It was a busy time at Property Brokers on Tuesday, June 3, with around $150 million worth of dairy farm settlements in the Ashburton office alone. Traditionally, Gypsy Day falls on June 1 and marks the start of the new dairy season when dairy farms are bought and sold, share-milking and grazing contracts signed off and farms refinanced and restructured.

This is largely down to a very strong year in dairy sales and the continuing development of dairy farms in the area. With several large farms under contract and many still being marketed, we are not expecting dairy sales to slow completely over winter months, as they traditionally have. This past season has seen strong buyer interest from corporate syndicates and overseas investors. We expect this buyer interest to continue and combined with strong local buyers, we anticipate a strong 2014/2015 selling season.

It can also be the most costly and most frustrating decision you will ever make. The outcome depends significantly on your choice of builder, yet many people make that important choice on a whim, on estimate or on a recommendation.
Don't be shy about asking. If they are a reputable builder, they will want you to know their credentials. If you receive resistance or comments such as "Geez, can't you just take me on my word" then back up the horse because you have found yourself a cowboy.
There's no right answer when choosing a builder, but there is a right and wrong way to make the choice. With thorough research and investigations, you can follow the path to the right builder, the one who really hits the nail on the head when it comes to bringing your vision to life. If the houses are all unique and intricate it means that your builder is likely to be happy to think outside of the box to create a truly unique masterpiece to set your home apart from any other. Be sure to follow up with your list of references and ask the following specific questions; Did the builder stick within the budget and were there any additional expenses at the end that weren't included within the contract?
Was the build completed on time. and if not what were the specific reasons behind any delays? Was the builder easy to deal with throughout the process. Did they return phone calls and how open were they to adjustments during the build? After you have spoken to a few references you will soon get a feel for which builder is going to suit your specific needs the best, depending on which area is of most importance to you, budget, time or flexibility. When you approach the builder that you feel will best suit your needs, ask for a written estimate. If you already have floor plans from an architect, take these with you as you will receive a more accurate estimate. Look carefully at what is covered in the estimate. Some builders may omit small details such as a garage door, or steps to the front door to make the overall price look smaller. so make sure every detail is covered. Also look at amounts quoted for small items such as lighting fixtures or cabinetry. They may be quoting for budget level fixtures, but if you know that these features are important to your design and it is likely you will choose more expensive options, be sure to ask the builder to adjust these figures accordingly to give you a more realistic expectation. Get estimates from more than one builder if you are unsure. Ask your builder about liability insurance and ask for a written summary of what they are covered for, including the cover of subcontractors that they have employed on-site. Once you receive your contract in writing , make sure you ask your lawyer to look over the details. They will have a better eye for spotting dodgy clauses or for picking up on crucial elements that may have been missed. It's your livelihood, so don't take a casual approach to the details, otherwise it may just become your nightmare instead of your happy every after.

Timeless furniture with retro vibe By terry lobb
It is amazing that the older you get the quicker styles seem to resurface and become trendy again. I grew up in the 60s and 70s where our furniture and styles had a definite Scandinavian flavour, which is now ‘‘retro’’ and again trendy. So what does retro mean? It derives from the 60s from the French word retrograde, meaning to move backwards. When we talk about it in terms of furniture styles, retro is usually considered to be defined more by the design of the furniture than the style or period. In the 60s and 70s, there was a strong influence of Scandinaviandesigned furniture in New Zealand — well designed and built furniture; objects that tend to have a timeless lifespan and sit comfortably in many situations from classical to contemporary. The ethos behind this modern style of the 20s was ‘‘to seek a social ideal and the enhancement of the quality of life through appropriate and affordable products and technology’’. Isn’t that how we should all look at the way we live and produce our products?

Geometric and stylised patterns were dominant in ceramic finishes and soft furnishings but then so was the integrity of natural finishes and block colours. We grew up with a three-seater leggy sofa which Mum still has today. I remember the fabric being a rich red and quite harsh to the touch. I think that was probably the original fabric — long gone now. The timber is fine-grained and maybe mahogany. What I really like about this sofa is that the arms follow the contours of your arms. Instead of being solid and chunky, they are curved and softened and the timber always feels beautiful to touch. The sofa, when pulled out, formed a simple double bed with heavy plastic cording under the mattress to give it a bit of spring. This was wound around the base of the frame. Most of the furniture was leggy and sparse-looking compared to some of today’s designs. Interiors were simplistic and void of too much clutter. Pendant light fittings were often fitted because ceilings tended to be higher. Many of the light fittings were elegant with soft curves or balls allowing light to filter down into the rooms, often the light source hidden so as not to be intrusive for the person using the room.

Ditch grass and get creative By Kay Bazzard
For most new home owners and developers, lawns are the default option for the most front/ backyard space. But having lived on a property with no lawns for 15 years, I strongly recommend it. Originally, our site was unsuited to lawn as it has banks and the contour was a little too steep. Instead, trees were planted around the boundaries, low retaining walls installed where flower and shrubs could become established and an open central area around the house was given over to shingle. The result is a large, private, lushly planted garden with shingle paths and steps to different levels. It all works well and is not hard to maintain. Many disappointed lawn lovers of my acquaintance are resorting to solutions such as Pimp my Lawn, an enterprising business which has made a very successful franchise from householders’ lawn hassles. But though the ideal of a green velvety sward may be worth aspiring to, the reality is, lawns don’t necessarily grow well in every climate. Well-maintained lawns are beautiful but the costs are high. Lawns can suffer in summer from drought
and high temperatures; mysterious dead patches appear despite sprinklers splashing for hours at a time. Part of the problem is soil compaction, so that no matter how much it is watered in dry periods, the tightly bunched grass roots prevent hose water and nutrients from penetrating more deeply. In winter, water logging causes pugging, fungal problems, moss and weed invasion. Weekends and evenings are spent pushing the lawnmower back and forth, making a racket and creating fumes — it rattles the neighbours and it’s a chore, as is the constant watering, costly applications of fertiliser and pest control. It makes you wish you lived on a boat. So, if you are over your lawn, there are alternatives.

Groundcover plants do not grow tall, so no cutting is required and need little to no maintenance. Groundcovers are usually chosen for texture, density and how well they spread and choke out the weeds. They enhance the soil by acting as mulch and some are nitrogen-fixing. Although groundcovers are usually perennials and evergreens, annuals make excellent groundcovers as well, but do require more work each spring.
Herbs such as thyme and oregano work as scented groundcovers for limited areas such as path edges. Other solutions include ornamental grasses, mulching, rocks, extending the deck or terraces or giving over large areas to shingle.
