Roofing - The roof shingles are in good condition. Exterior - The brick, metal, stone and stucco exterior surfaces are all in good shape overall. Structure - The exterior brick and wood framed house are supported on a concrete block foundation. The are no signs of significant movement. Electrical – The 100 - amp service should be adequate for a home of this size. The visible distribution wiring is copper; this is the preferred material. Heating - The high - efficiency, gas - fired furnace is 23 years old with a typical life of 15 - 20 years. Insulation - Insulation was not visible; there was no attic access in the vaulted ceilings. Plumbing - The induced - draft water heater is 13 years old with a typical life of 10 to 15 years. The main line - in to the home is copper; this is the preferred material. The distribution piping is copper and PEX. Waste piping is plastic and cast iron. In terior – Interior finishes are in good repair overall.
