to know that from 1 March 2012 critical building work that is known as Restricted Building Work, must be done by an LBP (Licensed Building Practitioner). From 1 March 2012 changes to the Building Act 2004 mean that building work (including design work) that relates to either the structure (load-bearing walls; foundations etc) or moisture penetration (roofs; cladding etc) of homes including small to medium sized apartments will be classified as ‘Restricted Building Work’. Restricted Building work, which also includes the design of fire safety systems for small to medium apartments, is deemed to be building work critical to the integrity of a building and therefore required to be carried out by competent, appropriately licensed building practitioners. A special thank you to our advertisers who have seen the value of this specialised publication, and have chosen to support its production. On the following pages, you will see the extensive range of specialist and quality products and services these advertisers have to offer, further showcasing the talented builders and suppliers we have in Mid Canterbury. Draftsman VS Architect – what is the difference? When designing new building work you have a choice between engaging an architect or a draftsman. Architects and draftsmen can both work on construction projects and may work together. However, the two positions have different responsibilities, and they require different skills and educational backgrounds. Both Architects and draftsmen will offer a wide range of services from the purely creative aspects of designing your building to the technical aspects of preparing construction documentation and providing support and oversight to you and your contractor during construction. It is important that you thoroughly discuss the range of service each offers to be sure that you will have the right support throughout the whole building process – and no nasty surprises.

Architectural draftsman Draftsmen, also called drafters, perform some of the same tasks as architects and often work with architects. For the buildings constructed in Mid Canterbury, generally speaking a draftsman will have the skills and experience necessary to design an attractive house. With computer programmes, draftsmen are now able to come up with a variety of smart concepts to cover the field of what is generally required for a residential build. A good draftsman will draw simple but clear plans, and often have excellent technical skills knowledge through hands-on experience. Draftsmen are perfect for simple additions when you need to match into existing work or for new homes when you already know basically what you want. When designing additions, if you have your existing house plans your final fees are likely to be cheaper.

Architect Architects design and build structures for others to live in, work, eat, shop and worship. These structures can include homes, schools, office buildings, rooms and complexes that

are for indoor, outdoor, public or private use. In addition to being in charge of the overall aesthetics, architects must also make sure these structures are safe, functional and economical. Additionally, architects are often involved in every phase of construction projects, from initial planning to project completion. Only a registered architect can call themselves an architect, and will have obtained an architectural degree after university study. Although the fees of architect are generally much higher than a draftsman, the standard of plans should be more complex, unique and thorough. Architects will usually design something out of the ordinary and include their own style in the plans. Therefore you should go to an architect who has a similar theme to what you require. There are architects that specialise in heritage, contemporary and various period styles. In theory, when you engage an architect the final product should be of a higher standard and return a higher resale figure, but you will pay more for this unique service.

In conclusion The world of architectural design is incredibly varied and while all architectural designers will be able to demonstrate their experience in some areas, it is important that they are able to competently deliver your unique project. Looking at relevant examples of their work and talking with client and contractor referees will help you establish the designer’s competencies. Finally, given that the building project is likely to consume many hours of your time over a number of months, a key element is for you to have an effective professional relationship with your designer. Finding this fit is perhaps the single most important item. Be comfortable with the way your designer communicates and their alignment with your personal values. Positive relationships lead to positive outcomes.

Protect your biggest investment You wouldn't buy a home appliance without a guarantee, so why build your new home without one? Building a new home is probably the biggest investment you’ll ever make, and if anything goes wrong it could be the most costly too. It makes sense to reduce your risk by having a guarantee in place, just in case something does go wrong. Both the Certified Builders' Association of NZ (CBANZ) and the Registered Master Builders' Federation (RMBF) offer guarantees and a number of other builders and building companies offer their own guarantees. It is most important that you ask the builder or company if they offer a guarantee. Find out what it covers and if you have to pay anything or fill out any forms to activate the guarantee. Don’t just assume that you are automatically covered. Also find out what sort of contracts the guarantees cover – some may only cover work done under a full contract, and not under a labour-only contract. Guarantees generally cover: • A contribution to the costs of completing the project if it is not completed by the builder for some reason, including paying another builder to do the work. • Defects in materials. • Quality of workmanship of the builder, and the subcontractors engaged by the builder. Whether you are covered by a guarantee or not, you still have rights under the Consumer Guarantees Act 1993 which provides legal remedies for faulty goods and services provided by the builder and subcontractors. Most reputable builders will stand by their work and want to fix problems because their reputation, and therefore future work, often depends on what their clients say about them. But if you are offered a guarantee, read it very closely so you understand its limitations. Find out if it covers: • Labour-only work or full contract.

