Smarthouse AV Blends Discreet Technology into Classic Coastal Home
Beautifully located along the UK’s dramatic coastline, this elegant beachfront property has been carefully restored to strike a balance between traditional charm and modern sophistication.
Constructed from heritage stone and natural timber, the building exudes a classic coastal aesthetic—one that the owners were keen to preserve as they looked to bring the home fully up to date with integrated smart technology. The goal was to achieve a seamless blend: delivering all the benefits of a high-performance smart home, while keeping the visual
integrity and timeless feel of the building intact.
The owners were not new to the world of home technology. For several years, they had relied on Smarthouse AV to service and maintain the home’s original AV system, which had been installed by a previous provider. Over time, that ongoing support led to a relationship of genuine trust.
The Smarthouse team had proved themselves to be responsive, discreet and technically excellent – qualities the homeowners valued highly. So, when the decision was made to undertake a full renovation and technology upgrade, there was no hesitation: Smarthouse AV were invited to take on the project from the ground up.
The Brief: Uncompromised Elegance, Invisible Technology
The central design challenge revolved around a now-familiar but deceptively difficult brief: deliver modern smart home performance, but ensure the technology remains largely invisible. With its period architecture and bespoke finishes, the home demanded a light touch—one that would allow the original features to shine while adding intelligent new layers of functionality, comfort and control.

The Art Of Precision Audio

Audio was one of the primary considerations. The client wanted full-bodied, high-quality sound throughout the home, but without visible speakers disrupting the carefully curated interior spaces. The solution involved a combination of invisible speakers and ultra-low-profile models, which were either built into the fabric of the building or installed in such a way that they became virtually undetectable. Speaker grilles were colour-matched to joinery and ceiling details, while subwoofers were located discreetly to maintain clean lines and maximise acoustic performance.
Television placement also required careful planning. Rather than opt for wall-mounted screens or built-in cabinetry, several bespoke freestanding TV solutions were developed. These designs allowed the TVs to blend naturally with the home’s furnishings, while concealing all cabling and supporting hardware within. The result was a clean, elegant look—completely in keeping with the home’s period style.
Complete Control, Carefully Concealed
As part of the upgrade, a full property-wide control system was installed. From discreet wall-mounted keypads and automation panels, the homeowners can now manage lighting, heating, audio and video, as well as property access. Everything can be controlled from anywhere within the home or remotely via smartphone or tablet. Crucially, the control points themselves were selected and placed to feel intuitive and unobtrusive—contributing to the minimalist, refined atmosphere the owners wanted to preserve.
Networking also formed a major part of the brief. To ensure smooth performance across the property, Smarthouse designed a robust and scalable Wi-Fi system. This included a series of hidden repeaters,
providing seamless coverage in both the main house and the adjacent guest residence. All cabling was routed cleanly behind the scenes and fed into a single, easy-access networking cabinet that consolidates the entire infrastructure.
Lighting, as always, played a huge role in shaping the feel of the space. Over 80 separate lighting circuits were installed to power nearly 400 individual interior light fittings. Outside, 186 lighting points create a subtle but striking visual scheme that enhances the building’s architectural features and landscape setting, even after dark.
Director’s Perspective
Matthew Russell, Director at Smarthouse AV Ltd, oversaw the full process from start to finish. He explains, “The scale of this project required seamless coordination and attention to detail. Every aspect— from the lighting and network infrastructure to the speaker layouts and TV solutions—was designed, delivered and fitted by our in-house team. That control allowed us to ensure everything worked together flawlessly. Our aim was to enhance
how the clients live in the space, but in a way that quietly supports, rather than dominates, the home’s unique character.
“We connected the main and secondary buildings with a first-fix fibre optic backbone, allowing for a single unified control system. Indoors, we installed 15 pairs of speakers and four subwoofers; outdoors, 12 weather-resistant speakers and two subwoofers bring the garden and terrace areas to life. The end result is a system that’s powerful, reliable and discreet—everything the client asked for.”
