What is your background? “I am from Christchurch and I have been in financial services for over 15 years, mainly specialising in lending across all sectors – residential, commercial, businesses, rural and asset finance. The fundamentals of lending are generally always the same and it is all about the security of the asset and the serviceability factor, which is about can you afford to pay back the loan. Before banking, I was an attack helicopter pilot in the British Army Air Corps … slightly different from lending I agree, but it has been a good grounding on how best to represent my clients out to the banks!”

Why should people go to a mortgage adviser? “Overseas, especially in the UK and Australia, the majority of people use mortgage brokers instead of going straight to a bank. In New Zealand, currently around 40 per cent of new bank loans are generated from mortgage advisers, and this is set to continue as the banks continue to invest heavily in their third party banking arms because they want to work more with mortgage advisers. Are banks lending like they used to? “Banks and specialist lenders, whom I deal with as I can go out to most lenders, are more conservative nowadays which is a very good thing. They go through a comprehensive application process in order to make sure that the client can firstly afford the loan and secondly that they will not be put in any undue stress throughout the life of the loan. This is a far cry from previous years and is a direct result of the Credit Crunch in 2007, which then led to the GFC in 2008, when we all heard about the sub-prime mortgage situation overseas.”

Keeping safe during open homes There’s a lot to consider when putting your home on show during the selling process. While you want your property to look attractive to potential buyers, you don’t want them to advertise your precious belongings to anyone with ill intent. As in most circumstances, a bit of common sense goes a long way. To start with, you should feel completely confident about your real estate agent. Licensed real estate agents are bound by the Code of Conduct, which means they have a clear responsibility to safeguard your property. If you have any concerns about holding open homes, or having viewings of your property, it’s important to discuss these with the agent so you can both feel comfortable. They can advise

you on any precautions to take as part of preparing the property for sale. When you’re getting ready to put the property on the market, the New Zealand Police National Crime Prevention Centre recommends checking with your insurance provider so you know what your policy covers. Make sure you have enough insurance to cover any potential property damage, or any valuables. Let trusted neighbours know the dates of any upcoming open homes or viewings, and ask them to keep an eye out for anything unusual. The Police also suggest that you store any valuables well out of sight before you hold your first open home, or make the property available for viewing. The most commonly stolen items include money,

jewellery, office equipment, clothing, electronics, and firearms. Photograph and record serial numbers of items around your home (these can also be uploaded to the SNAP website: www.snap.org.nz). It can be helpful to make a checklist to streamline the process and ensure you don’t overlook anything. It’s a good idea to hide your calendars – open home viewers don’t need to know when you plan to be away, or where you’re planning to go. Put away family photos, and lock away any passports, spare keys, financial statements and credit cards. Store any alcohol and prescription drugs out of sight and preferably out of the reach of children. On the day of the open home, it is best to wait at the property until the agent

arrives so you can officially pass the security responsibility to them. Be sure to walk the agent through the property and orient them as needed. Ask them if you can help them close up at the end of the open home. Together you can check the property, including any storage areas and outside spaces. Double check all the locks on windows and doors to make sure they are secured as they were before the viewing started. Selling a home can be a stressful process, so it makes sense to minimise any hassles wherever possible. If you’ve taken all the sensible precautions, you shouldn’t need to worry about holding an open home. – REAA

Cure your hallway The narrowness of our hallways often lead to them feeling like a claustrophobic dim space even though they can often be the first area presented in a house when people come through the front door.

Here are some top tips to avoid a dingy confined space: •

Create the focus at the end of the hallway.

Celebrate that length and the unique feature that a long, narrow space gives you. Maybe it’s not the best place for art and/or family photos, where one might normally want to stop and look at the images there. Walls of photos or art are best in a place where you can step back a bit and view them.

Accentuate your long hallway and deliberately call attention to it. Make it special and beautiful by directing the interest to the end of the hallway - not the sides.

Here are seven ways to do just that: 1.

Put a mirror down at the end to extend the hallway even more and

possibly reflect some light down there. 2. Paint that end wall a contrasting accent colour so that it provides a stopping point. 3. Add some artwork or graphic pattern at the end to make a statement. 4. Lay a long runner on the floor that draws your eye to the end.

5. Create wall finishes that run the entire length of the hallway.

Painting your roof Painting a corrugated iron roof – top tips If you are painting a new iron roof you will need to wash it with a degreaser before you start unless the roof is more then a year old and has weathered. This means that the oil from fabrication has worn away and the iron has been slightly etched through weathering. With unpainted iron you will need to prime it first with a suitable primer, this is also the case for any sheets of iron that may have been replaced on an existing roof. You will need to apply two coats of suitable paint, and the choice of colour is up to you but do remember lighter colours will reflect the heat and darker colours absorb the heat. Airless spraying is the quickest way to paint any roof and if you decide to paint your roof this way there is a technique to applying the paint. When you are spraying you should spray about a metre wide section and work your way down the sheet, spray in the direction of the flutes in the iron. If you like you can use the joins in the iron as a guide, it is an easy way to

tell exactly where you are at. Once you have worked your way down the sheet and completed that section move back to the top of the roof and repeat for next sheet of iron. You must keep a wet edge at all times and that is why you go back to the top of the roof before it starts to dry, if you decide to work back from the bottom to the top, the top part could have tacked off when you get back up there. You can buy rollers that are shaped like corrugated iron and they do work well, but you will still need to cut in all the corners and ridge caps. With some roofs you may need to run the brush down the join in the sheets as sometimes they are slightly raised and the roller will not get this area.

Pointing is where the ridge cap is not moved but the outer mortar is repaired generally with another layer of mortar applied over existing. If you have had any repairs like this done after you have cleaned the roof make sure you use your garden hose and give the roof a final clean - sometimes just a broom will do the trick. If your roof looks really bad and just about all the colour has gone then you will need to seal the roof first. Most roof sealers/primers dry clear. Make sure you apply plenty, you will need to give the roof a good coating to give it a chance to soak into the tile.

Painting a tiled roof Generally when you are painting a tiled or shingle roof it is because all the existing glaze has worn off and the roof is looking a bit shabby. Some roofs will look better than you think once the cleaning has been done. With tiled roofs there is an issue with ridge capping, they may need to be fixed before you start painting and it is generally

on a windy day as there is always some over spray and it can be carried a long way in windy conditions. Check the weather forecast. You don’t want to paint your roof if it’s going to rain and if it is going to be hot you are best to start early.

Roof paint There are a few choices when it comes to roofing paint and you will need to decide what is best for you and also how much you are willing to spend. Water based roofing paints would be the preferred paint used for cement tiled roofs and shingle roofs but there are some paints on the market that are not suitable for drinking water. So if you do collect rain water from your roof do some research and ask before you purchase your paint if the paint is suitable for the collection of rain water. Oil based roofing paints are best suited for collecting rain water. If the roof is old and usty it will help keep the rust at bay. Water based paints can be used on iron roofs but make sure any rust is treated well or it may appear again soon after painting.
