ARE HISTORIC HOUSES MORE LIKELY TO SIT ON THE MARKET? Not so long ago, buying a house in Atlanta meant mostly hewing to tradition, but with the city’s explosive growth in recent years, and with an influx of residents with different tastes, the Metro housing market has increasingly become architecturally diverse. “In years past, we mostly had traditional homes and traditional buyers, but as the demographic of our great city is changing, we have buyers for different types of houses,” says realtor BETSY AKERS of ATLANTA FINE HOMES SOTHEBY’S INTERNATIONAL REALTY, who specializes in luxury properties, including some of Buckhead’s most esteemed historical residences. With so many currently popular architectural styles now represented, historical homes are no longer as front and center as they used to be. And unless they have been modified, they also typically lack the kind of floor plan that many buyers are looking for, says Akers. “The open floor plan concept is more popular, and traditional homes don’t have that. These houses were built in the day when people ate in the dining room and did not live in the kitchen.” But despite the challenges, Akers emphasizes that historical houses remain highly desirable, particularly among European buyers and those with classical leanings, thanks to their often solid construction and handcrafted, charming details. 24

ARE CELEBRITY CRIBS GOING FOR MILLIONS OVER ASKING PRICE INDICATIVE OF THE REAL ESTATE MARKET OR CELEBRITY STATUS? A few high-profile Atlanta residences have sold over the past year, including the homes of Mariah Carey and Melissa McCarthy, but it was the sale of Elton John’s Park Place condo for over $2 million above asking price that led some to wonder if the condo’s celebrity status may have played a role in boosting the final price. “In my opinion, that condo was a unique product. It was 13,000 square feet in the sky,” says realtor TROY STOWE of THE STOWE GROUP, ANSLEY REAL ESTATE, who was not involved in the sale. With a clientele that includes athletes, musicians, and other individuals with high net worth, Stowe has deep experience selling homes owned by celebrities. “A celebrity connection does not necessarily help to sell a house,” says Stowe, adding that in Atlanta, celebrity homes are generally priced according to the home’s features and what the market will bear—not the owner’s prominence. What a home’s celebrity connection does affect is how Stowe markets the listing, with maintaining the client’s privacy being a top priority. “My guard has to be up more when selling these properties. I have to thoroughly vet potential buyers, because you get people coming out of the woodwork.”

HAILING FROM THE Carolinas, Indaco, a restaurant known for its modern Italian fare, unveils its fourth location right in the heart of Atlanta. Brainchild of The Indigo Road Hospitality Group (think O-Ku, Oak Steakhouse, and Colletta), the restaurant is located at 725 Ponce with aerial views of the BeltLine’s Eastside Trail. The dishes at Indaco Atlanta are exclusive to the region, and at the helm is executive chef Drew Van Leuvan. “The menu is approachable, but showcases a refined touch with seasonality at its heart,” says Van Leuvan. “Throughout my cooking career, I have focused on handmade pastas with a

particular emphasis on vegetable-driven menus. I love serving food that derives from a California and Italian approach to cooking. I bring that same style and passion to the cuisine here at Indaco.” Spotlighted on the menu is a selection of appetizers (like their delectable focaccia bread with sorghum butter, thyme, and sea salt), as well as various wood-fired, thin-crust Neapolitan pizzas, housemade pastas, and plenty of greens. Order the mushroom pizza with ricotta, mozzarella, wood-fired mushrooms, rosemary, shallots, and parsley for a heartier meal option, or for some spice, opt for the Radiatori pasta dish with spicy

As for the drinks, “Our cocktail program is Italianinspired, and we source our spirits and ingredients locally when possible,” says Indaco general manager Sarah Lawrence. “Our bartenders are well-versed in the classics and use them as a jumping-off point for our collaborative menu development. We also have a keen focus on the spirit-free offerings.” Channeling a coastal Mediterranean vibe, Lindsay Rice and the team at David Thompson Studio are responsible for the interiors of Indaco. Because of the restaurant’s elevation from the ground-floor level, guests feel as though they have been transported to an exclusive beachside setting in Capri, Italy. Long blue-and-white striped booths allow for seamless conversation, and the heated outdoor seating area reserves top-tier views of the Midtown skyline and Ponce City Market. “I want the guest experience to be memorable, whether it’s a celebration or a quick dinner before a show,” says Lawrence. “My team is dedicated to making everyone feel welcome while they are spending time with us.” indacorestaurant.com

MASTERFUL MIX Upon entering the grand family room at the 2023 Home for the Holidays Showhouse, it wasn’t uncommon to hear an audible gasp by wowed visitors—and rightfully so. Relaxed, warm, and elegant, designer Barbara Westbrook credits the home’s architecture with inspiring the easygoing, yet stylishly polished look of the soaring space. “The architecture is very chic and has a streamlined California vibe. It’s a great backdrop for almost any style of interior furnishings.” Slipcovered furniture—including a pair of sofas, wing chairs, and an olive alpaca-covered ottoman—invites lounging, as

does a pair of low-profile chairs that are sumptuously upholstered in tapestry. Another welcoming gesture is the room’s warm color palette of cognac, deep brown-burgundy, and rich olive greens that complement the creamy white walls—a fitting canvas for the accessory-stacked shelves and the contemporary artwork that hangs in the space, particularly the Meighan Morrison painting above the statement fireplace. An antique walnut credenza and an 18th-century tole lantern with pale lavender glass are singular notes in an overall beautiful, comfortable space. —Jennifer Boles
