality consultancy to make himself fully available for the project. Soon after, Atoll Estates was established as a holding company with its headquarters at Abu Dhabi Global Markets.

The founders did not want to compromise the concept; the next large challenge was finding a site that could accommodate what was envisioned. Scores of sites were considered and closely evaluated. Due diligence and meetings with owners took place over months, and finally, the site of Tholimaraahuraa Lagoon in the central atoll of Maldives was selected.




Concurrently, the best Consultants, Architects, and Designers were shortlisted, who had a similar understanding and ethos to add tremendous value to the founders’ vision to develop a truly iconic and future-ready tourism destination.
Together, they are working tirelessly to raise the curtains on Projekt Delfin by 2025.

In the seven years since we were first established, Killa Design has been able to secure, design, and construct many projects that have made a tangible difference to the architectural and construction landscape of the Middle East and the broader region.

Projekt Delfin is located in the southern part of the South Male Atoll, 40km south of Malé and Maldives’ main International Airport, Velana.

Male, the capital city of the Maldives, is one of the smallest capital cities in the world. You can visit the old bazaar area or the fish market where you can see local fishing boats “dhonis”. The Northern waterfront locates the local market full of small stalls filled with local produce from the atolls. Admire the 400-year-old Friday Mosque, also called Huskuru Miskiiy. Visit the Islamic Centre, which golden dome adorns Male’s skyline. The mosque is big enough for 5,000 people and it has an Islamic library, conference hall, classrooms, and offices. Mulee-Aage is a one-hundredyear-old palace built by Sultan Mohamed Shamsuddeen III, just in front of the Friday Mosque. Next to it is the National Museum.
Projekt Delfin is 40 km far from the Male International Airport — the main international airport in the Maldives. It is located on Hulhule Island in the North Male Atoll, near the capital island Male.
Near the harbor of Malé, a famous fish market offers the day’s catch, and a produce market is stocked with local fruit. At an area of about 6 square kilometers, Malé is among the smallest capital cities in the world. Surrounded by serene blue seas, Malé is not a place to admire skyscrapers but rather to delve into the culture of island cities, comprised of narrow lanes and interesting graffiti. Some of the main attractions are the Islamic Centre (Masjid-al-Sultan Muhammad Thakurufaanu Al Auzam), which is known for its distinctive gold dome and includes a mosque and a library.

Atoll Estates has adopted various new technologies in construction and adapted the architecture and design of Projekt Delfin to have a minimal effect on the marine environment during its construction. These range from sourcing deep-sea sand for the reclamation of the lagoon with minimal impact on the lagoon and surrounding ecosystems to avoiding areas with coral growth and fish habitats. The use of construction materials will be based on low-carbon-emitting production and recycled or locally available and sourced. The resultant green cover after the reclamation will offset more carbon than the bare lagoon does at this point.
After the project’s construction, the extensive coral rejuvenation program is earmarked, and guests will be able to participate.


The project and the buildings will have a minimum of the following certifications:

Various other environmental norms and certifications will be followed for construction and designing the guest journey and experience.






Projekt Delfin has dedicated vast areas beneath the photovoltaic panels to agri-photovoltaics and aeroponic vertical farms to provide a constant supply of fresh green vegetables for the guests and other residents of the islands. Projekt Delfin aims to reduce as much as possible the impact of the import of fresh foods from the perspective of burning fossil fuels for transportation of the packaging, which ultimately results in waste.
In addition to agri-photovoltaics, several containerized farms are planned for more exotic products that will not flourish in a tropical environment. It is the aim that, with these agricultural initiatives, the imports and associated waste can be reduced by a minimum of 15%. Apart from zero use of single-use plastics, Projekt Delfin adopts a circular economy in waste management, both organic and inorganic. The guest experience will be completely paperless with the adoption of mobile applications that will guide the entire guest journey from pre-arrival to post-departure. Waste paper and cardboard will be recycled into paper and paper products on-site. There will be an art studio where renowned glass artists will re-purpose recycled bottles and glass into art. Glass that cannot be used will be turned into sand for resort pathway replenishments. Similar recycling of aluminum, other metals, and plastic is planned. Guests can

participate in all of these circular economy initiatives, and the recycling aspect gets integrated directly with the guest experience.
All food and organic waste will be used for biogas and for composting. Every track, corner, and detail of the Projekt Delfin landscape is a foretaste of something incredible. Landscaping is of prime importance focusing on indigenous plants and trees in densely vegetated areas. Different tracks lead to every location of restaurants, spa zones, and entertainment areas. The main areas will be awe-inspiring with beautifully designed and suitable artworks, hardscapes, water features, and appropriate tropical flora. The architects have placed decorative ponds of beautiful regular shapes throughout the islands, refreshing nature and creating a new perception of reality. About 20% of the total reclaimed landmass will be built up, including the structures on the water. The remainder of the areas would locate greenery, and low structures like waterbodies, pools, and decks. The landscape is unique in its design, and its aesthetic can be visible in the careful selection of natural materials.

The undulation and natural flow and Maldivian dunes shaped by wind and water are captured in the architecture of this resort. The curves and patterns appear in an artistic form in the shapes of the roofs and the structures of this resort.
The volume and composition of the architecture of Dunes Island build on the basis of water images. The water phenomenon is an eternal source of visual and sound impressions. It creates an atmosphere of serenity and affects the human’s mood. People living in different parts of the planet use universal images dedicated to water in their architecture. That is why the modern architecture of Dunes Island uses a wave-like shape of the roof, imitation of water in small architectural forms, according to the formula “water-wave-smoothness-sloping”.

Inspired by the undulating surfaces of a shell and its majestic interior, the concept complements the Maldives, known as the Pearl Necklace of the Indian Ocean. The design aims to create a simple yet powerful form by flaunting its most unique symmetrical scallop shape and revealing the prominent ridged surface that reveal its life evolution and experiences.

The sandy-coloured curved lines on its exterior seem like a fingerprint that describe its individuality and uniqueness. The interiors evoke a sense of mystery and curiosity. Each space offers fascinating layers of

well-positioned interaction of colours that alter in hue depending on the time of day, creating an unexpected but memorable experiences to all guests. This kaleidoscope of multi-colours facets on land mimics and complements the Maldivian underwater life and its seascape.
The shell-inspired concept is a nod to the seafaring people of the Maldives and evoke memories of the sea – of children collecting them on the beach or of simply holding a seashell in one’s hand and marveling at one of nature’s most unique, beautiful, unchanging and perfect designs.
