MARKET REPORT Buckhead Condominium Year-End 2020
CONDO VIEW In 2020, the Atlanta condominium market continued to be very robust in spite of an otherwise tumultuous year that included the onset of the COVID-19 pandemic, the economic fallout associated with it, and an often contentious political and social climate . The “shelter in place order” in Atlanta was issued March 23rd. While Real Estate was deemed an essential business and real estate activity continued, there was initially a significant decrease in real estate transactions, the result of which can be seen beginning the second quarter of 2020. The drop in the number of closings of condominiums (attached homes in metropolitan Atlanta) in April 2020 compared to April 2019 was 22%. The decrease in May was even more dramatic at 43%. In spite of the sharp declines in number of sales during the spring months, the market experienced a rebound in the summer and fall and the metropolitan Atlanta condominium market ended the year up, both in terms of volume of sales and in the average sales price. As of December 31, 2020 FMLS reported that the number of attached home closings in metro-Atlanta (16,589) was up 6% from the same period in 2019. The average sales price from 2019 to 2020 rose 5%. This increase in average sales price was roughly half that of single family homes. FMLS also reported a 20% drop in active inventory at 12/31/2020 (2,806 active listings) from year end 2019 (3,496 active listings). While this represents a sizeable decrease in inventory, it is much smaller than the 54% decline in inventory of single family homes. During the year there was an increase in inventory in some highrise condominium buildings which we attribute to concerns about COVID-19, but we suspect those increases are likely temporary. Of the 45 condominium buildings we reviewed in Buckhead, most of which are high rises, the number of closings were down in just over half of the buildings. Metro-wide, attached home prices are up 5%. In FMLS Area 21, the area which includes Buckhead, the average sales price was down 6.8%, for year to date 2020 ($383,580) over 2019 ($411,993). Generally, the average Total Days on Market (“TDOM”), the length of time from listing the property until binding contract, stayed relatively stable. In Buckhead (FMLS Area 21) average TDOM increased slightly from 70 days in 2019 to 73 days in 2020. The Average Sales Price to Original List Price ratio, a measure of how close to the asking price a property is selling, stayed about the same between years, hovering right at 94.6%. Properties are staying on the market slightly longer and Sellers on average are negotiating about 5.4%. Months of sheltering in place with people working (and schooling) from home, has impacted the real estate market in several ways. Real Estate companies quickly adopted safety protocol for showing homes and implemented great tools for showing and marketing properties virtually and transacting sales remotely. Consumers began re-evaluating their space needs, space usage, importance of proximity to work, importance of distance from neighbors, which has fueled additional buying and selling. It is always difficult to predict what real estate activity will look like going forward. It is particularly challenging in light of COVID-19, and the economic fall out associated with it. The roll out of the vaccine gives us reason for optimism. As long as interest rates remain low, and inventory remains tight, prices will likely continue to rise and it should remain a seller’s market.