• Alterations. • Projects only over a certain value • Subsequent purchasers. Find out how long you have to make a claim under the guarantee and how long the guarantee period is. Read the fine print and find out what will invalidate it, for example if you withhold the final payment, and what special conditions apply. If in doubt, seek legal advice. *source: www.consumerbuild.org.nz

Home wiring for the future Advances in technology mean it’s more important than ever to make sure the wiring and connections in homes are capable of delivering modern telecommunications, entertainment and building services. Whether you’re building or renovating your home, having a high-speed ‘Ethernet’ wiring system is now essential to ensure you can access high-speed broadband services. Installing high-speed, Ethernet wiring when building or renovating can save you both time and money down the track because it can be done at the same time other services like electrical wiring and plumbing are going in and before wall linings restrict access. Installing wiring that doesn’t comply with the TCF Premises Wiring Code of Practice may prove a costly choice if it isn’t capable of delivering existing services and wall linings need to be removed. At a minimum, it is recommended to install what’s known as Cat5e cable. Cat5e cabling needs to be ‘star wired’. It is wise to install multiple telecommunications outlets or jackpoints for rooms such as your lounge, rumpus room, and study. RF video distribution cables need to be a minimum specification of tri-Shield RG6 Coax.

Low quality components will inevitably affect the performance of your phone or broadband services. It is recommend that you only install good quality patch cords and connectors that have been independently certified - e.g. those that are Underwriters Laboratories ‘(UL)’ certified. Your services’ performance can also be compromised where: • Too much cable insulation is removed, or there is excessive untwisting of copper cable pairs, at termination points; • The wiring is incorrectly terminated; • The communications cabling is too close to electrical cabling, lighting, or appliances that can cause interference; • The minimum ‘bend radius’ is exceeded; and • Low quality components have been used. For your peace of mind, you should ask your cabling installer to provide a qualified test report confirming that the wiring has been installed correctly and that it will operate at its rated speed for the services you are anticipating enjoying at home.

Trendy gardens Landscaping your outdoor areas should no longer be an afterthought, but an integral part of any home makeover. The trends of gardening this year incorporate more creativity and personality and prove that you can add some colour and texture to your life no matter how small your living space may be.

Water elements Water will continue to have a prominent presence in gardens of 2012 as more and more features and systems that conserve water are being introduced to the market. Using recycled water, these environmentally friendly features require little maintenance and add significant elegance, movement and sound to the scene. In 2012, small water gardens will continue to be popular for terraces and courtyards, while larger and more naturalistic water features will be found in larger open areas serving as a focal point. Consider the use of different colours and textures through different forms of aggregate and barks throughout your feature. Rustic red rocks contrasting against shiny black pebbles with water running over the top will add a myriad of colours for a stunning effect. Add larger feature rocks and some hard landscaping such as coloured concrete to these scenes and you have yourself a wonderfully whimsical garden.

Edible Landscapes Becoming self-sufficient and going organic isn’t just for hippies! Growing an edible kitchen garden means greening your space and putting food on your table. Be ambitious and don’t limit yourself to just herbs. Experiment with potted fruit trees and more substantial veg like eggplant, tomatoes and peas. Raised beds are taking on more style by being built out of galvanized steel or other rustic metals.

A solid foundation

ACL’s specially designed structural and decorative concrete mixes will ensure your project stands the test of time and look great as well. “ACL: Cementing your future in our community”

Dobson Street West 03 307 8303 hamishwright@ashcon.co.nz

Mixed planting also allows you to integrate your edibles with more traditional perennials and shrubs for a garden that looks and tastes great. Don’t forget to plant what you eat – otherwise there isn’t much point.

Lawns Are History It's time to think outside of the box when it comes to your landscape design. Many homeowners limit themselves to using only plants when they are landscaping, but adding a few hardscape elements can do wonders to enhance the appearance of your backyard. There is a definite move away from water-hungry lawns to alternative forms of hardscaping. Even though lawn is easy on the eye it is time consuming to maintain, requires large amounts of water to sustain and is of low habitat value. Instead look to decking, gravel, pavers, exposed aggregate concrete or hotmix as alternatives for your outdoor areas. Hardscape elements can add a touch of personality to a landscape design in ways that plants sometimes can't. With a wide range of colours, stones and textures now available in concrete, it is a versatile and cost-effective option to give your property the wowfactor.

