ABOUT THE HOME

• Electrical – The home has 200-amp electrical service which is suitable for a home this size.

• Plumbing – All visible supply plumbing in the home is copper. Copper is the preferred supply piping material.

• Heating – The combination tankless boiler and water heater is nine years old with a typical life expectancy of ten to twenty years. It provides heat for the radiators and radiant floor heating (bathrooms), as well as domestic hot water The system includes 2 holding tanks.

• Cooling – The air conditioning system is 3 years old and has a typical life expectancy of ten to fifteen years.

• Cooling – Cooling is distributed by a high velocity air handler and supplies cold air to the upper floors and rear of the building.

• Interior – The interior of the home has been updated and well maintained.

ITEMS THAT MAY REQUIRE ATTENTION

• Roofing – The roof is in good condition overall, but some minor repairs are needed to address some damaged shingles. Annual inspections are recommended (on any roof) to take care of any roof damage and/or regular maintenance items (flashings/caulking).
