Spring is now here and the grass is growing again at an alarming rate. With calving/lambing behind them and the sun on their backs, farmers generally seem to be in better spirits. Land values have seemed to weather the storm of bad commodity markets and have remained at good levels in Mid-Canterbury. Everything sold locally by Bayleys in the last 18 months has been sold at strong levels showing little if any

sign of a drop. The fact that Canterbury was not inundated with farm listings meant that there was little in the way of competition for the property that was on the market, which has resulted in strong sales.

I have a lot of clients ask when they’re looking at changing their car, should they just borrow the money using the car as security and have it as a separate loan to their mortgage or put it on their mortgage.

What a lot of people don’t appreciate is that you can have a number of loans secured under your mortgage. If you buy a new car and put it on the mortgage you don’t have to consolidate the new loan into your existing loan. If you do this the interest charge over the term of your loan for that car will be very large, as you’ll be paying for it for up to 20-years or more, if that is the term of your loan. The cheapest money you’ll borrow in your life will normally be that secured by your home by way of a mortgage. You can have as many loans as you like secured by the mortgage, this could be the loan when you purchased the home, you could have borrowed to do some alterations, and you may have some of your loan on a fixed rate and some on floating rates. All these loans are secured by the mortgage on your property. If you’re buying a car, you may be offered fiancé from the car dealer as they provide finance for many banks and nonbanks and these rates are significantly higher than what you can get from your mortgage provider or myself as a mort-
