MARKET REPORT Single Family Homes Year-End 2021
VIEWPOINT For the year 2021, the total number of single family detached home closings (94,096 closings) in metro-Atlanta was up just 2% over 2020, while average sales prices were up 20%. The first half of 2021 saw the roll out of the COVID-19 vaccinations, and a general return towards “business as usual.” During the first six months of the year, the Atlanta single family home housing market changed from very robust to what some have called an “extreme seller’s market” – very low inventory, multiple offers, with buyers paying over asking price. By June 30,, 2021, the number of single family home closings were up 10% over the previous year and average sales prices were up by 26%. There was a slight settling down in the second half of the year: the total number of closings decreased at an average of 9.8% each month as opposed to 2020, and while average sales prices continued to rise, it was not at the pace of the first half of the year. Average sales prices were up in 72 of the 81 neighborhoods we reviewed. The exceptionally low levels of available housing inventory – which has been a big driver in the market the past few years – began to rise slightly in the last half of 2021, with a modest 4% increase at year-end 2021 over the previous year. Even with that increase, inventory remained at a historically low level. Of the 81 neighborhoods we reviewed, each and every neighborhood is deemed to be a “seller’s market.” We used the measuring stick that six months of available inventory represents a balanced market: meaning less than six months inventory represents a seller’s market (a market more favorable to sellers in negotiations), and over six months inventory represents a buyer’s market. 56 of the neighborhoods we reviewed had one month’s inventory or less. The Average Sales Price to Original List Price ratio, a measure of how close to the original asking price a seller is actually getting, rose in the vast majority of neighborhoods between December 31, 2020, and the same date in 2021. It was generally 98% and above in most neighborhoods (with rare exception). Of the 81 surveyed neighborhoods, 16 had averages of over 100%, meaning the average house in that neighborhood sold for over the asking price. This is typically the result of multiple offers. Generally, the Average Days on Market, the length of time from listing the property until binding contract, decreased in most neighborhoods we reviewed between 2020 and 2021, and in more than a third of the neighborhoods, it was under 30 days. It is always difficult to predict what real estate activity will look like going forward. Most experts predict the first half of 2022 will remain a strong seller’s market, but interest rates are expected to increase. Additionally, the inventory of available homes has begun to rise, and should continue throughout the year. These two factors will likely lead to the return of a more “normal” market.
