MARKET REPORT Single Family Homes Year-End 2020

VIEWPOINT From our viewpoint, in 2020 the Atlanta housing market continued to be very robust in spite of an otherwise tumultuous year that included the onset of the COVID-19 pandemic, the economic fallout associated with it, and an often contentious political and social climate.

The “shelter in place order” in Atlanta was issued March 23rd. While Real Estate was deemed an essential business and real estate activity continued, there was an initial significant decrease in real estate transactions, the result of which can be seen beginning the second quarter of 2020. The drop in the number of closings of single-family homes (in metropolitan Atlanta) in April 2020 compared to April 2019 was 22%. The decrease in May was more dramatic at 33%. In spite of the sharp declines in number of sales during the spring months, the market experienced a rebound in the summer and the metropolitan Atlanta single family home market ended the year up, both in terms of volume of sales and in the average sales price.

As of December 31, 2020 FMLS reported that the number of single-family home closings in metro-Atlanta (84,593) was up 6% from the same period in 2019. The average sales price from 2019 to 2020 rose a surprising 10%. This increase in average sales price was roughly double that of condominiums. FMLS also reported an astounding 54% drop in active inventory at 12/31/2020 (7,419 active listings) from year end 2019 (16,249 active listings).

Of the 65 neighborhoods we reviewed, every neighborhood except two (Midtown and Tuxedo Park in Buckhead) are deemed to be “seller’s markets,” using the measuring stick that six months of available inventory represents a balanced market. Less than six months inventory represents a seller’s market (a market more favorable to sellers in negotiations); over six months inventory represents a buyer’s market. Many neighborhoods had less than two months’ inventory.

Generally, the Average Days on Market, the length of time from listing the property until binding contract, stayed roughly the same in almost all the FMLS areas we reviewed but varied from neighborhood to neighborhood. In most of Fulton and Dekalb Counties, average total days on market were in the low 50’s except for Buckhead which was around 72. Likewise, the Average Sales Price to Original List Price ratio, a measure of how close to the original asking price a seller is actually getting, rose slightly between years, and was generally 96% and above (with rare exception).

It is always difficult to predict what real estate activity will look like going forward. It is particularly challenging in light of COVID-19, and the economic fall out associated with it.

The roll out of the vaccine gives us reason for optimism. As long as interest rates remain low, and inventory remains tight, prices will likely continue to rise and it should remain a seller’s market.

Months of sheltering in place with people working (and schooling) from home, has impacted the real estate market in several ways. Real Estate companies quickly adopted safety protocol for showing homes and implemented great tools for showing and marketing properties virtually and transacting sales remotely. Consumers began re-evaluating their space needs, space usage, importance of proximity to work, importance of distance from neighbors, which has fueled additional buying and selling.
