Selling your property when you’re splitting up If you decide that your partner is going to stay in the house and he will buy you out, it’s a good idea to get the property valued. While you can get an idea from online valuations that take into account other sales in your area, a registered valuer will provide you with a more detailed appraisal. This will come at a cost, but you may decide it is worth it for the peace of mind. It may also be useful when you are talking to a lender, as a registered valuation can sometimes be required if you are refinancing.
The end of a relationship is tough on everyone involved. Some couples find it hard enough to divide up their furniture, let alone any joint property. If you find yourself in this position and you own a home together, it’s a good idea to get legal advice on your rights and responsibilities. If you’re not keen to engage a lawyer just yet, your community law centre or Citizens Advice Bureau can be a good place to start. The Ministry of Justice and Community Law also have some useful information online. While every situation is different, most separating couples either jointly sell the home or one of them decides to buy out the other. Sometimes they reach an agreement where they continue to co-own the property but just one of them will live in it. If you both decide to put the property up for sale, any proceeds will be split. Ideally, this will enable you both to clear your share of the mortgage and help you start again. If you decide selling is the best option, it’s crucial that you find a real estate agent that you are both comfortable with. Think about this from the perspective of the real estate agent for a minute – even the happiest couples can disagree about how

Bring on the sunshine! with feathered friends. Place pea straw or crushed bark around the plants to provide a clean bed for ripening strawberries. Maintain a close watch for botrytis (grey mould) and remove infected fruit or leaves immediately. Water plants as required, avoiding foliage if possible. If plants are looked after, you should be picking strawberries well into January.
Summer is here and should bring a more settled month in the garden. According to weather experts, most of us are set to experience a warmer than normal summer thanks to La Nina. Although great for our holidays, protecting your garden will be imperative. As we traditionally holiday in the Christmas/January period, deserting the garden at this time of year can lead to problems. However, with careful planning, problems can be reduced, if not avoided. For instance, try not to have crops peaking at the same time, mulch your garden well, and install a timer on your irrigation system or ask a friend or neighbour to water your plants while you are away.

Tasks in the garden •
Summer salad vegetables should all be making rapid growth. Side dressings of Daltons Goldcote Vegetable and Herb Fertiliser will help support the development of these plants. With quick maturing crops e.g. lettuces, radishes, dwarf beans etc, continue succession planting to avoid crops maturing at the same time if you are planning on going away.
•
Hopefully early planted potatoes can be harvested for Christmas Day. Mound up around plants as they mature. Continue to remove lateral growth on tomatoes until the plants have reached around one metre. This is especially important with varieties like sweet 100 where growth is incredibly vigorous.
•
Summer flowers bring masses of colour to the garden or containers and are easy to grow, requiring little ongoing maintenance apart from watering. Some summer annuals to grow include; ageratum, cornflower, cosmos, marigolds, petunias, portulacas, salvias, strawflower and zinnias. December is probably the prime month for harvesting scrumptious strawberries in the home garden. Cover plants with bird netting to avoid having to share the crop
•
Continue to dead-head (remove finished flowers) on roses to encourage continuous flowering. Apply side dressings of Daltons Premium Rose Fertiliser at regular intervals to help maintain strong healthy growth. Some summer pruning may be necessary, especially with some varieties where growth is excessive and can lead to wind damage. Check your rose bushes regularly for outbreaks of black spot or rust, and instigate a regular spraying programme to control these diseases. Also keep an eye out for aphids as they can be prolific as the weather heats up. In some parts of the country, lawns will be drying out and requiring some irrigation to maintain full

health. Avoid mowing lawns too low over summer months and do not apply lawn fertilisers during this time. Where bare batches develop, they should be re-sown in the cooler autumn months. •
Early stone fruit will start to ripen toward the end of the month. Some fruit trees may require a little fruit thinning and removal of some new growth to help promote heavy cropping. Newly planted fruit trees need regular watering to promote strong vigorous growth. All fruit trees should be mulched to reduce water loss as soils begin to dry.
•
Blackcurrants, gooseberries and raspberries should be ready for harvesting by mid-December. These plants will also be developing new canes which should be tied down or removed when there are too many.
Enjoy your summer holidays and gardens and have a safe and Merry Christmas! Visit Daltons on Facebook (Daltons Ltd) or for more gardening advice visit: www.daltons.co.nz.

