The internet is everywhere

We use it in our homes, at work and we can take it wherever we go with our smartphones. With the prevalence of internet use and the reach that the worldwide web has, it could be argued that real estate agents are becoming obsolete. Why buy or sell through a real estate agent when you can put an ad on TradeMe and wait for the phone to start ringing? There are many reasons why this may not be the best idea, but to save this ending up as a full-page spread, I will go through a handful instead.

Emotions Selling your home is an emotional process. Emotions often get in the way of a clear, objective headspace which clouds your judgement and makes it easy to make rash decisions.

With an agent to help keep you “one removed” from the process, you will be less likely to make silly mistakes such as not counter-offering when someone offends you with their low offer, or pricing your home too high in the first instance.

An agent is able to present a property, follow up and negotiate with buyers without seeming desperate or emotional. It can be stressful dealing with objections and possible rejection.

While agents are trained in this area, most people aren’t equipped to leave their own feelings out of the equation

Brad Wallis and the constant knock-backs can take their toll. A good agent will allow you keep your emotions in check, whilst providing objective guidance.

Availability How many people can just leave work at a moment’s notice to show prospective buyers through their home? And then how would you feel if it was someone who was “just looking at what is available in the market”? For a real estate agent this is their fulltime job. Being available is important because not every buyer can make it along to the nicely scheduled and convenient openhome times. While we are covering availability, a local agent is also

likely to be much more flexible with showing properties at a drop of a hat than an out-of-town agent living an hour away.

REAA 2008 The Real Estate Agents Act 2008 and the authority set up to administer the act, are two very important legislative tools to keep the real estate industry in check. The REAA sets the standard for how every licensee must conduct themselves and there are harsh penalties for those who do not comply.

It is important to note that private sellers are not bound by the REAA. The rules don’t necessarily apply to private sales. Essentially, if you are buying from a private seller, you cannot be given the same assurances that would otherwise apply with an agency sale. It really is buyer beware!

Flush with success What you need to look for before purchasing a new toilet

include a sanitary bar which is found on two-piece models. The sanitary bar blocks liquid from collecting under the tank at the back of the bowl.

The trap-way is also important. It encompasses the snakelike tubing on the sides of your toilet through which water flows. A larger trapway diameter reduces the chance of clogging and overflow.

A question of space Make sure the new toilet will fit your space. To do this, measure the rough-in size. This is the distance between the wall behind the toilet and the centre of the drainpipe or the bolts that hold the toilet to the floor.

Shop toilet bowls Almost all toilets have a similar tank capacity. When choosing a tank, you'll have flush valve size and flush lever positioning to consider, as well as the flushing system.

It’s best to perform this measurement before you remove the old toilet.

Measure from the wall behind the toilet to the centre of one of the closet bolts (that hold the toilet down). If the toilet has four closet bolts, measure to the centre of one of the rear ones. Measure from the centre of the mounting holes to the back of the new toilet you're considering.

The flush valve, which is located at the centre of the tank, is activated by the flush lever and releases the water held in the tank. The larger the flush valve, the higher the rate of water flow. Flush levers are positioned either on the side, front or top of the tank.

Compare these two measurements.

If the base of the new toilet is shorter than the distance between the rear bolt holes and the wall, it should fit. In small bathrooms where space is tight, also measure from the sides of the flange bolts to the sidewalls or other objects to assure side-to-side clearance.
