FOR the third consecutive month, home prices have fallen in Southern Nevada, including Las Vegas.From a median sales price high of $482,000 in May 2022, the median price of homes dropped to $450,000 in August 2022, which is a $15,000 drop from the previous month (July 2022), according to a report in the Las Vegas Review-Journal. Despite the $32,000 drop from its highest point, home prices are still up substantially from about a year ago, with median home prices at the $375,000 range in August of 2021.

During the most frenzied time in the home buying arena, many properties were flooded with offers and more often than not sold far more from their original selling point. Builders put buyers on waiting lists and it was not uncommon for prices to be raised regularly.

A combination of factors are contributing to falling home sales, although industry experts say that Southern Nevada is still in the buyer’s marketHighercategory.borrowing costs have contributed to the lull from home buyers as the average rates for a 30-year home loan have risen to 5.22% in August of 2022 (slightly lower than June’s 5.52%), but still above the 2.84% range in August of 2021, according to a report from Freddie Mac.

Confirmation hearings are an important part of our democratic system

Del Rosario pointed out that PGH had actually asked for P6.1 billion in the 2023 budget, but “we were hesitant to ask for more” because “we have not really spent some of the budget that was given to us last year.”