This project is a textbook example of how high-end smart home technology can be integrated into heritage properties with elegance and restraint. By working closely with the client and understanding both the aesthetic and technical priorities of the space, Smarthouse AV has delivered a truly bespoke result –one that proves a modern home doesn’t have to look modern to perform brilliantly.

This state-of-the-art villa is the epitome of comfort and sophistication, designed with a steadfast focus on a healthy lifestyle. The creation of this dream home, tailored for the ultimate retirement experience, was as much about the intricate details as it was about the overarching vision.
The client, previously impressed with VERBINNEN’s craftsmanship from a collaboration on a secondary residence in Tenerife, once again entrusted the integrator to transform a newly purchased piece of land into
a luxurious sanctuary that marries modern conveniences with aesthetic purity. The villa’s ethos centres on comfort, user-friendliness and an uncompromising commitment to luxury. Every device and cable was meticulously concealed to maintain a clean and elegant environment, including a hidden television in the living room that epitomises subtle luxury.
Central to the villa’s appeal is its commitment to promoting a healthy lifestyle. The easily operable multi-purpose space, dual swimming pools and hammam are not merely architectural features but essential elements of the client’s wellness journey. Each component is designed for ease of use, ensuring that the luxurious amenities are both accessible and enjoyable. The
swimming pools, equipped with child-proofing and secure code locks, provide a safe environment for family gatherings. The hammam, initiating relaxing music automatically, offers a spa-like atmosphere at the touch of a button. Customisable lighting in the pools allows the client to set the mood with their chosen colour.
The integration of technology within this villa showcases VERBINNEN’s expertise. Two gas fireplaces, seamlessly controlled for activation and intensity, add warmth and ambience. Gigabit networking throughout the house ensures robust internet connectivity, future-proofed with provisions for fibre optics to accommodate technological advancements. Multiple access points ensure excellent coverage, making the home a hub of connectivity.
Music automation extends the luxury experience into the bathroom, offering a personalised audio atmosphere. Sunscreens automatically adjust based on environmental conditions, maintaining comfort and protecting the interiors from harsh sunlight. The thoughtful inclusion of acoustic plasterwork using BASWA, in the pool area and the
entire lower-level addresses potential sound issues, ensuring that the space remains a calm retreat, free from bothersome reverberations.
Collaboration was key in realising this project. Laury Van Dyck, the interior designer, played a crucial role in ensuring that the automation systems complemented the villa’s overall design. The partnership with
Selectrics, the electrician, was vital for seamlessly integrating the sophisticated electrical systems. Close collaboration with the total contractor, furniture builders, pool company, electric window specialists, and heating, ventilation, and air conditioning (HVAC) specialists ensured that every subsystem and technology was harmoniously integrated into the overall construction.
This villa, with each element designed with purpose and executed with precision, offers the client a perfect blend of comfort, elegance, and cutting-edge living - an exemplary model of how contemporary architecture can enhance lifestyle and functionality.

High-Performance In Notting Hill
NV Integration enhances a stunning Notting Hill property with stylish AV and whole-home audio, built around premium audio brands including Bowers & Wilkins, Denon and Crestron.
London-based integration expert NV Integration has transformed a beautifully renovated 13,000ft² Notting Hill home into a haven of sophisticated AV and whole-home audio.
Originally brought in by a property developer, NV Integration remained on board when the new homeowner
purchased the house mid-renovation. With the client choosing to expand the specification and significantly increase the budget, the team had the opportunity to elevate the installation using higher-grade audio solutions and refined design techniques. The result is an elegant home filled with performance-driven technology that enhances daily life without compromising on style.
A Media Room for All Seasons
The standout feature of the project is the dedicated media room. Designed as a space for TV, movie nights, gaming and relaxed entertaining, it combines comfort with acoustic power. At the heart of the room sits a huge U-shaped sofa, wrapped around an LG 97in G2 OLED TV that makes a bold visual statement while blending effortlessly with the room’s design. The display is mounted on a Future
Automation in-wall bracket, allowing it to sit flush against a stretched-fabric wall that also conceals the front speaker array.
