Open Home Etiquette A favourite pastime of many people – whether in the market to buy a property or simply curious – is to attend an Open Home. If you are seriously looking for your dream home have a game plan! If you’re giving up an hour on a weekend, you might as well set aside the entire afternoon. Research properties you want to see and schedule your day so you don’t miss seeing any properties on your list. Allow yourself enough time to see each home and travel to the next one.

When you enter the property be prepared to remove your shoes and meet the Sales Person hosting the open home. They will ask you to sign into the register, advise you of any Health and Safety issues then give you a brochure about the property.
Now take the opportunity to focus on the property, the brochure you have been given will fill you in on the main attributes of the property, hopefully size, number of bedrooms and what type of sales process is being used i.e. For Sale, Deadline Sale or Auction. Use the brochure to take notes and check off things as you walk through the house. Always ask before taking photos, you have to remember in many cases the home is still someone’s private residence and they may not appreciate photos being taken of their private things. You can open cupboards, pantries etc. to get the feel of the storage areas but keep in mind it may likely be somebody’s home. Hold the criticism until you leave, the seller still calls the property their

home and you don’t know who may be listening, the seller, a neighbour or a friend. If you end up in a multi offer situation you don’t want the seller choosing another buyer because they have heard that you were criticising their property. It’s okay to ask about the seller’s motivation and if there are any offers. If you are not from the area ask the host about the neighbourhood, nearby facilities and schools. If you have genuine interest you should advise the Sales Person before you leave, if there are other interested parties they may make an offer and you could miss out altogether however on that note the salesperson should contact all the open home buyers before proceeding with presenting an offer to their seller.

Scared of paying your mortgage off early? An interesting discussion I had the other day. I had a call from a lady who was concerned about her mortgage and looking for some advice around it. I wasn’t sure where she was coming from initially in the telephone conversation.
This is a very important point when you’re looking at taking out a mortgage and fixing your loan or renewing your loan after a fixed period. I can’t stress enough that you need to take advice from a mortgage adviser “broker” when you’re thinking of fixing your loans or taking out a mortgage. Everyone’s circumstances are different and the banks have a varying range of fees and penalty clauses. When you fix your loans, you need to know that if you are to pay a lump sum off during that period you may have to pay a break rate on the amount that you repay.

After calling to her home and sitting down and discussing her current loans and mortgages, it became clear to me that she was scared to try and repay her loans off early because of the penalties she thought she would pay, as she had fixed her loan for a long period.

As you can see there is a lot to take in when fixing a loan, it must also be remembered that some Banks charge for repaying the loan anyway, this could be a $200.00 Administration Fee, again this varies from bank to bank. It can be a mine field when looking at repaying your mortgage early. You may say hey I’m paying it off now because then it’s gone. Although it may be a case of just waiting a couple of months and you are in a better financial position by avoiding the

fees or having an independent negotiate for you. Back to my lady and her fixed loan, well in her case she is on interest only and fixed interest rates have increased and her banks carded fixed interest is now much higher than what she is paying. The Bank is happy for her to repay lump sums as they can lend the money back out at a higher rate. She is going to pay lump sums every 6 months as her cash flow allows. Another story though can be Hire Purchase, when buying a big-ticket item at a store or a car, be aware of what the fees and extras you’re signing up for are.

Gorgeous gaillardia Like the flowers I mentioned last month (portulaca, livingstone daisies and gazania), gaillardia is another fan of the warm weather associated with summer. It grows well in the sun and dry conditions and will add more bright, striking colour to your garden. Though unlike the three previously mentioned flowers, gaillardia is a perennial.

For those of you still learning the difference between perennial and annual flowers, perennials are plants that go dormant each winter and continue to grow year-after-year. Annuals generally bloom for one
season and then need to be replaced with something else. You can purchase gaillardia plants from our online store at www.awapuni.co.nz. Or grab an Awapuni bundle of seedlings next time you’re at your local supermarket, Bunnings or Mitre 10. We sell two varieties, Arizona sun which produces masses of bright orange-red flowers with yellow on the tips. And red shades which, as the name suggests produces flowers with slightly different shades of red. Both varieties grow to a height of
around 35cm and will flower all through summer and well into autumn. They grow well in pots and they also do well in landscape plantings as they tend to ‘blanket’ the ground. Which is not surprising given gaillardia are also known as blanket flowers. And, if you still need a bit of convincing that gaillardia is the plant you need in your garden, it’s also great at attracting bees. Once you’ve got your seedlings simply plant each one around 35cm apart from the next. To encourage more flowering, don’t forget to deadhead regularly.

February is the hottest month of the year, so remember to keep watering. Keep watering your courgettes and beans – the more you water the bigger they’ll get.
Remember to water your strawberries and tomatoes too (avoid the leaves on your tomatoes) – the more water they get the juicier their fruit will be. If you don’t have any tomatoes yet on the plants, use a paintbrush (or even an electric toothbrush turned on, minus the brush head) to

spread the pollen from the flowers on one plant to another plant to pollinate them. Deadhead roses, cape reinga lilies, daisies, ladies mantle and more to tidy up and hopefully get another flowering.
Harvest fennel and give your oregano a trim. Cut it back so the stems are around 50mm from the ground. This will stop the plant going leggy. You can dry the removed branches. Once the branches are dry, peel the leaves off and chop them up then store in a jar for use in your cooking.
