Mixing real estate with children Selling and buying is stressful there is no way around that, add some children into the mix and things have the potential to become very messy.
make a little cash to buy some more toys for the new house. Maybe they will want to give away their unwanted items. Even just pack away the big items and put away the things that have not been played with in a while. Once you are at the new home, maybe then they will be able to part with some possessions. Big storage containers are great for storing precious toys neatly in a garage until you move. The children can take comfort from seeing the containers in the garage knowing that they can unpack in the new home. No matter what, take down most of the pictures from the walls and remove the family photos.
Maybe you are considering buying or selling but wonder if, because you have children, is now the right time to make the move? I bet your thoughts mirror those of many a client of mine. “How will the children cope?” “How will we cope?” “The kids have so much stuff, there is always a mess to tidy, I just don’t think I can do this right now.” Well it does not have to be difficult. You can enjoy the process with children. (Yes, I just said “enjoy”).

Here are a just a few of the tips.
The house hunt Involving your children in the process is a great lesson on life. They may be old enough to search the web, compare the prices, and talk about saving money for their future. Younger children can scan the local paper and circle with a marker all the houses in your price range, or the ones they may like. How about they draw a picture about what their new room might be like? Perhaps they can borrow your phone and take a photo of the houses they just loved during the hunt. Get them to make a pros and cons list about a house they may like. Is it close to the aquatics centre, their school, the domain, near
Eliza Waszczak grandma’s? But also remember, as with any decision where you involve children, family members all contribute to the discussion, but only the adults make the final decision.
Ready for sale De-cluttering with children can seem like double the work. However, use this time to weed out toys and equipment they have grown out of, or simply don’t use. Maybe the kids themselves can sell the items, and
When you have to tidy and get out of your home quickly prior to some prospective buyers looking through, keep a box for just a few favourite toys, and the play the game “pick up ten”. How about a prize for having a tidy room by the end of the week? I always suggest having a washing basket handy to do a mad dash to pick everything up, no matter what, then hide this in the laundry, or even the boot of your car. It might be best to take the baby with you though! Always tell your agent what time of the day is best for you for open homes, and ask the agent for plenty of notice. Focus on the fact that you do want to
sell your home, so always be ready.
Cleaning for the sale Having your house presented clean and tidy is always a must. Children can be given a task each to help with this, possibly a challenge between your children, if you know your children like a bit of healthy competition. Write the separate tasks on some pieces of paper and pop them in a hat so they can draw a different job out prior to an open home. Don’t forget to add some outside tasks too. With teenagers, a few hours before the open home you might try turning off your wifi, to assist their motivation to help clean and tidy.
Viewing properties Open home viewing can be hard with children, so get them involved. Pop the children into easy to remove shoes, make sure they are not hungry, then quietly talk about each room as you walk around, how it might look with your furniture, whether the rooms seem big enough. Children will take your lead and be respectful of another’s home. A trip to a playground is always a must afterwards, this way you and your partner can discuss the houses while the children play. When you are back in the car discuss the best features of the house they liked the most. Last of all try and relax make the most of it!

THE MARKET
Mortage limits ‘detrimental’ Property Institute of New Zealand Chief Executive, Ashley Church, is warning that the introduction of ‘debt-to-income’ limits on mortgage lending would have the potential to do significant damage to the Auckland housing market, and wider economy, if the Government gives the Reserve Bank the power to impose them. If introduced, the Reserve Bank would have the power to restrict what New Zealanders could borrow for a mortgage relative to their income. Finance Minister Bill English confirmed that the Reserve Bank has asked for such powers but indicated that the Government would not grant them lightly as they represented a “significant policy change which has never been tested in New Zealand.” A similar policy, introduced in the United Kingdom in July 2014, theoretically restricts a buyer to a mortgage that does not exceed 4.5 times their annual earnings – and If the British rules were to be applied here the effect would be to limit a typical Auckland family to a mortgage of less than $400,000. However, the UK policy isn’t compulsory on the banks and only applies to a section of the market. “The Brits wisely chose to use this tool as a way to protect those who were at most risk of a market crash rather than as a blunt tool to curb house price inflation.
But our Reserve Bank already has that ability, in the form of the LVR restrictions – so you’d have to question why they would want this tool unless they want to kill the market.” Mr Church has repeated his warning, made earlier this year, that such a policy would have “serious and unintended consequences” for the Auckland property market and would “almost certainly make the Auckland Housing crisis even worse.” Mr Church says that the probable consequences of such a policy would be disastrous. “The number of new homes being built – the very thing that Auckland needs most – would plunge as the number of people earning enough to buy them would dwindle to a trickle. So the policy could very well kill off the one thing that can fix the Auckland housing crisis – the construction of new homes.” Mr Church says the policy would also lead to a dramatic increase in rents over a relatively short space of time as property investors looked for ways to increase income so as to be able to buy more property. “Most Landlords are currently showing restraint and choosing to accept lower returns because capital growth is strong. But in an environment where every extra dollar enhances borrowing power –

Avoid too much watering to prevent the plants rotting. Keep planting your gourmet veges (like fancy lettuce and spinach) and herbs (like basil, coriander, and rocket) so you have a continuous and regular supply. Apply mulch around all your plants. This will help retain the moisture in your garden beds as the weather heats up. Remember to keep watering and do it in the morning, not at night, so the sun has a chance to dry the moisture off your plant leaves. If you water at night the moisture will
