You have the right to know What about a basic fact of how long the property has been on the market or how many people have viewed the property? Should this be disclosed?

Mark Allred There is important information about a property for sale that we (as agents) must disclose to buyers, as it is information they have a definite right to know. Any known issues, such as structural problems, zoning issues, do the neighbours have consent to build three stories high and block your view or any information that could affect the value of the property or have a major influence on the buyers decision. However, there is also information regarding the sale of a property that buyers (although most will ask the agent) have no right to know e.g. your personal reasons for selling, how many offers you have received, how much you will take. These things have no impact on the true value of your property. The only reason buyers ask for this type of information is to try and gain leverage and advantage in the negotiation. For example, as a buyer, if an agent tells you that the sellers are in financial trouble and must sell, would you increase or decrease your offer?

You are a new buyer in the real estate market, and like most people these days you go to the easiest place to start your search for a suitable home – the major internet property portals. You find a property that seems to suit your needs. It looks good, is in the right location and not only is it in your price range but also seems good value compared to others you have viewed online. You are feeling excited that this may be the one. However you then notice two things on the advertisement… The listed date for the property was 3 months ago and it has had a total of 3752 page views, yet remains unsold. What do you now assume? The most common answers we receive to this question are either: “There must be something wrong with it” or “It must be over priced”. Both of these assumptions are potentially very detrimental to the seller. If you thought there may be something wrong with it, then even if you decide to still physically view the home, you will be wary and more likely to focus on the negatives while looking for the assumed problem. Secondly, even if you do like it and decide to put an offer forward, you will be much more likely to

offer lower (because of your worry that there is still an unseen problem), and/ or use the “date listed” and number of “page views” information as ammunition in the negotiation to justify offering a low price. You are probably thinking “Where is the problem? As a buyer this is good for me, after all I want to try and get it as cheap as possible”. Yes however please now look as this from the sellers perspective... Sure, like many sellers you were initially optimistic with your asking price and interest has been slow. However just last week you made a healthy adjustment to your price. You are now very realistic, your property is in a totally new price bracket and at a level that represents excellent value. Effectively, your adjustment in price has made your property like a totally new proposal to the market. Now here is the question for you as the seller. Do you want the buyers seeing the “date listed” and number of “page views” on your advertisement? Do you want them potentially assuming that there is something “wrong” with your property or that it is still “overpriced? Surely the only answer to that, from a sellers perspective, is a resounding no. Yet this is exactly what’s happening.

Apps help with home furnishing Simone Andrea Mayer It's essential to use your imagination when buying furniture. Can you see a chair fitting into your living room? Will brown go well in the kitchen? With this in mind, several furniture makers have come up with some clever ideas to make the job of choosing what to buy easier. "There are two styles of app on the market you can use," says Florian Blaschke, editor of the digital business trade journal t3n.de in Hanover, Germany. "Many consumers have already tried 3D modelling using a computer to lay out a plan. However, these models can't give you a good idea of how things will look in reality." The new way to help shoppers make up their minds is with the augmented-reality app. There are apps for smartphones and tablets that allow you to project an image of an item of furniture into a view of your home using the device's camera. "It's very realistic," says Blaschke.

Swedish furniture supplier Ikea has an app for its customers but home electronics manufacturers are also investing in the technology. Panasonic has an app that can display its products in your home before you buy a TV. Some apps allow you to rotate and twist furniture or change size. It's also possible to switch colours and materials. Interior design company Kare has an app with an option to store an image and post it on Facebook for your friends to comment on. Ursula Geismann, from the Association of German Furniture Industries, says shoppers need this support. "Many furniture stores don't offer this kind of aid," she says. The average furniture retailer will not have a mock-up living room on display to give customers an idea of how a sofa or bed could look at home.

"Instead, they usually just have 70 tables lined up beside each other and you have to choose the one you like best," says Geismann.

Anyone who can use a smartphone will feel at ease using an app to help furnish his or her home.

"I believe these new tools will find wider acceptance with customers

But Geismann does admit the technology has its limits. Shoppers prefer to buy furniture in a store rather than

sight-unseen online. Figures gathered by the Association of German Furniture Industries in 2013 indicated that only four per cent of sales were online. "I'm aware that manufacturers believe their customers will be prepared to spend a couple of hundred dollars online," says Geismann. But for large items of furniture like a sofa, they still prefer to visit a store. "Nobody is buying an expensive sofa with the click of a mouse. "Shoppers prefer to sit on one first and try it out."
