Roofing – The roof shingles are thought to be between 18-25 years old, and they are in good/aging condition. Exterior – The walls are in good shape and combined with the aluminum gutters/downspouts, the exterior should be relatively low maintenance. Electrical – The electrical system includes a 200-amp service, circuit breaker panels, copper wiring and grounded outlets. Heating – The 5-year-old furnace high-efficiency furnace is working normally. Typical life expectancy is 15-20 years. Electric baseboard heaters have been installed for supplementary heat in the Basement. There are 3 wood-burning and one gas fireplace. Air conditioning – The a/c is also 5 years old with a typical life expectancy of 10-15 years. The cool outside temperature prevented testing. Insulation – The fiberglass and mineral wool attic insulation level has been upgraded to approximately R-40 (a newer house would have a thickness anywhere from R-40 to R-60). Plumbing – The plumbing fixtures are in good condition and function normally. Interior – The interior is in good condition. It is cleaner than many of the houses we look at and appears to have been well taken care of.
