Rentals rise $30 a week last year

The cost of renting a home in the Ashburton District shot up by almost $30 a week last year. Trade Me figures show that the median rent for properties listed on its website was $322.50 a week in January; by December this had risen to $350. In December 2015, the median was $337. And the rental pain could get worse, says Trade Me property head Nigel Jeffries. He anticipates the upward movement will continue into 2017, with many tenancies traditionally coming up for review at the start of the year.. Ashburton renters, however, see less of their pay disappearing in rent than in many parts of the country, with the national median rental now $450 a week. Economics monitor Infometrics puts the median individual income for people living in the Ashburton District at $49,700. With the median annual rental $17,524, renters are paying about 32 per cent of their gross income in rent. The Trade Me experience, however, is not reflected in the marketplace says one landlord. He owns several properties and says his rentals have moved only marginally over the past year; some have dropped. Most of his properties are let to longterm tenants and he believes that is a good trade-off for charging rents that are a little lower. “It’s a balancing act, but yes, we do look after our tenants, it’s something we can

Nigel Jeffries do to help them out.” Website Real Estate New Zealand currently has 56 rental properties listed across the Ashburton District. Statistics released yesterday by the REINZ show that while rentals might be rising, house prices are static. The median sales price in December was $330,000, up $4000 on November and up just $2.500 on December 2015. The 49 houses that sold took an average of 31 days to find a buyer. PHOTO ZIRCA CIRCUS
