As a purchaser, if the property you are summiting an offer on is going to be a multi-offer, you should be informed that you will need to put your best offer forward right from the beginning. The vendor may choose to accept one of the offers, negotiate with one of the presented offers or reject all the offers and ask for a re-summit. If the vendor chooses not to negotiate or accept your offer, you will be informed by your salesperson/agent and then again if the other offer is accepted or rejected by the vendor. There is still a small chance that the negotiation with the first offer may fall over and the agent may then contact you to see if you are happy
to continue with your offer and the vendor might now negotiate with your offer. You need to know exactly what is happening expect clear communication from your salesperson or agent. As a vendor how can an agent promote your house to achieve a multi-offer? Make your price as sharp as possible; remember it’s the purchaser that ultimately decides how much your property is worth to them. Think about it. Have you ever paid more for something just because you wanted it and saw value in it? Marketing is everything and we talk about it all the time. The more buyers through the door the more competition. This creates urgency. But without the numbers, how are you going to have more than one offer bidding the price of your property up? Consider having open homes on your property. I have noticed that more people are coming to open homes than

Selling property without a real estate If you’re selling an old appliance, or even a second-hand car, it’s fairly safe to assume you can do it yourself without much hassle. You advertise it, find a buyer, exchange the goods for the money and it’s all sorted. There’s no need for a third party to manage the process. But things get a bit more complicated when it comes to selling property. Get this kind of transaction wrong and you could be paying the price for years to come. The Real Estate Agents Authority (REAA), the independent Crown entity that’s responsible for New Zealand’s licensed real estate agents, wants people to be as informed as possible about buying and selling property. It recommends working with a licensed real estate agent when you’re selling. “Property transactions involve professional experts at every stage – as well as real estate agents, people are likely to engage with valuers, building inspectors, engineers and lawyers,” REAA chief executive Kevin Lampen-Smith says. “Real estate agents are expected to continually upskill to stay on top of changes to legislation and current requirements, so working with a licensed agent gives you improved security. If you sell your home privately you do not have the same access to redress if things go wrong. A real estate agent is there to help you navigate the
process and get the best result.”
