one nine seven are an enthusiastic pair of designers with experience working for studios in Edinburgh, Glasgow, the Highlands and in Italy. Their most recent work includes the residential element in St. James centre in Edinburgh, one of the UK’s most significant regeneration projects to date. Currently they are specialising in conversions of use, renovations and refurbishments. At the moment of writing, they are transforming a category B-listed church into accommodation and additional commercial use.

St James’s residential quarter is called New Eidyn, and it has been subcontracted from London developer, Native Land, for 152 unique interior fit-outs. The apartments have floor to ceiling windows and incorporate high quality natural materials such as Italian stone worktops and wooden flooring.

No imagery is available for the public yet outside the marketing brochures distributed by Rettie&Co, but with 3 bedrooms starting at £1.06m, this is one of the projects we are most proud of.

New Eidyn comprises 152 apartments, ranging from studio to four bedrooms, sitting on the fifth to eighth floors of the St. James Quarter development.

Designed to combine the rich textures of Edinburgh with the elegance of contemporary design, the philosophy of thoughtful, crafted design is prevalent throughout the apartments. The living spaces are perfect for entertaining, featuring Leicht kitchens, Siemens appliances and carefully chosen natural materials. We were asked to create a precedent study on period apartments in Edinburgh and the particular features that add value to these properties - and incorporate those with a contemporary flair.

All vanity typologies are bespoke, and the sanitaryware units are of very high quality. Kitchen typologies employ high quality marble tiles - a joy to detail! - alongside warm toned timber cabinetry and smart features. The bedrooms are spacious and peaceful, with 360 views over the city of Edinburgh.