Easy as – how to build a retaining wall Building a retaining wall is a great DIY job. It can be hard work, but it’s a good, simple, satisfying job that if done properly will look good and stay strong for decades.
Before you start Legal building requirements: This is how to build a timber retaining wall up to 1.5m high consisting of posts embedded in the ground and horizontal rails. It includes drainage behind the wall to prevent the build-up of water which could overload it. Suitable soil types for this type of wall are granular – such as firm gravel, stiff clay and sand or rock – or a mixture of these. The wall detailed is not suitable for walls higher than 1.5m or where the wall supports a driveway, parking area, the weight of a bank or building above the wall – in these cases you must have the wall designed by an engineer and a building consent obtained. It’s also not suitable for soil types such as very soft clays (when they are wet you can easily squeeze the clay between your fingers), peat, made-up ground, fill or topsoil. For a low retaining wall, the posts must go 100mm into the ground for every 100mm retained above ground. Walls higher than 1.5m may require a building consent in some regions. Make sure you check with your local council for specific regulations.
Handy hint For retaining walls 1m or higher, the New Zealand Building Code may require a safety barrier at the top. In domestic situations this is likely to be required where the wall is beside an access path to the house. Alternatively, you can also build a fence. Before you start digging, check with your local authorities to check the location of pipes and cables. You don’t want to hit anything you shouldn’t.
Step 1 Start by making sure you have a clean surface to work with (face of the wall).
HOW TO BUILD A
RETAINING
WALL
You may need to get a digger in if you’re working with a large space but for a usual DIY job, a shovel will do just fine. Next, place start and finish pegs in the ground. These should be 300mm from the wall face to the centre of where the post will sit. Attach string line to the pegs and then mark where each post will sit. The spacing of vertical posts will depend on the size of post and rails used. A 150mm square post can be placed at up to 900mm apart. If 200 x 200mm square posts can be obtained, the spacing can be increased to 1200mm. The same applies for 150mm round posts.
Step 2 Use a post hole borer to dig 300mm diameter holes so that the total depth is as deep as the wall is high. Angle the borer to allow for the slope of the poles 1:10 (so the posts lean 100mm for every 1m of height). Place about 100mm of drainage metal (scoria) in the holes and then put the two end posts in place.
Once the concrete has dried, remove all the bracing.
Brace all the posts temporarily in position Next, run a string line along the bottom so that they are vertical when viewed from of the posts to give a straight line to sit the the front, but slope towards the bank at first boards along. 1:10. Once all the posts are in position, concrete them into place and allow to dry for 48 hours.
the tops of them.
Step 5 When all the rails are in place, lay 100mm depth of drainage scoria along the bottom at the back of the wall. Place a filter sock over the drain coil (to prevent it silting up) and then lay the drain coil on top of the
metal and lead the ends to where they can discharge into the open. Ensure the drain coil has some ‘fall’ (i.e. slopes down the length of the wall to allow water to run out). If possible, have the drain coil accessible at both ends so it can be flushed out. Cover the drain coil with 250mm of drainage scoria and overlay it with the geotextile fabric – this will reduce the silting up of the drain coil. Continue to fill with drainage metal, ensuring that there is a minimum of 300mm against the wall. The rest of the gap between the wall and the bank maybe filled with wellcompacted excavated material. The backfill and drainage metal can be kept separated by unrolling geotextile fabric as backfilling proceeds or by a rigid sheet of metal or hardboard or plastic which is slid up as the work progresses. Finish backfilling 100mm below the top of the wall and lay geotextile fabric across the top of the drainage gravel. The top 100mm can be covered with topsoil where plants can be grown, lawn laid or grass seed sown.