Bespoke cabinetry around the screen houses a Bowers & Wilkins HTM71 S3 Centre Speaker and CWM7.5 S2 in-wall speakers, perfectly aligned with the room’s finish. Subwoofers are cleverly hidden in return ends of the cabinetry using precision-cut slots – a smart solution recommended by NV Integration due to the generous room size.
Audio processing is handled by a Denon AVRX2800 7.2ch 8K AV Receiver with ‘HEOS’ built in, discreetly located in matching joinery. This setup delivers fully immersive 3D audio in the media room while also powering sound throughout the property’s multi-room zones via the multi-zone abilities of the HEOS platform, which allows users to stream music wirelessly throughout the home.
Everyday Living, Elevated
The open-plan kitchen lounge is another prime example of how great design and performance can work hand-in-hand. The space benefits from abundant natural light, thanks to floor-to-ceiling windows. To ensure excellent viewing at any time of day, NV Integration selected the LG OLED55G36LA, LG’s brightest ever OLED with self-lit pixel technology and
the powerful Brightness Booster Max. Positioned above a mantelpiece and framed by custom cabinetry, the TV is mounted on a full-motion bracket, giving the homeowners the option to drop the screen to eye level for seated viewing via the Crestron remote. The audio here is equally impressive. A compact but capable 5.1 surround system is driven by Bowers & Wilkins speakers.
Heard But Not Seen
Throughout the home, NV Integration installed a total of 16 audio zones, delivering seamless, high-quality sound to every corner of the property. The team specified Bowers & Wilkins CCM663 in-ceiling speakers, with a choice of 6in or 8in versions depending on the room layout. Their trimless grilles help them disappear into the ceiling line while maintaining excellent acoustic performance. In the home gym, a dramatic Japanese wood-slat ceiling sets the tone, with black-grilled CCM663s recessed neatly into place, proving that performance and design can go hand-in-hand. The master ensuite also includes a splash of luxury, with marine-grade Bowers & Wilkins speakers allowing the homeowners to enjoy spa-style soundscapes or singalong sessions in the shower.
Finishing Touches
With careful coordination across AV, audio and cabinetry, the technology throughout the home is designed to integrate seamlessly into its surroundings. Whether it’s the flush-mounted TVs, fabric-covered
speaker arrays, or the hidden subwoofers and ceiling speakers, every choice has been made to ensure the aesthetic of the property is enhanced, not compromised.

An Outdoor Soundscape Like No Other
How high-performance speaker and AV manufacturer L-Acoustics transformed a luxury Ibiza garden into an immersive entertainment zone.
Tucked away in the beautiful hills of San Juan, Ibiza, one homeowner has turned their outdoor living space into something truly extraordinary. With the help of local integration specialists Concept Installations and premium sound experts L-Acoustics, this garden has become more than a space for relaxation—it’s now a world-class entertainment zone, complete with powerful, discreet audio and thoughtful design that works day and night.
What began as a simple landscaping brief—led by Ibiza-based architecture and design studio Terravita—soon blossomed into a full-blown garden transformation, designed to make the most of the island’s 300 days of sunshine. Working closely with the design team, Concept Installations was originally brought in to deliver a full garden lighting scheme. But the project
quickly evolved, and the central pergola—already an architectural showpiece—soon became the focus of something much more exciting.
A Pergola Built for Performance
Set against sweeping island views, the pergola is a stunning open structure, crafted from sleek black timber. During the day, it offers a tranquil outdoor lounge; by night, it turns into the perfect spot for hosting up to 100 guests. To support both moods—relaxation and celebration— the space needed more than beautiful lighting. It needed sound. Not just any sound, but audio capable of delivering clarity, warmth and power across a wide range of music styles.
The solution? A high-performance, precision audio system from L-Acoustics—a brand known for
delivering professional-grade sound at some of the world’s most iconic venues.
