MARKET REPORT Single Family Homes Midyear 2019

VIEWPOINT From our viewpoint, the Atlanta Intown housing market continues to be robust, and the market is moving in the direction of a more balanced, less frantic environment. While multiple offers and sale prices exceeding asking price are still common, they are not happening with the frequency and intensity of previous years.

At mid-year, the First Multiple Listing Service (“FMLS”) reports that across metropolitan Atlanta the volume of sales (number of single-family detached home closings) was down 1% as compared to the same period in 2018. Of the 63 neighborhoods we reviewed, the number of closings were up in 46% of those neighborhoods.

FMLS reported that during that same period, year to date 2019, the average sales price for single-family detached homes in metropolitan Atlanta was up 5%, over that same period in 2018. Similarly, average sales prices were up in 67% of the neighborhoods we reviewed in this report.

The inventory of active listings has continued to rise towards historically normal inventory levels, with an increase of 14% in active listings, year to date in 2019.

While inventory levels have risen, the vast majority of intown neighborhoods are still deemed to be “seller’s markets,” using the measuring stick that 6 months of inventory represents a balanced market. Less than 6 months available inventory represents a seller’s market (a market more favorable to sellers in negotiations); over 6 months inventory represents a buyer’s market. Only 12 of the 63 neighborhoods we reviewed were deemed to be “buyer’s markets”, generally corresponding with the higher priced neighborhoods. Half of the 12 “buyer’s markets” were in Buckhead neighborhoods, and the other neighborhoods included Ansley Park, Inman Park, and a couple of zip codes in Sandy Springs.

Generally, the average Days on Market, the length of time from listing the property until binding contract increased across the boards. Likewise, the Average Sales Price to Original List Price ratio, a measure of how close to the original asking price a seller is actually getting, decreased in most areas. This means it is taking longer for properties to sell and that Sellers are beginning to negotiate a little more.
