MARKET REPORT Single Family Homes Year-End 2019
VIEWPOINT From our viewpoint, the Atlanta Intown housing market continues to be robust, and the market continues moving in the direction of a more balanced, less frantic environment. While multiple offers and sale prices exceeding asking price are still occurring, they are not happening with the frequency and intensity of previous years. For single-family homes, the number of sales in 2019 increased for the year, average sales prices continued to rise, and active inventory at year-end remained low. At year-end 2019, the First Multiple Listing Service (“FMLS”) reports that across metro-Atlanta the number of sales (number of single-family detached home closings) for the month of December 2019 was up 17% over December 2018. For the entire year of 2019 the number of single-family detached closings (76,806) was up 4% over year-to-date 2018. In the majority of the 65 neighborhoods we reviewed, the number of closings were up. FMLS reported that during 2019, the average sales price for single-family detached homes in metro-Atlanta was up 4%, over 2018. Similarly, average sales prices were up in 41 of the 65 neighborhoods we reviewed in this report. The inventory of active listings for single-family homes has continued to remain low throughout the year and at year-end 2019 it was 3% lower than at year-end 2018. The vast majority of intown neighborhoods are still deemed to be “seller’s markets,” using the measuring stick that 6 months of inventory represents a balanced market. Less than 6 months available inventory represents a seller’s market (a market more favorable to sellers in negotiations); over 6 months inventory represents a buyer’s market. Only 3 of the 65 neighborhoods we reviewed were deemed to be “buyer’s markets.” They were Ansley Park/Sherwood Forest, and two Buckhead neighborhoods – Castlewood and Tuxedo Park. Months of inventory is naturally lower at year-end when many people take their homes off the market for the holidays. Generally, the Average Days on Market, the length of time from listing the property until binding contract, increased across the board in two-thirds of the neighborhoods. Likewise, the Average Sales Price to Original List Price ratio, a measure of how close to the original asking price a seller is actually getting, decreased in 75% of the neighborhoods. This means it is taking longer for properties to sell and that Sellers are beginning to negotiate a little more. While there has been some talk about a possible recession, there are many positive factors about the housing market and economy to remember. Prices have continued to rise. Inventory is still tight. Buyers are still buying because of historically lowinterest rates, which keep monthly payments affordable. First time home buyers comprised a third of all home buyers. Jobless claims are at a 50-year-low, and lending requirements are much stricter than in the past, reducing the likelihood of borrowers defaulting.