Grind your morning coffee beans from the comfort of your bed Even just a few decades ago, kitchens were predictable work stations isolated from the rest of the house, but the recipe for good design has been rewritten. Breakthroughs in technology and materials make today's kitchen not only the epitome of functionality, but also a place at the heart of the home where families gather to socialize in otherwise frenetic lives. New technology is driving the kitchen of the future. There's a lot to eagerly anticipate. Some of the features that may become standard in the next few years are: • Refrigerators with a built-in screen for watching television, looking up recipes, posting messages and storing family photographs. • Bedside touch screens that allow you to grind coffee beans or turn on the hot water before getting out of bed. • Wireless keyboards for your kitchen computer that can be washed off in the kitchen sink. • Oven ranges that will thaw foods and automatically switch to roasting or baking based on the time you arrive home. • Kitchen computer networks that will start to take some of those irritating details off your mind. They will keep track of food sell-by dates, do maintenance checks on appliances, send reminder e-mails, order food automatically online when running low and check to see if prescriptions are being refilled, reminding you along the way.

Smart gadgets for your kitchen – making life easier! Although the kitchens of the future haven’t quite arrived, there are many gadgets that can make kitchen life easier now.

Browse the net for recipes in your own kitchen Adventurous cooks looking for new recipes to test in their kitchens might love the

Pandigital Kitchen Technology Centre, a gadget with a 5.6 inch LCD monitor that lets you connect wirelessly to the Internet from your kitchen and access any content – not just cooking tips - on the Web. It also comes pre-loaded with recipes from Bon Appetit magazine.

Makes your coffee while you snooze An automatic drip coffee maker with a timer is a worthwhile investment, especially if you’re not a morning person. The smell of fresh coffee brewing can lure you out of bed better than your alarm clock. But this smart Melitta coffee maker goes a few steps further. You can time it to freshly grind and brew your coffee to the fineness and strength of your liking to be ready before you’re even out of bed, but even the groggiest coffee drinkers can get the information they need to know before walking out the door to work. The coffee maker displays the weather forecast, making it a time-saver for those who would rather hit the snooze button than fuss with coffee grinds.

Digital thermometer that stays in your meat Meat thermometers ensure that your food is cooked to a safe temperature, but the older thermometer can take time to get to a final reading and aren’t meant to be left in the roast in your oven. This OXO Good Grips digital thermometer, on the other hand, allows for quick and easy readings and lets you keep the thermometer in your meat while it’s cooking. It can work as a timer and the device will sound an alarm when your meat has reached your desired temperature.

Your toilet is the throne, so make your bathroom fit for royalty Let 2012 be the year that you get the bathroom of your dreams. Bathrooms are increasingly catching up with the kitchen as a room of importance for improving. Modern bathrooms are essential elements of comfortable and stylish home designs. The bathroom is no longer just functional. The trends for 2012 include whirlpools, wet rooms and walk in showers. Whether you’re planning a full bathroom renovation or just a few stylish updates, here are some ideas on what the best-dressed baths will be wearing next year. (And beyond: because come on, we’re talking about baths, not one-season clothing trends!)

creative options now define the space. You can even save space by upgrading your toilet as older models are larger and take up more room. Also, don’t forget custom corner storage cabinets are a great option as they provide unique design solutions within a limited space. As we move around a lot more and many more of us are travelling on business trips for work or vacations and staying in hotels with luxury bathrooms, when we get home we want to recreate that spa like luxury experience.

The master bathroom continues to evolve into a retreat for homeowners to indulge and relax. With a spacious layout, you can install a wide range of features from large sunken bathtubs to wide vanities that bring luxury and elegance to your room. This trend is really a throwback to a vintage period as many enjoy the open space and separate areas for the shower and bathtub. Don’t forget you can mix in modern elements, such as shower lights and his-and-her sinks.

We want the clean lines, minimalism, chunky floating yet stylish fixtures, frosted glass and doorless showers that we had when we were away.