An Impressive Demo—and an Easy Decision
“When the client visited our showroom, he was instantly taken with the quality of sound,” says Robert Cashin, Director at Concept Installations. “We only have a modest system on display, but the performance is so strong it always surprises people. It made the decision easy—he wanted that same immersive quality for his pergola.”
Working with L-Acoustics’ expert design team, Concept Installations used specialist 3D modelling software to simulate exactly how the system would sound in the garden space. This helped tailor the setup to suit everything from quiet evenings to lively parties.
Blending In While Standing Out
To keep things stylish and subtle, the audio setup needed to integrate seamlessly into the pergola’s striking design. Four X6i loudspeakers were paired with two compact SB10i subwoofers, delivering clear, roomfilling sound with impressive low-end presence—all without disrupting the visual harmony of the space.
Despite their compact size, these speakers pack a serious punch. The result is rich, detailed sound that brings energy to the garden without overwhelming it. At the heart of the system, a robust L-Acoustics LA4X amplifier ensures everything runs smoothly, with the same level of reliability you’d expect from professional live venues.
A System That’s Just the Beginning
The client was so impressed with the results that they’ve already extended the system to the pool area—and two more pergola zones are currently under construction, each destined for their own L-Acoustics upgrade.
“This installation delivered exactly what the client was after—and then some,” Robert adds. “It has the finesse and control he wanted for personal use, but also the power to entertain a crowd. He’s completely sold on the L-Acoustics sound.”

On the edge of Edinburgh, a striking, turreted property has been reimagined into a home where technology works so smoothly in the background that it feels like part of the architecture. What began as a light refurbishment evolved into a complete transformation, turning a 15-year-old house into an elegant, fully connected smart home — the kind of place where comfort, convenience and style flow together effortlessly.
When the owners bought the property, they were drawn not just to its character and spacious layout, but also to the fact it already had a KNX system in place. As passionate tech enthusiasts, they knew this provided a solid starting point. Function Control Ltd was brought in to enhance and modernise the system, ensuring that every element of the house — from the lighting to the heating to the entertainment — would work seamlessly together.
What followed was a three-anda-half-year journey. Along the way, the team had to tackle unexpected structural issues, rethinking room layouts and even swapping bedrooms for bathrooms to create the perfect flow for modern living. Once the dust settled, the real magic could begin — blending the existing KNX infrastructure with the latest Control4 smart home technology.
Mark Hardie from Function Control Ltd comments, “I’ve worked with Control4 since 2007 and KNX for the last 10 years. These two brands work extremely well together and because of the visual programming software, they are easy to programme. We also find that our customers like the Control4 GUI and find it easy to navigate. It’s always a good choice when you’ve got AV as well as control on a project.”
Function Control reused many of the original aluminium KNX switches, carefully restoring and refinishing them so they looked as good as new. Where new controls were needed, sleek designs were chosen to complement the interiors. This KNX backbone provided the perfect partner for Control4 — the central system chosen to bring all the home’s technology together in one simple, elegant interface.
At the heart of the upgrade is a Control4 CA-10 controller, giving the owners fingertip control over lighting, heating, entertainment, security, blinds, door entry and more. With Control4, everything is presented in a consistent, intuitive way — whether using a touch panel, the Halo handheld remote, or a smartphone app. The system also makes it easy for the owners to make small adjustments themselves, so they
can personalise the home as their needs change.
One of the features they particularly value is Control4’s ability to monitor and display temperature data throughout the home. This means they can see, in easy-to-read graphs, how each room is performing compared to the set temperature — ideal for fine-tuning comfort and efficiency. In the large kitchen, for example, the system ensures the
underfloor heating never overheats the wooden floors, while still keeping the space perfectly warm.
In the media room, Control4 comes into its own. A discreet CORE 1 controller delivers a crisp on-screen menu in 4K resolution, making it simple to browse films, music and streaming services. The Halo remote puts everything in the palm of their hand, with dedicated buttons and a touchscreen that feel as luxurious as they look.
