A home appraisal is an inspection of your property by a licensed real estate agent to help determine a realistic selling price and to identify opportunities that will make the property as marketable as possible. The agent will make a comparative assessment of the property’s value based on recent sales figures in your local neighbourhood. He or she will then arrange to go through the property, establish the key selling points and determine a value guideline. It can be a good idea to make a list of improvements you have made to the property as these may not be immediately apparent to the agent. Things like insulation, irrigation systems, garden improvements, a new cylinder, heatpump’s only a year old, the list goes on. If you think hard enough it can all add to your property’s value.