Small bathrooms and half-baths are no longer a design challenge in 2012, as homeowners are choosing to install more space saving options. Whether you love hidden drawers within the vanity or a wide shallow sink,

Wood, glass, metal and stone are used for contemporary bathtub design. Glass bathtubs, black tubs and made of wood and natural stone, especially marble tubs are modern bathroom design ideas for 2012.

Glass tiles and attractive mosaic patterns add artistic touches to modern bathrooms design. Wall tiles that look like made of silver, mother pearl or gold create luxurious atmosphere, supporting chic bathroom design trends.

From the Ground Up

AB Construction has recently changed hands The building company was formed in 2004 by Cedric and Mandy Abercrombie and quickly built a reputation for the quality of its building and renovations. The company’s slogan of “Highest Quality from Start to Finish” was a result of this reputation, and many homes in Ashburton and surrounding districts are testimony to this. The new owners Tobie Hartley and his partner Brooke Livingston are keen to maintain the standards set by Cedric; and the fact that Tobie did his apprenticeship with AB Construction means he knows what is required to keep the service and quality at a high level. The team behind Tobie and Brooke are the same with Danny Naish and Steve McEnroe staying on board; and with the addition of Kelvin Plamondon who will be the new company’s first apprentice the business will carry on as usual. Both Tobie and Danny became certified builders under Cedric and they are pleased that he will remain involved for a reasonable period of time. Tobie’s focus is to service the Ashburton and surrounding areas rather than follow the trend to Christchurch as he believes in looking after the locals first. This attitude has meant that AB Construction is in demand for both renovations and local Earthquake repairs. “Due to the national shortage of houses and the damage caused by the earthquakes there will be an unprecedented demand for trade’s people everywhere” says Tobie, “which is why we feel it is important to be committed to our own area and to look after previous and current clients.” Many people were not aware of the amount of commercial work that AB Construction does and Tobie is getting the word out to potential clients. In particular AB Construction are the only qualified fitters of suspended ceilings in the area and demand for this is increasing as the town grows and in the repair from earthquake damage. In some cases this is being used to

cover damage where the damage is cosmetic. The couple have been very pleased with the level of support and help they have been getting from other trade’s people that have worked with AB Construction in the past. “It is great that many of these people that I have worked with in the past have been happy to give their time and advice as I learn more of the management side of the business” said Tobie. “ While AB Construction has got much of the recognition for quality work many do not realise that it is also our selection of plumbers, painters and other necessary trades people that have given us the quality finish that we are proud of.” “This support also means I know that when I start a new job as a company we can deliver a high standard from start to finish”

From the Ground Up

No more boring walls As we emerge from the depths of the recession, life has taken on new meaning. We yearn for a simpler, more relaxed way of living and we find comfort in the familiar. This year brings forward old ideas remodelled according to new trends, effortless elegance, vivid colours, striking and out of the ordinary combinations and contrasts. It’s all about embracing colours that we wouldn’t normally associate, combine intense shades with balancing tones and think out of the box, giving our home a brand new personality. Objects that remind us of happier times take centre stage, and splashes of bold, uplifting colours are fully embraced.

Paint trends Cheerful, optimistic yellows and oranges speak to our playful side, while tranquil blues and greens muster a sense of wellbeing and warmth. Blues are dominant in fashion and are now evolving into the home.

a kitchen incredibly funky. Bold patterns, interesting textures, metallics and paintable papers are hot for 2012, but feature walls remain the key trend. Botanicals are still very popular, with flowers and plants of all sorts making the grade. Traditional themes are always in vogue, but they are revamped traditional, characterised by classic and comforting designs that are often updated with non-traditional colours. These trends give home owners numerous ways to add colour, interest and a new look to interiors without spending a lot of money. There are so many options for expressing personalities from animal lovers to naturalists and traditional simplicities to showy, sparkling elegance.

Dare to celebrate neon shades, using fluorescent green, yellow or pink, delivering thus new accent elements to your freshly decorated interior. Since these powerful colours tend to draw attention, combine them with neutral shades such as white and grey that will soften the visual impact. The striking atmosphere thus achieved will definitely be one of a kind. Add to that a vibrant mix of purples, mustards, ochres and earthy tones – all colours that celebrate our past – and the new season’s colours combine to refresh, inspire, motivate and lift our spirits. A heightened focus on colour can create an impression of opulence and luxury. Hues have a feminine edge with a sense of cosiness. Splashes of strong colour feature not just on accent walls – our appliances and homewares are getting an overhaul too. Toasters, mixers, fridges, rangehoods, ovens and other homewares are becoming brighter and cheerier, with oranges, yellows, reds and blues coming through.

