MARKET REPORT Midtown and Atlantic Station Condominium Midyear 2019
CONDO VIEW The Atlanta Intown condominium market continues to be strong but has slowed some in the first half of 2019. The number of closings is down, but average prices are still up. The inventory of available listings has also increased. The First Multiple Listing Service (FMLS) reports that the number of closings of “attached” homes in metro-Atlanta in June 2019 were down 11% from June of 2018, and the number of closings January to June 2019 were down 7% from the same period in 2018. This is compared to a smaller 2% decline in number of closings in the single family “detached” homes, year to date for 2019. Of the 56 condominium buildings we reviewed in Midtown and surrounding area, the number of closings were down in 28 (50%) of those buildings, up in 20 (35.7%) of the buildings, and the number of closings remained the same in the other 8 buildings. FMLS reported that during that same period, year to date 2019, the average sales price for single-family “attached” homes in metropolitan Atlanta was up 6%, over that same period in 2018. Similarly, average sales prices were up in 67% of the buildings we reviewed in this Midtown report. The inventory of active “attached” listings has risen significantly during the first half of the year-- FMLS reported an increase of 33% in active attached listings, year to date in 2019. Generally, the average Total Days on Market (TDOM), the length of time from listing the property until binding contract, increased across the boards in roughly 75% of the Midtown buildings we reviewed. In these Midtown buildings, average TDOM increased from 39 days in 2018, to 59 days in 2019. While this is a substantial increase, the average TDOM are still historically low. Likewise, the Average Sales Price to Original List Price ratio, a measure of how close to the original asking price a property sells, decreased in most buildings, but that decrease was small, from 97.6% in 2018 to 96.7% in 2019. This means it is taking longer for properties to sell and that sellers are negotiating a little more.
