This Report Summary reflects the key findings of our inspection.
ABOUT THE HOME
• Roofing – The Asphalt shingle roof is newer and in good overall condition
• Exterior – Most of the windows are relatively new (2015) and good quality.
• Structure – The structure has performed well, with no evidence of significant movement.
• Electrical – The 200-amp service is suitable for a house of this size.
• Heating – The heating system includes an eight-year-old gas-fired high-efficiency furnace, which has a typical life expectancy of fifteen to twenty years. This unit should have several years of life remaining.
• Plumbing – A backwater valve is present to help prevent sewer backup. Many insurance companies require these before they will offer a sewer backup endorsement, which we strongly recommend you obtain.
• Interior – The interior of the home has been well maintained.
ITEMS THAT MAY REQUIRE ATTENTION
• Plumbing – The thirteen-year-old electric water-heater is nearing the end of its life expectancy. Continue to use and service it annually until replacement is necessary. (Cost: $1,500 - $3,000)