Wallpaper trends From classic to contemporary and sophisticated to playful, wallpaper is back in a big way. Textures are important with organic lines and fabric effects used as pattern fill or in backgrounds. Flocked wallpaper is making a strong comeback and will continue to do so throughout 2012 and beyond. Advances in modern technology mean our choices of colour and design elements are enormous. Wallpapers can add an interesting and fun texture to a room. Patterns are sophisticated, yet they form part of wallpaper system that coordinates colours, textures, even fabrics. In these modern times, wallpaper is all about making a statement – a statement that’s no longer reserved for our smallest rooms. “Glitz and Glam" is a trend which features a range of design themes embellished with glitter, glass beads, jewels, and iridescent or metallic inks. The glitter and sparkle adds glamour to a room and is making a big impression this year. Wallpaper is not just for bedrooms anymore, it’s becoming more prominent in living areas again, and even to make

From the Ground Up

It’s a big step When buying a section, there’s a lot to consider, from location and access to legal and consent issues.

• The location will affect the price you pay but if a section seems too cheap there’s probably a good reason. Ask a valuer or real estate agent for a comparison with other sales in the area and, if it still seems cheap, do some further investigation.

Inspection checklist What to look for in your initial inspection of a section: • How close are amenities, such as schools, shops, hospitals and public transport? •

Site aspect. Is it sunny? Is it windy? Does it have a view? What about privacy? You might need to visit at different times of the day, and in different weather conditions. Does there seem to be good drainage? Are there swampy areas? Is the section prone to flooding? Consider also the different times of year – how much sun will it get in winter when the sun is low? Decide what is important to you.

• Is access difficult? Consider it as a building site. This could have a big impact on building costs (as well as convenience when you move in). Find out what services (water, sewage, power, phone, gas) are connected to the site. Your local council can tell you what services are available from the road, but you’ll have to check the subdivision plan for services on to the section. You may have to pay to bring services on site. Find out if you will be on public sewerage or a septic tank. Check with the neighbours whether there is good television and mobile phone reception.

•

What do the neighbours seem like? Are their properties well-kept? Are there overhanging trees that could cause a nuisance? Could there be a noise problem from them or their pets?

Drive around the neighbourhood at different times of the night and day, and in the weekend. Watch for traffic and noise from community activities like sports. Get a feel for the area. If you are looking in a rural area consider smells, and noise from animals or harvesting that goes on around the clock.

•

Is there any vacant land nearby? Find out whether the council has any plans for it. Research the zoning classification and what can and can’t be built under the district plan.

• Are there any public utility easements or special covenants on the land?

Effect of location on building costs

• Is there room for garaging or off-road parking? •

•

The location of your section can have a bearing on building costs. For example, your new section may have an amazing view, perched on a cliff overlooking the sea. But it will also be exposed to the wind, the risk of erosion or flooding, and the risk of corrosion to materials.

Wind Houses exposed to high winds have to be designed appropriately, for example the building may need extra bracing and may attract a higher score on the weathertightness risk matrix. See leaky buildings for more information.

Insurance may also be a problem if the section has an erosion risk. The Earthquake Commission (EQC) insures against earthquake, natural landslip, volcanic eruption, hydrothermal activity, tsunami, and, in the case of residential land, a storm or flood; or fire caused by any of these. You are automatically covered by EQC insurance when you take out private insurance cover for your home or belongings and the EQC premium is built into the premium you pay your own insurance company. However, subsidence is not covered by the EQC. So if you are buying a section with a risk of erosion or subsidence you may need to get extra private insurance cover for risks not covered by the EQC.

Corrosion If the house is near the sea it will need to have corrosionresistant features in the roofing, joinery and structural connectors. It may also need more frequent washing and painting after you’ve moved in. Some of these problems can be offset by using adapted designs that suit the environment without being significantly more expensive. A good designer should be able to advise you on this. Their advice could influence your decision to buy the section or not. Source: www.consumerbuild.org.nz

There is provision in the Building Act 2004 for the council to refuse to grant a building consent if the land is at risk of a natural hazard, such as erosion, flooding, subsidence, or slippage, or if the building work itself is likely to accelerate the problem.
